20th Jan 2026 (8 weeks ago)Recently purchased a flat through Alan de Maid and Ryan provided excellent service from the first day's viewing right up until completion. Without Ryan's dedication this sale would have undoubtedly fallen through. Unfortunately service from the recommended solicitor at Taylor Rose (B.S.) was such that a complaint to the SRA is being prepared. This is not a reflection of Taylor Rose as a company as the vendor's solicitor was also from Taylor Rose and was apparently excellent. Ryan did everything possible to mitigate the ongoing problems, liaising with the vendor, calling solicitors within the chain and involving more senior staff at Taylor Rose on several occasions to drive the process forward. Ryan was incredibly responsive throughout the process and always gave advance notice of any days he would be out of the office for holidays etc. He replied to emails and queries in a very timely manner, often providing information that had not been forthcoming from the solicitor. His communication throughout was faultless. The process was a long and arduous five months, but thanks to an extremely patient vendor and a dogged determination from Ryan to get this purchase over the line, completion was achieved. Thanks Ryan!

After I had an offer accepted, Kate was amazing at keeping thing progressing through the conveyancing process and made sure to help with any sticking points which I really appreciated! I was not expecting such a personal level of service from a high street estate agent and was very pleasantly surprised - thanks to Liz, Kate and the whole team!

11th Mar 2026 (7 days ago)I recently chose Butler & Stag to find a tenant for my flat and manage the tenancy. I felt that their evaluation of the market and suggested rental price was more realistic than other agents, which meant that the lettings team secured a tenant for the flat very quickly, and their management fees are very competitive. So far my experiences with the management team looking after my property have been very positive - a direct line to someone who picks up, and communication has been responsive and reliable. 25th Feb 2026 (21 days ago)I recently sold a property with Acorn, and having had time to reflect on the experience, I wanted to share a few observations. First, I was strongly advised to market the property within a price range and to aim for the higher end of that range. Given current market conditions, this didn’t feel like the right strategy. Ultimately, I deferred to their experience. However, the property ended up selling for £10,000 below the lower end of the original range. From my perspective as both a seller and a buyer, it’s more natural to have a starting price and negotiate (down), rather than inflating expectations and the starting price point. Second, when the buyer raised concerns about potential joist issues in what is an Edwardian property, the messaging felt inconsistent. One week I was reassured that the survey was fine and the joists were not an issue. The following week, I was advised to reduce the price to “mitigate risk” and secure the sale — despite the agreed price already being significantly below the initial range. This shift left me feeling that the priority may have been securing the transaction (and therefore the agents fee), rather than fully representing my best interests. Finally, since receiving the letter confirming the revised sale price before exchange, I have not heard anything further from the agent. The lack of follow-up has made the experience purely transactional, with little sense of ongoing service or interest in my future business. Overall, while the sale did complete, the advice and communication could have been more consistent, transparent, and aligned with my position as the client.
