Just finished up with renting a property for 18 months through Elliott James.
The service prior to agreeing the property was great - we dealt with Annabel who is very approachable and friendly.
It did go downhill pretty quickly after we moved in however, and we had various issues, including slow responses from the team, several issues with furnished appliances (we paid extra for) and fobs not working, and holes in walls that took a while to be filled and repainted.
We received an outrageously high rental hike after the end of our 12 month contract. We really felt we were taken advantage of here and were being extorted due to a position where we couldn’t move elsewhere.
We also received anecdotal feedback from neighbours that we were being charged much more than they would have expected based on their own agreements.
The worst part of the experience however was how we were treated when we handed in our notice. It felt the staff no longer felt any need for any customer service at this point and were unhelpful with any query raised.
Then there were some pretty ridiculous deductions demanded from the deposit once we had left. This was without evidence, and quite clearly an attempt to make as much money as possible for the Agency and the Landlord at the tenants expense.
The property was left spotless after a deep, thorough clean for which we have photo and video evidence, and yet we were charged almost £300 for further cleaning on top. We strongly believe that no matter how immaculate we had left the property, this charge would have been applied as a way of scamming money from us.
In addition they claimed almost £300 for damage and almost £300 for redecoration. Again, wholly excessive for trivial issues and basically a way of taking funds from tenants hoping they wouldn’t argue about them. The ‘damage’ was normal wear and tear, and so we have disputed this with a deposit scheme.
Overall, I would absolutely not recommend EJPR, and would certainly not use them again.
On several occasions we have felt bullied as a result of EPJR taking financial advantage of situations, and would hate to see others in the same situation, hence taking the time to review.
Update: We have had the final adjudication on our deposit dispute, and unsurprisingly the adjudicator has cancelled 80% of Elliott James deduction request. Further evidence that EJPR tried to take advantage of us in this situation and were proven to be wholly excessive in their deductions.
