The entire end-to-end process was smooth, efficient, and well explained step by step. The property was professionally cleaned and met a high standard. Everything was handled properly, and we are very satisfied with the experience.
27th May 2026 (6 weeks ago)I wish i had gone with Andrea years ago. I had tried several local agents in the area over the years. Some overvalued my property to win the business or had the viewings conducted by junior staff without much experience. Andrea managed to get a genuine buyer and a successful sale despite the current problems in Central London. Courteous, conducted viewings himself and I wish I had met him and taken his advice years ago.
26th Jun 2026 (9 days ago)Absolutely outstanding service over the last 15 years! I have bought, sold, and let properties through Abode, and they have been nothing short of amazing. Lee and Richard have been brilliant in every way, providing incredible support whether I was buying or selling. Over the years, they have become more like friends than people I just do business with. There are plenty of cowboy estate agencies in Woodford. In fact, if you go just across the road from Abode and up the green, you’ll find a certain 'Bent Nose' outfit that are unprofessional and treated my property purchase a couple of years earlier like a joke. If you want honest, straight forward and professional estate agents you can truly trust, look no further than Abode

They kept me updated every step of the way, were always happy to answer my questions, and took the time to explain things clearly whenever I was unsure. Their communication and support made what could have been a stressful experience feel much more manageable.<br><br>Thanks to their dedication and hard work, I am now collecting the keys to my first home, which is a very special milestone for me. 23rd May 2026 (6 weeks ago)Extremely disappointed with the service from this agency. I arranged a same-day viewing with Yovin. I arrived on time and parked directly behind his vehicle. The viewing took no more than 5 minutes, but when I stepped outside, a parking attendant was issuing me a ticket. Shockingly, the attendant was speaking with Yovin and did not fine him, despite Yovin not displaying a permit either. Instead of looking out for a client or speaking up, Yovin just stepped in his car without bothering, showing a complete lack of basic professionalism or care. The double standard and indifferent attitude from the agent were incredibly unprofessional. Looked almost like collusion. I will certainly not be dealing with this agency again. Edit in response to the below: Your response response shows the callous attitude of the Estate Agency not just the specific agent. I understand the parking ticket is outside the remit of the EA, what I'm surprised about was the estate agents response. The EA was there when I got the ticket he was just parked ahead of my car, he spoke to the parking attendant as though he knows him and didn't get a ticket not moved his car, so tour response below, holds no value.

From the outset, Mo was professional, knowledgeable, and genuinely engaged with the matters I brought to him. What set him apart was not just his competence but his thoughtfulness: he had a real grasp of the underlying dynamics of difficult situations and gave advice that went well beyond the routine. When I needed to make a difficult operational decision, Mo handled the transition with grace and continued to offer his support even when it no longer benefited him directly. That kind of integrity is rare. If you are looking for an agent who will treat your property and your interests with care, Mo is the person to choose.

Pamela is our main contact, very professional, communicative, knowledgeable and on top of the whole process - would highly recommend her as an agent. She showed us the property and explained everything in depth and clearly. She’s also very responsive on WhatsApp to all of our questions, which has been very very helpful. Overall, would recommend Fraser & Co Shoreditch, and ask for Pamela if you can!

22nd Jun 2026 (13 days ago)I rarely leave negative reviews, but my experience with this agency during my attempted purchase of Wightman Road has been extremely disappointing.<br><br>I submitted a revised offer of £450,000 subject to several specific matters being regularised, including lease and title issues. Although I was later informed that the seller had agreed to the price, I never received written confirmation that all of the conditions attached to my offer had been accepted, nor was an updated Memorandum of Sale issued.<br><br>Over several weeks, I repeatedly requested updates and clarification by email and WhatsApp, but many of my enquiries went unanswered. The prolonged lack of communication and absence of formal documentation ultimately caused me to lose confidence in the transaction.<br><br>I formally withdrew from the purchase on 2 June 2026 and requested the return of my holding deposit. At the time of writing, I have still received no substantive response to my formal complaint and no confirmation of when my deposit will be returned.<br><br>Property transactions can be complicated, and deals do fall through. However, clear communication, timely responses and transparency should be the minimum standard that buyers can expect. Unfortunately, that was not my experience.

19th Jun 2026 (16 days ago)Very disappointing experience.<br><br>I paid a holding deposit, completed the referencing and background checks, and was sent a draft tenancy agreement to sign. I was also contacted and informed that everything was fine and that the final contract would be sent shortly.<br><br>Based on these assurances, I gave notice to my current landlord to vacate my existing property.<br><br>After waiting for around two weeks, I unexpectedly received an email indicating that the property was still available. It appeared that the property continued to be marketed despite my holding deposit having been paid, the referencing process having been completed, and a draft contract having already been signed.<br><br>What was most concerning was the lack of communication. At no point was I proactively informed that there was an issue or that the tenancy might not proceed. Had I not received that email and followed up myself, I could have been left without confirmed accommodation after already serving notice on my current home.<br><br>This situation caused significant stress and uncertainty and could have had serious consequences. I would strongly advise future tenants not to give notice on their current property until they have a fully executed tenancy agreement and written confirmation that everything is finalised.

5th Jun 2026 (30 days ago)We've just bought a house through Alexander Rose Estates and honestly couldn't have asked for more. Smooth from first viewing right through to completion. Tobias and Irina were both brilliant - thorough, quick to respond and on top of every detail. They kept us in the loop at every stage, chased things before we even had to ask, and made what's normally a stressful process feel easy. Their local knowledge of E20 is brilliant too - they know the area inside out and that made a real difference in helping us find the right place. They even put us in touch with solicitors who were just as good to deal with - and the whole thing went so smoothly, which isn't something you can usually say when buying a property. Genuinely professional, honest and a pleasure throughout - felt like we were in safe hands the whole way. Can't recommend Tobias, Irina and the team highly enough. Five stars from us and a big thank you for getting us into our new home.

Andy was professional, responsive, and incredibly helpful throughout. His knowledge of the local market was clear, and he provided honest, practical advice that made a real difference. Due to his hard work and determination, we managed to sell our house in a very unstable market, which we are extremely grateful for. Even though the buyers were difficult at times, Andy put real effort into dealing with them and guided both them and us through the process, which helped keep everything moving smoothly. I wouldn’t hesitate to recommend Andy and the agency to anyone looking to buy or sell a property. A genuinely reliable and efficient service.
