She was warm, encouraging, and genuinely reassuring at what could have been a pretty stressful time. Communication was quick and clear, and she was always responsive and happy to offer advice along the way. Dealing with the team was easy and straightforward from start to finish. Thanks to Emma, we ended up in the perfect rental place and couldn’t be more grateful. Would happily recommend Hamptons Dulwich to anyone looking to rent in the area.

There were some quite difficult aspects involved and these were handled professionally, as well as courteously, by Andrea Frigo, the lead conveyancer. The result was a successful sale, satisfactory to all parties. We would not hesitate for a second to use this company again or to recommend it to others.

23rd Feb 2026 (23 days ago)My experience as a landlord with First Capital and Passion Property Group has been extremely stressful and disappointing. After serving a valid Notice to Quit (NTQ), the property should have been returned to me at the end of the tenancy. Despite this, they have refused to hand back possession. Even after Croydon Council confirmed they would remove the tenant, I have continued to face resistance. In my experience, housing law has been incorrectly cited to justify keeping my property beyond the agreed tenancy end date. Rent payments have repeatedly been made late, causing unnecessary financial strain. I have also been charged for repairs that I was never informed about beforehand, despite the contract clearly stating that they are liable for such repairs. The lack of communication and transparency has been deeply concerning. I am particularly dissatisfied with the conduct of Nathan Hancox, the General Manager, who in my experience has stood in the way of resolving matters efficiently. I feel both the resident and I, as the landlord, have been let down. I would also like to mention Stirling Ackroyd, the estate agency in South Norwood that introduced me to this arrangement. Throughout this situation, I have found them unresponsive, unsupportive, and unwilling to assist in resolving the issues. As a property owner, this has added significant hardship and stress to my life. Based on this experience, I will not be using their services again. Overall, I would strongly advise other landlords to exercise extreme caution before entering into agreements with these companies.

5th Feb 2026 (6 weeks ago)After months of very frustrating house hunting experiences with numerous estate agents in south London, we viewed and offered on a house listed with Bryan and Keegan. Jamie Dalton was the agent who managed our purchase. Jamie was exceptional from start to completion. He was the most proactive, efficient agent. He helped us navigate a couple of tricky aspects with the sellers with great diplomacy. He supported them in obtaining documents from the council and in responding to our concerns from the survey. He was an excellent communicator who promptly replied to emails and calls and liaised well with our solicitor. He let nothing slip. Jamie was also very pleasant to deal with. Clearly, he has a wealth of experience and skills and was very committed to the process. I highly recommend him and his agency.

From day one it was obvious how seriously he takes his work — professional, always on top of the details, and genuinely passionate about his job. He was the lynchpin in ensuring the process ran smoothly and acted as an amazing bridge between us and the buyers. I could (and did) pick up the phone to him and he would be able to offer clear guidance and practical solutions efficiently and effectively. It was pleasure from start to finish. Jill Parry was also absolutely excellent and really came through in unlocking the transaction. The whole team around Abidul and Jill were also very impressive and kept everything moving seamlessly. Thank you so much.

He was efficient, communicated clearly, and kept me regularly updated throughout. I always knew what was happening and what the next steps were, which gave me real confidence in the process. 23rd Feb 2026 (23 days ago)Very disappointing experience with this agency. Communication from their representative, Josh, was unnecessarily argumentative and lacked professionalism. Reasonable requests regarding suitable viewing times were inaccurately presented as a refusal. As a tenant, I remained cooperative, yet the tone and approach taken made the process stressful and uncomfortable. Professionalism and respectful communication should be standard practice in any property agency. However, he was lack of them. In this case, Josh clearly fell short of these standards. In contrast, my communication with Jena was professional, polite, and respectful. She arranged viewings appropriately and approached matters in a courteous manner, which made cooperation much easier. Professional and respectful communication makes a significant difference, and I hope this agency ensures consistency across its team. Update in response to the agency’s reply: I stand by my review, as it reflects my genuine experience. I have retained screenshots of the communication between Joshua and myself, including responses that I found dismissive and unprofessional, such as the use of a laughing emoji when I mentioned raising a complaint. This understandably gave the impression that my concerns were not being taken seriously. For clarity, two viewings were successfully conducted at the property with my agreement. This clearly demonstrates that I was cooperative and did not refuse access. As a working tenant, I simply requested reasonable availability within my schedule, which is entirely within my legal rights. Leaving a review on Google is also my right as a consumer when I feel my experience does not reflect the standards described in your response. Should the matter require independent review, I am comfortable referring it to The Property Ombudsman so that an impartial assessment can determine whether the communication met appropriate professional standards. I remain willing to cooperate within reasonable and respectful boundaries. However, I do not wish to continue communication with Joshua and request that future arrangements are handled by another respectful representative.

He arranged a same-day viewing, secured landlord confirmation within an hour, and helped us move forward immediately. He expedited the referencing process through constant contact with the agency and by verifying our documents, completing it in under 24 hours. We signed the tenancy within two days. He also ensured the inventory, cleaning, and move-in were smooth, allowing us to settle into our new home within days. We’re incredibly grateful for his support and highly recommend him.
18th Feb 2026 (28 days ago)Scam Artists.<br>I tried to purchase a property which was a hybrid auction, modern sale. The estate agents at Foxtons promised me that the way the system works is that the first buyer who is ready to purchase gets to buy the property. On the basis of this I paid for a lawyer £1200. I waited three months and I was ready to purchase but the buyer was not ready to sell, they had an issue evicting the tenant. I was kept on the line while Foxtons sold the property to another buyer. Foxtons had assured me that they would keep me informed about any other interest- They did not. The first I heard about the other buyer was when they exchanged on the property. This was also a bare faced lie.<br><br>They lied to me about the way the hybrid sale works and as a result I lost the legal fees and 6 months of my search (I had to start again from scratch).<br>They are scam artists to be avoided at all costs.

With no other estate agency would you get such senior members of staff doing the viewings themselves. In the past I’ve had viewings with recent graduates who are new to the market- with Bhoday you are in much safer hands
