The team were highly responsible and responsive, and communication was always prompt and clear. They helped ensure the transaction progressed very smoothly from start to finish, which made the entire process much less stressful. Whenever there were any issues or questions on my side, they were quick to follow up and communicate efficiently with the seller to resolve them. Overall, I am very satisfied with the service provided and would happily recommend them to others.

The team makes things happen. I would sincerely recommend this agent. My husband and myself want to give a massive shout out and thanks to Macy who worked her socks off for us. She heard and took action / gave advice throughout each step of the way. We are truly grateful! Thank you.

I had a buyer and the deal didn’t go through because the agents wanted cash under the table. Also former member of staff from the Bromley branch made it clear he and alongside a few other with different background were getting pushed out the company
27th Apr 2026 (12 days ago)I wanted to say a big thank you to Sam Cheeseman for all the help he gave while my parent was buying their first home. From the start, Sam was really easy to talk to, and he explained things clearly, which helped take a lot of the stress out of the process. He was always happy to answer our questions (and we had quite a few), and he kept us updated throughout, which made everything feel much more manageable. He was supportive, and genuinely seemed to care about helping us through such an important step. Buying a first home can be quite overwhelming, but Sam made the whole experience feel a lot smoother. We would also highly recommend John Payne Lee for their excellent service and support throughout. Thanks again, Sam we really appreciate everything you did for us.

16th Mar 2026 (8 weeks ago)Buying and selling a property is already a very stressful time and I found this estate agents overall poor, and general lack of communication exasperated what should be a simple part of the process in relation to viewing properties. I contacted the agency a number of times requesting a viewing to not get through to anyone or told to wait for a callback. When I did finally receive the confirmation, communication issues persisted with no replies to queries, a dead phone line when trying to call, and even a closed office even though we could see someone sitting in there. I was often given the excuse of a tech issue, but no other route to contact them was offered. We were left standing in the cold waiting for the viewing and 15 minutes late the door opened and it appeared the estate agent was waiting inside the whole time. I was very disappointed in the service and even if I was interested in the property I would think twice before buying in case the poor communication carried on delaying the sale.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
