8th Jun 2026 (28 days ago)After spending six months on the market with another agent, I noticed the difference Wards offers from my first meeting with Mark. From his initial valuation visit, he gave me confidence in the price and that my flat would sell quickly with Wards. I felt the same confidence when I met Darren and Ollie. The whole team is straightforward, experienced, and very pleasant to deal with. They know the town and understand the buyers and I think having an office on Hythe High Street makes a big difference. I always felt my flat was more likely to appeal as a weekend home, and Wards found exactly that buyer within a couple of weeks of marketing it. This says a lot considering the previous agent didn’t produce an offer in six months. Once the offer was agreed, Amanda handled the progression well. She kept things moving, dealt directly with the solicitors, and was always helpful when I needed an update. That took a good amount of stress out of the process. Everyone I dealt with was approachable, professional and easy to get hold of, and the whole process felt personal and attentive rather than transactional. I would recommend Wards as first choice to anyone looking to sell or buy a property in Hythe.

Our first home fell through and Danielle was immediately there to support us through the process again. She ensured that we were kept informed of progress throughout and was always very responsive to our emails. We would highly recommend her for all mortgaging needs.

During our search for a property we were helped by all of them - John, Lisa, Kelly, Donna - with viewing properties and finally closing a deal on our dream home. Garry then ensured everything progressed smoothly to completion. All the team were knowledgeable about the area, attentive, welcoming (especially when I kept anxiously popping in to the branch!) and reassuring during a challenging time for us. As a former tenant through Fox & Sons, I needed some help obtaining a copy of an old tenancy agreement.<br><br>I wasn't sure whether they would still have documentation from sexen years ago on file, but they did. Lloyd was extremely helpful and had the documents sent over to me immediately.<br><br>Based on my experience, I would happily recommend Fox & Sons to both landlords and tenants. They have always handled matters professionally, and I've found their property management and record keeping to be very well organised. As a landlord or tenant, it's reassuring to know that important documentation is stored properly and can be accessed when needed.<br><br>Thanks again to Lloyd and the team for their help.
1st Jun 2026 (5 weeks ago)I can’t fault the service I had from Fosters with our recent move. I dealt primarily with Jessie and Mark. They were professional, knowledgeable, supportive, responsive and reliable. Communication was excellent. Advice was on point. They were really proactive and moved things forward well, without ever creating any unnecessary stress for me. I would definitely use them again in the future and genuinely can’t recommend them highly enough.

We were actually getting most of our updates from Garry and finally managed to get to exchange with his support and backing going between solicitors. If we were in a position to sell in the future I wouldn't hesitate to use Cubitt and West again as I've seen what they do for their buyers. Whole team great from start to finish but Garry is a legend!

As a fellow estate agent, recently involved in a long chain of 13 links, at times that could have easily crumbled, their joint effort determination and resilience really helped make the difference to the process. It was so lovely to work with agents who shared the same desire to get to the finish line for the people behind the homes. Their telephone manner also made me smile!
