11th Feb 2022 (4 years ago)I'm not one for reviews but I have to share my experience. After renting my property out through Northwoods (a lot of years), it was time to buy a new property. They had been fantastic at managing the property over the years, with constant communication and regular updates. the property was never left empty for long, just long enough to allow maintenance to be done (By their approved contractors) before new tenants moved in. So based on their professionalism I choose them to handle the purchase. It just seemed effortless, again communication was spot on, I never once had to call to push along, Sara and Sam seemed to be one step ahead and kept me well informed explaining any issues that might arise, when there was a problem they sorted it all out with a common sense approach. When the other party seemed to be dragging their heels (solicitors) on completion, there they were again helping the transaction through to the end. I can not recommend these guys enough, for making everything hassle free, with no stress at all.

23rd May 2025 (1 year ago)Whilst the service up to sale agreed was fine after that limited if any progress, no sense of urgency, no keeping clients up to date Dates for completion kept being put back Resorted to speaking to my solicitor as MM were hopeless No update at all the week of completion so if it was left to them I wouldn’t know whether I was supposed to be completing today

I arranged everything from my home country before coming to the UK, and the whole process was smooth, professional, and trustworthy. Mr.Ken was always friendly, helpful, and quick to respond to any questions and concerns. Communication was excellent throughout my tenancy, and I always felt well supported. The property was well managed, and moving in, moving out, and receiving my deposit were all straightforward and hassle free. I highly recommend Derby Property 4 U to anyone looking for reliable accommodation in Derby. Thank you, Mr. Ken, for all your support!

21st Oct 2025 (10 mo. ago)Living in a Robins Estates property deeply tainted my experience of student housing. Although me and my friends found the humour within it they were the most unprofessional and useless company I have ever had to try and cooperate with. Their entire business is faceless and made up of lying estate agents who are simply trying to invalidate the students living in their properties and get away with doing absolutely nothing. Their phone number automatically puts you through to a call service where it is virtually impossible to be passed on to someone who actually knows about the property. And even then you are asked to put the emergency issues into an email which always gets an automated response that they’re out of office. Even when this emergency is an active leak. They do not communicate with their landlords which forced us to contact the property owner ourself, to which he was completely unaware of the leaking roof, rat infestation and many other issues. Even then Robins Estates refused to support us and by the end of the year had practically evicted us when deciding to rip out the bathrooms weeks before the tenancy ended. On top of the kitchen being infested with rats this forced me and my housemates out of our house, something which if we did not have the privilege of being able to go home from uni would have made us have nowhere to live. Robins Estates never seemed to understand the seriousness of these issues and constantly invalided us unless our parents rang up and demanded action in writing to hold them accountable. And even then the issues from when we first moved in were never resolved. Empty promises and lies are the foundations of Ben and Alex’s so called professional techniques. Overall, I will always hold immense anger for Robins Estates and the way they made a group of 7 girls feel so invalidated, helpless and frustrated in a situation that we were PAYING thousands of pounds to be in. If I can give you one piece of advice it would be to find any other estate agent and recommend your friends to stay away from this company. I hope that one day Ben and Alex will understand the seriousness of their job and how absolutely useless they are at fulfilling their roles. Even after being offered reduced rent to stay in the house for another year we were completely set in our decision to leave Robins Estates and the unresolved rat infestation as soon as possible. I am so grateful to now be living in a lovely student house with a very understanding landlord who we have regular contact with and is massively useful. No other groups of students should have to experience Robins Estates.

From the photos, listing and rate right through to the management of our buyers through one of the most horrific moving experiences thanks to our inept solicitors, he never stopped. Thanks, will be back if we ever move again!

I would highly recommend Home Sale to my peers. I preferred Home Sale to the high street estate agents as they are independent and personal to the seller and helpful when the sale went through. Several viewings within the first few days of our house being on the market with them and sold within a week! Tracey was brilliant every step of the way and kept the ball rolling throughout, as was Amrit who sorted out mortgage and insurance for us. Highly recommended!
