1st Jul 2026 (10 days ago)I've just started my first experience as a Landlord, and Rochford Stokes have helped me find tenants and get everything in order. The overall experience has been great so far, I didn't feel pressured into any decisions (like I felt when considering other agents), received great advice at every step and fantastic follow-ups on every question and items to handle (which was not a short list!).<br>They're a small, dedicated team that knows what they're doing and will look after you. I was glad to see they have reviews from tenants managed by them (a rare gem), and look forward to having them care for my tenants similarly. As a local, dedicated and experienced agent, I have no doubt I made the right choice. We're off to a great start.

She was extremely responsive when I had an urgent question about the properties we had been viewing. We were also able to schedule multiple viewing in a short space of time which made it much easier for ourselves, would highly recommended for anyone looking for housings in the West London area!

10th Jun 2026 (4 weeks ago)Our experience with HomeLink has been extremely negative.<br><br>We returned the keys on 14 May 2026 and recorded a video at the time of handover as evidence. Despite this, we were later told that the keys had only been returned on 2 June 2026. We have evidence showing otherwise.<br><br>When we rented the property, we were informed by Zach that there were no damp or mould issues. However, during our tenancy we experienced significant damp, mould and moisture problems throughout the property, particularly during the winter months. My wife and child developed asthma-related health problems, and we have supporting medical evidence.<br><br>We moved out on 30 April 2026 and were preparing to move into another property. During this process, HomeLink provided a negative reference, stating that rent payments had been late. We had already informed them in writing that my salary payment date had changed and requested that the payment date be adjusted accordingly. Despite this, the issue was not resolved.<br><br>HomeLink has withheld our £2,015 deposit and has attempted to charge rent for a period when we were no longer living in the property. We have written communications showing that we informed the agency in advance about leaving the property.<br><br>We feel that we were treated unfairly throughout this process. We have retained emails, messages, video recordings and other evidence and have started legal proceedings regarding these matters.<br><br>Potential tenants should carefully document all communications and thoroughly inspect any property for damp and mould issues before signing a tenancy agreement.

18th Jun 2026 (23 days ago)The owner of the agency Hassan locked us out of the property. This is absolutely illegal.<br>We have already reported this to Walthamstow Council Tenancy Relations and 101. Hassan called us at 20:20 and threatened with fist fight.<br>I expect to receive an reply from your business profile on how you apologise for the inconvenience and how can you will investigate. However you are the owner of the company who locked us outside of the property and as you cannot investigate this case I will reach the the required teams for this. We did mention we had leak from the boiler and no one came to look at this.<br>We will now report this to gassafe as well.

Sterling went above and beyond for us to close a sale on our last property in a tough market. Throughout the process Sterling was pro-active in keeping us updated, even communicating directly with our conveyancer to speed things along, and we felt he really fought our corner during those last couple of weeks of buyer inquiries when the sale could either go through or fall through.<br>I would highly recommend Stirling the rest of the team at James Hayward including Dee, Julian and Lisa.
6th May 2026 (9 weeks ago)Selling my late fathers apartment was far from a straightforward process. Although following excellent marketing I received a very quick offer, the sale ultimately took seven months due to the complexities of a probate and leasehold transaction. Throughout what was often an emotional, stressful and frustrating experience, the professionalism, communication, care and support shown by Scott and his team was absolutely exemplary. I was kept regularly updated at every stage, and when communication from solicitors was lacking, the team proactively chased matters and dealt directly with them on my behalf to keep the process moving. Nothing was ever too much trouble and they genuinely went above and beyond from start to finish. I cannot thank them enough for their patience, dedication and truly outstanding service during a very difficult time. I would recommend Benjamin Stevens without hesitation to anyone looking for an estate agent who is transparent and truly cares about their clients
