12th Mar 2026 (6 days ago)I had a fantastic experience with Edison Ford Estate Agents in Yate, throughout my recent property purchase and would highly recommend them to anyone going through the process. From the beginning, the team were professional, approachable and extremely helpful. Buying a property is a stressful process, but they were always available to answer questions, provide updates and keep everything moving in the right direction. A special thank you to Tanya, who was outstanding throughout. She was very professional, straight to the point and clearly focused on getting things done properly with no messing about. She was proactive, knowledgeable and always willing to help resolve any issues and keep the purchase progressing. Her communication was excellent and she made sure I always knew what was happening at each stage. Honey was also helpful, both during my property viewings and anytime I called the office. She was friendly and professional. Thanks to their professionalism, support and dedication, the purchase was a far more positive and manageable experience than I had expected. 14th Mar 2026 (4 days ago)We had our property on the market for 10 months with another agent without any offers, we switched it to Milburys and within 6 weeks it was sold. We had the simplest chain, vacant possession and a cash buyer. However, the buyer's solicitor was awful, never available, slow at responding, asking unnecessary questions - it just felt they were trying to delay the purchase for some reason. Milburys were fantastic (Maia in particular), constantly badgering them and really pushing the sale along, I am confident it would have dragged on for several more months without their intervention. I would definitely recommend Milburys and would certainly use them again.

They were were accessible, proactive in communication and supportive throughout and were happy to field our questions and deal with our frustrations. We really appreciate how this impacted on our move and how it made us feel. We will definitely be recommending David James to friends in the area when they come to move.

8th Feb 2026 (5 weeks ago)We had a really great experience with our estate agents. Emily was incredibly helpful and always kept us in the loop throughout the process. Anytime we had questions, she was quick to help and explain things clearly, which made everything feel much easier. Joe was also great to deal with. We were lucky not to be in a chain, so everything moved quickly and it took less than three months from our initial enquiry to completion. Overall, a really smooth experience and we’d definitely recommend them.

From the start they kept us informed and were always kind and respectful. He was super efficient and we very much enjoyed working with him and his team. Particular thanks for dealing so effectively with the solicitors for both sides and eliminating what can otherwise be somewhat stressful.

She was really helpful in helping me understand the process and booking me in with nick. Nick was very knowledgeable and patient with understanding finances and exploring my options. Recently booked in again with Hollie and nick to get a mortgage in principal. Thankyou both so much!
10th Jan 2026 (10 weeks ago)Not happy with the service that I have received... I have been searching for new-build shared ownership scheme houses for a little while and came across the Mill Lane houses as published by Allen & Harris. These houses are on a first-come, first-served basis, and seeing as this upload was within one hour of the last time I had checked, I believed I was in a great position to secure one of these houses. After submitting my interest, I received a phone call at 14:24 on Monday the 5th to obtain general information about the property, confirm my interest, and book an appointment with a mortgage advisor. I was informed that I would be sent a link to complete my affordability assessment and that, if successful, I would be added to the list to secure one of these houses. I emailed later the same day at 16:16 asking about the link, as I had not received anything, and requested that it be sent. After receiving no response, I then received a call on Friday the 9th from the mortgage advisor, Jamie, confirming my mortgage advisory appointment for Saturday the 10th at 13:00. With respect to Jamie, I am very thankful for his open and honest conversation, during which we discussed the fact that I had not received the link and that this had likely significantly hindered my chances of securing a property on Mill Lane. Jamie offered his apologies and said his colleague would get in contact with me regarding the link, with the hope of resolving the issue and potentially restoring my rightful place on the list. When Saturday the 10th arrived, I received an email at 9:13 AM containing the link, dated the 5th of January. I have checked all email folders, including junk, spam, and others, and this email was never received. Based on this, I requested a copy or attachment of the original email allegedly sent on the 5th so that I could confirm it had actually been sent rather than merely drafted. This was never provided, which leads me to believe that the email was drafted on the 5th but never sent. Additionally, if the email had been sent previously, there would normally be an email chain, meaning the email I received on the 10th would have been a follow-up. This was not the case. This brings me to my current position. We have had some back and forth communication, and I have expressed my disappointment with how this situation has been handled. As a result of this error, I am now too far down the list to justify submitting an application, with no meaningful apology or plan to rectify the situation. This has resulted in continued 2+ hour daily travel for work, all due to a link not being sent—despite me emailing to request it. As stated, I am extremely unhappy with how this has been handled. While I appreciate that this may seem like a small mistake, it has cost me this opportunity and my trust in the business. Screenshots will be attached shortly as evidence, and I truly hope nobody else has to go through this experience.

They helped to make the process of selling my property stress free and enjoyable, explaining each step as it came. Communication was exceptional, regular phone calls and emails updating me regularly. Arranged viewings that were convenient to my family and I and sold the property within a couple of weeks of it being on the market. They truly are a credit to their company and their friendly, relaxed approach was excellent. Fantastic job guys, thank you again.

Our estate agent took the time to get to know us on a personal level, and made the effort to understand our needs. He explained the marketing strategy, answered all enquiries with detail and oversaw all the viewings. He really owned the process and kept us updated every step of the way! Looking back now, the journey has been nothing but an enjoyable success. 16th Feb 2026 (30 days ago)Buyer experience. My advice would be to not work with this agency if you’d like to buy a property. The whole process is not transparent enough and they are working exclusively to satisfy their seller. They went behind our back to ask our estate agent / buyer to confirm the date of moving whilst still not confirming an accepted offer and awaiting/evaluating other offers meanwhile. Very disappointing and cheeky.<br>My own experience has been you’re better off going to auction to buy a property than working with them under their bid model. They require written offers and a lot of details and they go to check all of the information and then they tell you yes or no. You are in a process which is anything but inviting cooperation/agreement, is rather dictating sellers terms.<br>Otherwise property was well presented by the agency with a lot of details and accommodating regarding schedule/viewings. We had a lot of negotiation due to some additional land being purchased alongside the property but we were kept informed throughout and this resulted in a smooth and swift sale, receiving the keys just months later. We will certainly reach out to the team if we need any help selling/buying in future. Thanks again to the Tetbury team for their help and support throughout what can be a stressful process !

13th Jan 2026 (9 weeks ago)Edited to reply: I'm sorry Andrew but I haven't had anyone visit about the mould previously you must be referring to previous tenants. I have only ever had visits for radiator issues, a broken cupboard door and the routine inspections. I have never actually been at home for an inspection either. I have also had no email contact with you, only Amy and Luka whereby I am lucky if they respond without me double emailing them. A contractor did visit on the weekend and said there are numerous issues that should have been addressed a long time ago. Can I also ask, if you were aware there were mould issues a long time ago why this has never been mentioned and why was there such a delay in rectifying the problem?I can assure you that any 'poor ventilation' is through no fault of our own given that we purchased a dehumidifier, keep the radiator on every day and have the bathroom window open constantly. Currently a tenant and the communication is horrendous. I have been chasing up a mould issue for over 2 months and I'm lucky to get a response let alone someone be sent out. I've had to contact environmental health as my emails are often ignored. Such a shame as they were initially super helpful when moving in. I'd personally avoid.
