11th Aug 2025 (1 year ago)I HAD ONE VIEWER ,THEY GAVE ME A TIME WHEN THE VIEWING WAS GOING TO TAKE PLACE WHICH WAS 2.15 ON A SATURDAY ME AND MY WIFE WENT TO A GARDEN CENTRE , WELL AT 3PM I PHONED WEBBS TO SEE IF THE VIEWING HAD FINISHED ,I WAS THEN TOLD OH NO WE DONT SHOW THESE PEOPLE AROUND UNTIL 3.30 PM I SAID I HAVE VOICEMAIL MESSAGE ON MY MOBILE THAT THE VIEWING WAS AT 2.15 ,I SAID WELL CAN YOU PHONE ME WHEN THE VIEWING AS FINISHED THEY SAID THEY WOULD.......WELL THEY DIDNT. THE FOLLOWING WEDNESDAY WEBBS PHONED, BUT WE WERE OUT THEY LEFT A MESSAGE FOR ME TO PHONE BACK, I DID BUT THE ASSISTANT WAS ON THE PHONE, I WAS TOLD SHE WOULD PHONE ME BACK, WELL SHE NEVER DID , WHEN I TERMINATED THE CONTRACT ,I AT TO GO TO THEIR CANNOCK OFFICE TO GET MY KEYS... 7th Jul 2026 (7 weeks ago)The estate agents came out very quickly and valued the house for more than we thought. They had an open day and the house was STC for full market value. That was brilliant. The only down side was they told us approx 3 months till completion but it was exactly 5 and it was quite difficult at times to get our calls returned. . Overall, I was very pleased with them. They also reccomended a solicitors as well as we didn't know any.

I spent weeks chasing them to view a property and it was a nightmare and if your thinking of selling a property with these I’d reconsider your choices

22nd Nov 2025 (9 mo. ago)We placed our house on the marked with Worthingtons after trying to sell twice previously - both times we were unfortunate in our circumstances and our sales fell through. Feeling very deflated, we marketed with Worthingtons in a last ditch attempt to sell! The Rightmove pictures and listing were fantastic. We sold with Worthingtons in a couple of weeks and they did all of our viewings. Tina was brilliant at progressing the sale and keeping us informed throughout. A very effective local business who we would urge all local people to use if looking to sell in Bilbrook or Codsall. We appreciated the honesty and transparency of Helen and Tina as it is hard to come by in this field of work! A final shout out to Julie for being a lovely warm, kind-spirited and cheerful presence. Thank you for your hard work and perseverance. We would not hesitate to use Worthtingtons again and will be urging all friends and family to use them for property sales and purchases in the future! Thieving clowns, very very very deceitful - 1 lie after the other. Should be investigated not fit to be a housing agent. Can never get through to them to fix issues with the property only concerned about taking money monthly. Stay away !!!!!!. I would give them a minus 100000 rating if I could

The team is incredibly friendly, super approachable, and they genuinely take the stress out of being a landlord. Every time I've needed to get in touch, they've been quick to reply and always sort out tenant or maintenance issues with a smile. It makes a huge difference dealing with a team that is so warm, reliable, and professional. Highly recommend them to any property owner
12th Aug 2026 (12 days ago)Absolutely — I’d keep it factual and firm, while making the criticism about the service rather than the individual personally.<br><br>I contacted this agent regarding a property they had advertised for lease, as I was interested in whether the owner might also consider selling.<br><br>I emailed to ask the question and was contacted by Mark, who told me that the owner was willing to sell and asked what price I would suggest. I found this slightly unusual, as I would generally expect the seller to indicate the price they are looking for, allowing a potential buyer to assess whether they are in the right ballpark.<br><br>Nevertheless, I considered the property from an investment perspective, based on the rental income being achieved, and put forward a figure accordingly.<br><br>I then heard absolutely nothing back. No email, no phone call, and not even a simple courtesy response to say that the offer was too low.<br><br>I eventually called the office, and Mark answered. The manner in which the call was handled was, frankly, disappointing. There was little enthusiasm or professionalism in the conversation, and I had to explain who I was and why I was calling before the property was identified.<br><br>When I explained that I had emailed regarding the property, I was simply told that his client was not interested. I asked why, and was told that my figure was nowhere near what the client wanted. My obvious question was: if that is the case, why not simply tell me what the client is looking for rather than asking me to guess?<br><br>I was eventually given the price the owner wanted. Based on the rental income and the returns an investor could reasonably expect from the property, that figure simply did not make sense to me as an investment.<br><br>What I found most disappointing was the lack of communication, professionalism and basic courtesy throughout the process. If an offer is too low, that’s absolutely fine — just say so. If the seller has a particular price in mind, tell the prospective buyer. That’s how a straightforward negotiation should work.<br><br>Instead, I was left chasing for a response and then made to feel as though contacting the agent in the first place was somehow an inconvenience, despite the fact that I had simply responded to a property they were advertising and asked a reasonable question.<br><br>Overall, I was left genuinely baffled by the level of service and what I felt was a lack of professionalism and communication. Perhaps my experience was an isolated one, but based on this interaction, I would be very reluctant to deal with this company again.

How wrong was I? Offer and sale subject to contract all communicated the same weekend . Fabulous service ??????

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

One of the biggest obstacles to completion on a property deal, once you're inside one, is ongoing communication (between vendor, buyer and solicitors), and Belvoir are on that.<br><br>Liam Hack was on our case, knowing exactly what to say, when to chase, when to hold, how to reassure, and how to flag. This shaved weeks off what otherwise could have been far more complex and difficult, had we relied solely on the solicitors.<br><br>They did an absolutely exceptional job; it's refreshing to see that level of professionalism."
