I have to say that Andrew and Keisha were fabulous from the start. We were kept updated with progress and treated with care and understanding. Nothing was too much trouble for them. I was very happy with the service provided by James who provided me with a honest valuation of my house and also thank Joel Kordan the sales negotiator for keeping me informed throughout the selling process. Sadly on this occasion I was not able to sell my house because of a negative survey on the property I was buying.

From the very beginning, she was professional, responsive, and incredibly supportive throughout the entire tenancy process. Her communication was excellent, keeping me informed at every stage and ensuring everything progressed smoothly. Sibylla demonstrated a high level of commitment, attention to detail, and customer service, always willing to answer questions and provide assistance whenever needed. 1st Jul 2026 (4 days ago)Extremely disappointing experience with Royal Estates.<br><br>From the day I informed the agency that I would be leaving the property, I felt I was treated unfairly and constantly pressured. It has been over two months of unnecessary stress and frustration.<br><br>I rented 90 Habberley Road, Rowley Regis, and before leaving I made every effort to return the property in good condition. Despite having recently undergone a C-section, I informed the agency about my medical condition, yet I was still asked to clean the property twice and carry out repairs before handing over the keys. I did everything they requested.<br><br>Despite all of this, my entire deposit was kept. I was never provided with an itemised breakdown of deductions, quotations, invoices, or any opportunity to discuss or challenge the deductions before the deposit was released. Finding out afterwards that the full deposit had been paid to the landlord was extremely upsetting.<br><br>I also found the communication throughout the process to be very poor. In my experience, the agency manager, Govya McCaw, was unprofessional and extremely rude. Instead of helping to resolve concerns fairly, I felt dismissed and treated without respect.<br><br>As a tenant, I expected transparency, fairness and open communication. Instead, I was left feeling ignored and unsupported during what was already a difficult time after major surgery and caring for a newborn baby.<br><br>I have now contacted the Deposit Protection Service to investigate what happened with my deposit and am awaiting their response.<br><br>Based on my personal experience, I would not recommend this agency and this house. I hope they improve the way they communicate with tenants and handle deposit disputes in a fair and transparent manner.

They put my details into their system and every time there was a property in my price range, I'd have a phone call telling me about it, something other agents don't do on the regular. Definitely recommend giving them a call if you are looking to buy.

They managed my tenanted property successfully for some time, provided a great valuation, and then secured a buyer quickly. They are professional, easy to contact, and tell it like it is. For anyone looking for reliable, 'all-in-one' property experts, look no further than the team at Arden.

25th Nov 2025 (7 mo. ago)Our tenancy at 7 St. Edwards Road was extremely stressful. From the beginning, several maintenance and safety issues were reported and took months to be resolved. We even had a break-in while we were in the property, and no adequate security measures were put in place afterward. Communication with the agency—particularly with the representative who handled our case, Sunny Sandhu—was often unhelpful and dismissive. Requests for a revised contract after two tenants moved out were ignored, leaving us in a very unclear situation. The agency tried to withhold our entire deposit and add unreasonable cleaning charges, despite us leaving the property spotless and having photo evidence. Thankfully, the Tenancy Deposit Scheme (TDS) reviewed the case and returned our deposit after nearly three months. I would advise future tenants to keep detailed records, photos, and written communication if you decide to rent through this company. Transparency and professionalism were lacking in our experience.
