9th Oct 2026 (18 days ago)Unfortunately, I had a very poor experience with Acorn, largely due to their communication and lack of professionalism.<br><br>When my sale fell through, all I received was an email, with a letter attachment that wasn’t even addressed to my name… I called them to clarify, which took at least two days to get an answer, and I was initially told that the email should have never been sent and that this wasn’t actually the case. However, they later confirmed that it was the case after all. There was constant mixed messaging, and the whole situation was just an absolute mess. I could never get through to them, and neither could my solicitors.<br><br>Whenever I tried to put my point across, I was met with defensiveness rather than a professional response.<br><br>Additionally, whenever someone handling my case was off, it felt as though my case would be forgotten about until they returned, and I would have to chase for an update myself. There was very little proactive communication.<br><br>Overall, the experience for me was just frustrating and incredibly unprofessional.

6th Sep 2026 (7 weeks ago)My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end.<br><br>Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming.<br><br>I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation.<br><br>Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end.<br><br>Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.
9th Sep 2026 (7 weeks ago)As a first-time buyer, I recently completed on a house purchase that took around five months, and overall I found Onkar and Simon reassuring and helpful throughout the process.<br><br>My job often means I’m unable to answer calls immediately, but I never had any issue returning calls when I was able to, or communicating via email. Calls were generally the quicker option, but it was reassuring to have email as an alternative when needed.<br><br>There were quite a few issues during the purchase that were clearly outside the estate agent’s control, and these understandably created some confusion along the way. Despite this, I found both Onkar and Simon to be fairly reassuring throughout. One particular example was when a chain unexpectedly appeared where there hadn't been one previously. Onkar, despite having only just returned from leave, went out of his way to try to establish what had happened and why.<br><br>As this was my first purchase, having people who were willing to help clarify things and provide some reassurance was particularly appreciated. I can’t really comment on their service from a seller’s perspective, as my interaction with them was naturally limited to the buying side, but based on my experience, I can’t fault them too much and would be happy to recommend them.

They were very good communicators, and have invaluable experience in keeping the pressure on when the process starts to lag. A real highlight of their work was when our initial buyer dropped out they managed to arrange a new buyer within 24hrs, lifesavers!!

Out of the two properties I viewed, one had candles lit in everywhere while the other had none. Furthermore, when I requested a detailed breakdown of the EPC report, they simply handed me a printed copy of the online brochure I had already seen.
