27th Sep 2019 (6 years ago)Unprofessional, dishonest, complete luck of understanding of personal circumstances. Ryan was showing me the property and he was very nice and professional, however foe a week I was told that I would get the answer to my offer today. In stead of saying that they have lined up someone for a property Niamh has lied about not being able to get in touch with a landlady for over 10 days and suddenly when new people made an offer she was asking what my offer was and managed to get hold of the landlady (apparently she was trying every day, but how could she if apparently she didn't know what my offer was?!). I was lucky enough to find actually a better property with an estate agency who is in completely different league (premier) and Proctor (in Chatterton Village) doesn't belong to any.

12th Feb 2025 (1 year ago)I had a very positive experience with blue field estates. In 2020 opted a multi sale for my property for sale. The agent was extremely helpful, nice, knowledgeable. Brought to me 2 buyers. I was selling and he happened to have me 2 buyers, so the other negative reviews is pretty much damn, unfortunate. I am so sorry. The agent was brilliant to us.
11th Dec 2025 (14 weeks ago)I cannot speak highly enough of the Team at Browne Estates, particularly Ian and Jo. They recently sold my flat in Bromley. Communication was really good, I was kept up to date on the progress and they went above and beyond in regards to assisting with issues, questions and communication between myself and the buyer. My solicitor was dragging their heals so really appreciate everything they did to get the sale over the line.
22nd Dec 2025 (12 weeks ago)Do not use this these estate agents. I had a tenant in my property that they rented out for me. They didn’t do their checks properly, they say they use a third-party for the checks so please be very carefull it cost me over £10,000 to evict the tenant and they still wanted to charge me the fee every month for looking after the property when the tenant wasn’t even paying. Not a professional company, use someone else.
21st Oct 2025 (21 weeks ago)Cherie at Langley Estate Agents has been great. We loved the photographs she organised to market our property, and she was great at contacting people after viewings which led to a quick offer. Great value for money too, I’d definitely recommend!

We had an issue with our onward purchase solicitor and Alban was very instrumental in chasing them and getting us over the line. Would have no hesitation in recommending Oakwood. And a big thanks to all the team
5th Aug 2021 (4 years ago)**AVOID** Absolutely shocking! This company is not professional at all. We went into look at a potential property to rent and was met by a very pleasant staff member. We book a viewing for a couple of days time and were met by a older man who was late! When asking about the property we were given SHORT SHARP answers and were made to feel like we had put him out by asking to view the place. The whole experience was RUSHED!!! If I could give 0 star I would! * AVOID! *

22nd Aug 2023 (2 years ago)If I could give 0 star, I would. Absolutely unprofessional, disrespectful, cheap & discriminative service that this agency provides. Home owners pay them to have a part of full service. The tenants will have to deal with their own reference checks etc. as the agency is washing their hands when it comes to doing anything that they are getting paid for. After being passed onto a referencing agency who couldn't do their job properly, (which I now believe happened in collaboration with the agent of DPR as they didn't want to give us the flat ) we've been asked to get in touch with a 3rd party agency to sort out the problem. Why would you use two 3rd parties to do your reference checks? Later on the agent made is seem like it was all our fault (that their agency couldn't reference us properly) and they ahed contacted the landlord and suggested him not to go ahead with us. In all honesty, you guys better make a call to Trading Standards as well - I reported them already.The more of us the better.

The fake reviews use the same expressions to describe Letzone and are a complete fabrication. I’d recommend they remove these posts also and not to mislead people any further.
29th Jan 2026 (7 weeks ago)Overvalued the property against market knowledge . Zero viewings in 12 weeks. We removed property from their hands as soon as we could. Feel very much let down and unsupported. Proctors Beckenham complacent. Not hungry enough.

He knows his subject, he knows his clients and even the bumpiest road becomes a smooth newly laid cycle path with his guidance. He did an excellent job and was always on hand when you needed him night or day. No regrets. Warren all the way.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Adam was brilliant, highly professional, proactive, and extremely competent throughout. He has a clear understanding of more complex strategies that many agents either don’t understand or avoid, such as Rent-to-Rent, Company Let Agreements, and HMOs ect More importantly, Adam went well beyond standard working and office hours, negotiating back and forth late into the night between multiple parties to ensure the deal got over the line. We work with a lot of people in property, and it’s individuals like Adam who actually make things happen. He’s a real asset to the company — this deal simply wouldn’t have completed without him.
