Really impressed with their professionalism in handling things right from renting, maintenance, periodic checks etc. Sam and Team does a great job in managing all these aspects. Renters can feel relaxed if they get such expert property managers. I recommend Howard Baker Estates due to the quality of their properties.

On both occasions the service Tom provided was excellent - great communication and an attention to detail. We also appreciated his knowledge of the market and realistic rental evaluation. We would certainly use the agency again and highly recommend them.

25th Dec 2021 (4 years ago)Flat wasn't clean on move - in date. Hairs in the sink, used cotton buds on the floor, and someone's filthy bed sheets still on a bed. Total disregard for tenants as we were told this is rentable condition. Bedroom 2: broken bed slats with another filthy mattress on top is in rentable condition according to the management at everstar properties. We were told the flat would be fully painted and someone just came around with a paint brush to touch up some marks. A totally unacceptable rental experience. We now have to wait a week for beds promised to be delivered on the move - in date of 03/12. No offer of compensation given for the inconvenience and broken promises. Not even an apology. We were treated as if we were stupid. No one should have to live in filth
29th Sep 2025 (24 weeks ago)Recently brought a property through Charringtons and I genuinely found them to be very polite, professional, honest and informative throughout the process. I speak as someone with above average knowledge of the industry and they provided exactly what I requested or were transparent when it wasn't possible along with reasoning and proposed work around. I would also say that they got the balance right between advocating for myself as the buyer, the seller and getting the sale over the line with expediency. There were multiple issues with this exchange that needed ironing out and they were able to effectively liaise between the buyer and seller to attain progress and at no extra cost to the seller via paying for another seller's pack. They were also able to assist with myself getting the keys to the garage before exchange completion which was a bit of a life saver as we were getting turfed out of our current property the week before. They were also able provide updates more promptly than our solicitors, particularly at the end as we were waiting for tenants occupying the property to vacate, which I believe they were managing also and assisted in finding them another property. I would also add that we settled on a price below the (high) asking price but still reasonable for the seller IMO (I feel I could have low balled in the current market if I was able to be sufficiently patient, so what we settled in I'd say is slightly above the market price). So a special thank you to Michael & Co at Charringtons and I would highly recommend to anyone buying/selling/letting/renting. Plus it helps that they are all good/friendly people too.

This bank was much better when it was called IBB!!! Service was much better then! The customer service team on the phone are useless , no knowledge of customer service at all and seem to not care and rude. Their always leaving me on hold for ages and when I get through them they’re unable to help! Always logs me out of the app!! Even though my security details are correct it keeps saying it’s incorrect !! Then it ends up blocking me from verifying with my security details! Tells me to go in the branch!! Only one branch in central London which is far away from me!! I’ve reset my security details three times as they’ve repeatedly done the same thing so I’ve written the security details down to avoid this but unfortunately it happened again!! Open more branches in other cities !! Improve customer service and employ more people who are bothered to work at Al Ryan!!

17th Nov 2025 (17 weeks ago)We lived in a property rented and managed by properties actually for three years. It was by far the best agency I have had a London. Anytime we had a problem with the flat someone came almost immediately for a first assessment and sent a contractor on the same day. Dorian and his team were always very responsive for any question or issue we had.

3rd Sep 2025 (6 mo. ago)I live next to a property this agency lets, and they have let it get to rack and ruin, and despite the broken fence which was a break-in, and they promised they would repair it - they never did. They simply haven't kept up with the external of the property they manage, and while that may also be the fault of the property owner ... the agency despite their assurances on the repair and upkeep, simply didn't...

If we have ever had any issues they have been dealt with immediately, the process of acquiring the property was straight forward and the house checks have always been organised in advance. After five long years of struggling to sell my flat, I had almost given up hope. It was a very complicated sale with many challenges, yet Kyle stepped in and did what no one else could. Within just a couple of weeks of taking professional photos and launching the property, he secured a strong offer and moved the process forward with impressive efficiency. Kyle is outstanding at what he does — not only professional and highly skilled, but also genuine, reliable, and honest. His communication was exceptional from day one. 15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
