15th May 2025 (1 year ago)I found Brittons to be the better of the Estate Agents that we dealt with. The others we used were just number crunchers to make their figures look good on paper. Their communication from the start was far superior than all the others.

She continued to impress throughout the process, constantly assisting with her impressive knowledge of the process. For all the day to day contract and processes was Emmi, her attention to detail and immediate can do attitude made the sale so much easier. I can't recommend these guys highly enough. 16th May 2026 (7 weeks ago)I was not empressed with the behavour of the rep that i was speaking too regardsto my sitution being unwell and on benefits/Pip soon as i mention that there was a change in tone and behavour like i wasnt worth a look in, also my viewing was on the bunglow behide the eastanglia house next to fenman pub, i was suppose meet martina who wasnt there at said time, so some guy turn up by name called Ian whom showed no id, i had no commucation of the change so i known and also the new changes in renting rights fail here with this estate agents regards to everyone whom have a booking to view a property should be able to see the property and have a chance to apply regardless to there sitution. To which i was able to but in the manner of his voice and tone you could tell i wasnt welcome and by the way conversation was going you could also tell that i wouldnt be treated fair. Then i was kind being push to view different property to which i was not interested in. So i was emformed by email corraspondence that landlord declined to adverse credit thou it was sorted but still declined. So even thou you had given the information you still dont get treated well. I feel alot of change needs to happen regards to realising that what ever a person sitution, given it was beon there control. Youre still treated unfairly. I will state this to council when they ask me why i chose not to contact estate agents regards to homes for rent. Its a shame thou im a loyal tenant and payments for rent is completed on time and no issues so pitty there some snobs out there.

6th May 2026 (9 weeks ago)Very unprofessional customer service called on the day house went on the market to request booking for viewing and got my number taking and when called back few days later been told they don’t take bookings already offer on place but couldn’t be bothered to get in touch with me to inform me .

4th Aug 2024 (1 year ago)Property went "live" and we had 2 viewings within 24 hours. Our property sold the following day. Buyers had to wait 6 months to move as we had to wait for our new property to be completed. Progress updated to buyer on regular basis and sale went through generally without bother (a few usual bumps in the road with solicitors, etc) but all completed successfully.

I thought the use of a professional photographer enabled them to present the property in the best way possible and the sale particulars were comprehensive and appealing. They list on multiple online sites and vet potential buyers so as to ensure views are from only people who are genuinely motivated and in a position to purchase.

15th Jul 2025 (11 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

16th May 2026 (7 weeks ago)I was not empressed to poor commucation and also the new changes in renting rights fail here with this estate agents regards to everyone whom have a booking to view a property should be able to see the property and have a chance to apply, to which did not happen my viewing was canceled due to the property was letted. Then i was kind being push to view different property to which i was not interested in. The council says try private rented places whilst my application is being change due my sitution that has changed. So i will be informing council of poor excuses i was given that was given in our email exchange ...

We had 6 other local estate agents come over to value the house and Steve was the only one who seemed so friendly, professional and genuinely wanted to help. He talked us through the valuation and listened to our opinions too. The fee - We liked that Steve offered a competitive percentage based on the final sale price. Steve organised a fantastic videographer and photographer to take photos and videos of our house and the final results were stunning!! He also provided a 360 tour of our property too. Our house sold in less than 2 weeks! We had some ups and downs between selling and competition (no fault of Steve or ours) and Steve was there every step of the way! Our sale completed within 10 weeks which is super quick (thanks to our amazing solicitors and Steve’s fantastic work ethic) Always quick and easy to contact Steve via phone call or what’s app. We are so pleased we chose next level properties and we highly recommend! Thank you Steve! You are a legend!
