20th Nov 2025 (17 weeks ago)We are still mid missives, moving towards exchange of contract day, but so far, it's all been good. I was selling on behalf of my brother with dementia, but they were very understanding and helpful. Advertising etc was good - it was not an easy property to sell, but they did it. All communications have been clear and good. I only did 4 stars for value for money as we are yet to see what the final costs will be. Nonetheless, as I live far away, it was important to have someone deal with everything, swiftly, simply and with clarity.

6th Jan 2026 (10 weeks ago)I have been extremely happy with the excellent service from Tom Brooks at Stephensons Estate Agents . From our first meeting I found Tom to be very professional and incredibly knowledgeable . We instructed Tom to help sell our late parents bungalow . This property had its challenges , however Tom did much research and found solutions along the way . He kept us fully informed at all times and made what could have been a stressful experience feel smooth and well managed . Tom was always available to speak to at any time of the day which I found very reassuring. I would highly recommend using Tom at Stephensons to sell your property.
11th Mar 2026 (7 days ago)Everything was explained plainly about costs and procedures etc. i had no concerns about the whole process and I could leave it in their hands without having to concern myself about anything. All staff I engaged with were friendly and professional, answering questions about the whole process. My experience has been completely positive and I would have no reservations about recommending them to others.

My son, owns his own business , his wife & 5 really well mannered level headed kids applied for a property after viewing to be told the “owner” decided they were not suitable? No credit searches, no full application only how many occupants. Is this discrimination against have a large family and assuming they’re reliant on benefits? He has private rented for some 15 years and never missed a payment. Maybe Clyde should work a bit harder to satisfy owners & renters.

3rd Sep 2022 (3 years ago)Very unprofessional service from Corum especially in terms of the marketing materials. The floor plan they made was nonsense, the marketing text had clearly been thrown together and was riddled with mistakes (you would think an estate agent would know what is and isn’t a bay window?). I spent far too much time chasing them up to correct mistakes a school kid should have spotted. It’s clear they just want to collect their (fixed) fee for as little work as possible.
9th Jun 2019 (6 years ago)Do not trust this company. We dealt with the previous iteration of the owners company and are now being left to clean up their mess. We should have gotten rid of them sooner.... leaving this review in the hope that other landlords won’t have to deal with the loss of over £2000 in rental payments plus the stress of figuring out what to do with our tenant now... even with the loss of rent I still may have left a good review if Amanda and Craig has worked with us to help figure things out (or even provide the tenants details) but the only response to any communication that we have is to essentially gloat that their old company doesn’t exist and there is no recourse for us. Pretty poor behaviour for a human being never mind a business owner.
3rd Feb 2026 (6 weeks ago)Munro Neil and Osborn couldn't have been a better letting agency over the last 7 years. Went above and beyond when I needed a house in 2019. During the time I was in the house they kept a discreet distance,whist always ensuring repairs were done timeously. Especially gratefull for them organising a new boiler at very short notice the day before I came out of hospital. Thoroughly recommend this local friendly agency.

Our estate agent took the time to get to know us on a personal level, and made the effort to understand our needs. He explained the marketing strategy, answered all enquiries with detail and oversaw all the viewings. He really owned the process and kept us updated every step of the way! Looking back now, the journey has been nothing but an enjoyable success. Thank you

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
28th Feb 2026 (18 days ago)I reviewed local agents and decided to go with Kirkland Uddingston office, my decision was proved to be correct, from the beginning the team were great at organising photos and marketing my house. They kept me well informed of viewers and their situation, if the were first time buyer, cash or house to sell. My house was on the market for 1 week and sold, delighted with the service and outcome, I would highly recommend the team.

15th Nov 2025 (18 weeks ago)Extremely unprofessional experience with agent Alan Shields. We had a viewing booked for the 8th, but the agent, Alan Shields, moved it to the 13th because he was on holiday. We accepted this without any issue. On the 13th he informed us that he was travelling to Aberdeen and would contact us later that day to arrange a new viewing time. He never contacted us — we waited the entire day. Later we found out that the flat was already marked as under offer. At no point did he inform us that the property status had changed, even though he knew we were waiting for the rescheduled viewing. On the 14th, around lunchtime, I sent him a message asking for an update. He replied that he would call me “soon”, but he never called at all. We later learned that an offer was made on the 14th. This means we never even had the chance to view the property because the agent failed to keep his commitments and completely failed to communicate. He doesn’t even know how much we would have offered — because he never gave us the opportunity to view the flat or express our interest properly. I can’t believe how some adults behave like children—ignoring responsibilities, making excuses, and causing unnecessary problems. It’s frustrating to see such immaturity and lack of professionalism from someone who should know better. We rearranged our schedules twice and were genuinely interested in the property, but we were never given the opportunity to make an offer. This behaviour is unacceptable and reflects extremely poorly on the agency. I would not recommend them based on this experience.
19th Jan 2026 (8 weeks ago)It was a pleasure working with Gavin and Lisa when selling our house. From start to finish Gavin was friendly, approachable and very professional. There were a few issues along the way and it was a particularly long process with buying and selling (through absolutely no fault of Gavin or Arrowhead ), and Gavin kept us up to date and advised throughout and was particularly helpful getting things over the line as our deadline approached. Would highly recommend using Gavin and his team and would use them ourselves if we’re ever brave enough to move again. Thanks to all.
