Absolutely — I’d keep it factual and firm, while making the criticism about the service rather than the individual personally.

I contacted this agent regarding a property they had advertised for lease, as I was interested in whether the owner might also consider selling.

I emailed to ask the question and was contacted by Mark, who told me that the owner was willing to sell and asked what price I would suggest. I found this slightly unusual, as I would generally expect the seller to indicate the price they are looking for, allowing a potential buyer to assess whether they are in the right ballpark.

Nevertheless, I considered the property from an investment perspective, based on the rental income being achieved, and put forward a figure accordingly.

I then heard absolutely nothing back. No email, no phone call, and not even a simple courtesy response to say that the offer was too low.

I eventually called the office, and Mark answered. I asked why, and was told that my figure was nowhere near what the client wanted. My obvious question was: if that is the case, why not simply tell me what the client is looking for rather than asking me to guess?

I was eventually given the price the owner wanted. Based on the rental income and the returns an investor could reasonably expect from the property, that figure simply did not make sense to me as an investment.

What I found most disappointing was the lack of communication, professionalism and basic courtesy throughout the process. If an offer is too low, that’s absolutely fine — just say so. If the seller has a particular price in mind, tell the prospective buyer. That’s how a straightforward negotiation should work.

Instead, I was left chasing for a response and then made to feel as though contacting the agent in the first place was somehow an inconvenience, despite the fact that I had simply responded to a property they were advertising and asked a reasonable question.

Overall, I was left genuinely baffled by the level of service and what I felt was a lack of professionalism and communication. Perhaps my experience was an isolated one, but based on this interaction, I would be very reluctant to deal with this company again.... Read more
