26th Oct 2026 (1 day ago)Very Disappointing Experience – Poor Service and Lack of Reliability<br><br>I am extremely disappointed with the service provided by Sarah Mains. We started the rental process for a property, submitted all the required documents, and successfully passed the referencing and credit checks conducted through Rightmove.<br><br>However, just two days before our planned moving date, an agent named Laura informed us that the landlord had decided not to proceed with the tenancy. By that point, we had already made significant arrangements for the move, paid advance costs, and even secured school admissions for our children near the property.<br><br>This sudden decision caused our family considerable stress, inconvenience, and financial loss. We had organised everything in good faith, trusting that the process was progressing as expected.<br><br>To make matters worse, we were informed that the holding deposit could not be refunded, leaving us in an extremely difficult situation despite having done everything required of us.<br><br>A family relocation is not a small matter, especially when children and school admissions are involved. I believe a letting agency should communicate responsibly, handle the process professionally, and treat prospective tenants fairly.<br><br>I would not recommend Sarah Mains to anyone based on my experience. The lack of reliability and the way this situation was handled have completely undermined my trust in the agency.<br><br>I sincerely hope they improve their service and treat future tenants with greater consideration and transparency.

From start to finish, she has been absolutely exceptional throughout our house buying journey.<br><br>The process was far from straightforward, with a particularly challenging seller, but Danielle went above and beyond every step of the way. She was relentless in chasing for updates, resolving issues, and keeping everything moving when it felt like progress had stalled.<br><br>What really stood out was her kindness, care, and genuine support throughout the process. She was always reassuring when things became stressful, quick to respond to any questions we had, and made sure we were kept informed at every stage. Despite the many challenges, Danielle did everything she could to make the experience as smooth as possible.<br><br>We are incredibly grateful for all of her hard work, dedication, and patience. 20th Oct 2026 (7 days ago)Terrible experience trying to buy a property through Hive Estates. We were set on buying a Sandyford flat and ready to offer significantly above asking price, but there was a serious rising damp problem in the hallway, which they initially tried to hide when we viewed the property. It had been superficially patched so we asked for details on the diagnosis of the problem and any work that had been done. The estate agent who showed us round had zero information on the property, for the issue or more broadly. The wider team refused to share any further information, saying the owner of the flat had "no idea" what the issue was diagnosed as and what the work, and that there was no documentation because a "property manager had fixed the issue" not the owner.<br><br>They also lied initially. They said that the issue had only been fixed three weeks ago, hence the smell of damp throughout the property, but when we spoke to someone on the phone they said it was fixed 10 months prior.<br><br>We actually made clear that the damp wasn't a dealbreaker, and that we just needed to go round with a surveyor or even just a damp metre - they blocked us and wouldn't allow it.<br><br>Everyone we dealt with seemed fresh out of school and were winging it. I struggled to get in contact even when putting an offer in and had to ring multiple times a day.

The accommodation was not properly cleaned or maintained, and the lack of proper locks on doors raised serious concerns about safety and security. Communication was frustrating, and I was disappointed with the overall standard of living conditions. I also found the tenancy notice requirements and additional charges stressful and unclear. Tenants deserve a clean, safe and secure home, along with transparent communication and professional service. I would advise anyone considering renting with this company to inspect the property carefully and get all terms in writing before signing.

Nothing is too much trouble, with all team members going above and beyond to help you achieve your desired result. I can not rate this company highly enough - Becky is extremely efficient with paperwork and Matt a joy to work with, with his tireless ability to crash through any obstacle that may present itself. This company is outstanding and is a cut above all the rest at every turn. A company to watch, no question. We are so very grateful.

It wasn't a straightforward sale but they were always there quickly with very professional advice and good online systems. Charlotte in particular was very on top of local data and experience for her valuation (and everything else).

They kept me informed on all aspects of the proceedings, were reasonably priced when considering all that they did for me, it was pretty quick and the solicitors they use were brilliant too!
