19th Mar 2026 (22 weeks ago)Poor experience with this letting agent, not helped by the tightest landlord (Kate) who wouldn't pay for repairs to be done in a timely manner, leaving our family in tricky circumstances more than once. When they do eventually send someone over to complete the work, it'll be done shoddily. I hope that £43 you managed to claim back via the DPS versus the nearly £800 you asked for is helpful :) To any renters - be under no illusion, the letting agent works for the landlord and is not there to help you in the slightest. This specific letting agents manager will suggest you scrape and replaster the bathroom ceiling (which was poorly maintained by the landlord) yourself "to make the house your own".

17th Aug 2026 (6 days ago)Very disappointing experience with Bairstow Eves Lincoln.<br><br>Bairstow Eves were responsible for letting the property to us, but throughout the process we were led to believe they were our point of contact. It was only when we reached the stage of signing the tenancy agreement that we were told the ongoing management of the property would actually be handled by Countrywide Lettings based in Nottingham.<br><br>We were disappointed that this wasn't made clear to us earlier in the process. Had we known from the outset that another agency would be responsible for managing the property, it would have been an important factor in our decision about renting the property.<br><br>Unfortunately, this became particularly significant when we experienced problems during the tenancy. When a leak developed and subsequently caused significant damp and mould, we had to deal with Countrywide Lettings and ultimately involve Environmental Health after weeks of unsuccessful attempts to have the issue addressed.<br><br>While Bairstow Eves may not have been responsible for managing the property after the tenancy began, we felt that the lack of transparency about who would actually be managing the property was disappointing.<br><br>Overall, our experience with the letting process was not what we expected, and we would be unlikely to use Bairstow Eves Lincoln again.

She facilitated communication between sellers and buyers really effectively and even chased up details that solicitors were slower to organise! On the whole, she made a potentially stressful experience feel easy!

Experienced zero support even when I tried to discuss strategy to ensure better interest in my property. I feel I wasted 16 weeks with little communication or care. Glad to be moving on with another local agent who has already proved themselves to be much more engaged with the seller than I experienced with Hunters in Horncastle.

Infact there before us!!<br>No pressure.<br>First property he showed us round, we felt 100% confident with him and his knowledge. He was attentive with our requirements and took on board our conversations. Thanks to Tyler he introduced us to our dream Bungalow. We have signed Contracts. The whole process took less than four months. Communication was very good and we had a few laughs along the way. He treated us like friends rather than would be buyers. Such a likable young man!!<br>We liked Tyler so much that once we put our house on the Market [with Ark, obviously!We feel comfortable he will treat possible buyers with the same expertise he did with us. The entire team at Sleaford provided fantastic support throughout the process, keeping communication clear, professional, and helpful from start to finish. Moving house can be stressful, but having a proactive and reliable local estate agent made a huge difference. Highly recommended to anyone buying or selling in the area!

They were always fast to respond, proactive, polite and professional, which made such a difference during what could otherwise have been a very stressful process.<br><br>A special thank you to Angela Powell, who was incredibly kind, supportive and helpful throughout. We faced several delays and external issues along the way, but Angela always handled everything with professionalism, patience and understanding, making the whole process much easier for us.<br><br>We really appreciate all the help and communication we received and would happily recommend the agency to anyone looking to buy or sell a property. ?????- 29th Jun 2026 (8 weeks ago)Dealt with Lovelle a fair amount over the years and it’s always been good service. However recently I’m not sure if there has been changes but the dynamic seems to be even better with the team and you can tell they all really get on. I’d like to especially give props to Karen and Mason as there has never been a point where their energy fails to prevail through the phone and no request is ever too much. I think Mason might be new and he seems a great chirpy chap. I will always recommend Lovelle to my family and friends and will continue to use them for any future needs.

13th Aug 2025 (1 year ago)From the first time we meet Charlotte we was really impressed we felt she very friendly and had our best interest in mind she gave us the confidence to sell our property and look for a property that was more suitable for us. We are now much happier in our dream property that we would never have purchased if it was not for Charlotte giving us some confidence. Claire who we never meet but was just has friendly and kept us up to date on how sale was going and chasing solicitors etc. We are glad everything worked out in the end and would definitely recommend Charlotte and Claire to any body buying or selling Michael/Alison Whelan

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
