22nd Oct 2025 (6 mo. ago)I recently dealt with them regarding a property in the Colorado development and I can honestly say the experience was outstanding from start to finish. Communication was always swift, clear and transparent and every interaction felt professional yet genuinely friendly. Mark was particularly helpful and he kept me updated at every stage, explained all options openly and went out of his way to find suitable alternatives when circumstances changed. When it became clear that the original flat might not be available, the agency handled everything with complete honesty and refunded my holding deposit immediately in less than 12h something that really reflects their integrity and efficiency. It’s rare to come across an agency that combines professionalism with such a personal, approachable attitude. I’ll definitely be back in touch with them and would highly recommend them to anyone looking for a reliable, transparent and friendly lettings team.
18th Jan 2026 (16 weeks ago)I do not recommend it. We lived in the Newlands Park property that they manage in London for 5 years. The owner invests 0 in the property. During the winter, the toilet gets a lot of mould due to the humidity. We always asked them to fix it, and they never did; we fixed it ourselves, as both my husband and I have respiratory issues. They were always very, very slow to respond to issues we had with the property; we had to chase them all the time. In fact, during our last month in the property, a water pipe that always been damaged broke again because the person the send to fix it only puts tape, and doesn't fix it properly By the 3rd year, they wanted to increase the rent, and you’d think, yes, that’s fair, but again, the landlord never wanted to reinvest in the property, even though it clearly needed a decent investment. We were very reluctant to allow them to increase the rent, as the property NEEDS a lot of repairs. No double glazing, so the property is not energy efficient. The cellar has mould, so anything you put in there gets ruined by it. The wood in the kitchen window and the bath is rotten, never got fixed During our last year (2025), in May, THEY LIED and told us the owner wanted to sell the property; we were thinking of leaving the country anyway, so we were okay with it. They told us we had to leave by August. However, the timing was not right, as we had some travel planned. We managed to get an extension until November, sorted out our move and work situation, and moved to Spain at the end of November. And to add, they took 1.5 months to return our deposit. My husband had to chase them a couple of times, and the last time he told them that if the deposit wasn't returned by the 9th of Jan, he would escalate it. they didn’t even return all of it. , and guess what? The property is now available TO RENT £150 more expensive, and with all of the issues we flag and they and the landlord haven’t fixed them at all. AVOID!

We had an issue with our onward purchase solicitor and Alban was very instrumental in chasing them and getting us over the line. Would have no hesitation in recommending Oakwood. And a big thanks to all the team

22nd Aug 2023 (2 years ago)If I could give 0 star, I would. Absolutely unprofessional, disrespectful, cheap & discriminative service that this agency provides. Home owners pay them to have a part of full service. The tenants will have to deal with their own reference checks etc. as the agency is washing their hands when it comes to doing anything that they are getting paid for. After being passed onto a referencing agency who couldn't do their job properly, (which I now believe happened in collaboration with the agent of DPR as they didn't want to give us the flat ) we've been asked to get in touch with a 3rd party agency to sort out the problem. Why would you use two 3rd parties to do your reference checks? Later on the agent made is seem like it was all our fault (that their agency couldn't reference us properly) and they ahed contacted the landlord and suggested him not to go ahead with us. In all honesty, you guys better make a call to Trading Standards as well - I reported them already.The more of us the better.

10th May 2021 (5 years ago)Appalling experience, don't use these agents. No due diligence, no clear information, no urgency in anything they do. I've gone with other agents now having wasted 4 months on what should have been a straightforward no chain sale.
30th Apr 2026 (10 days ago)This was not a good experience and I would recommend avoiding this agency. Firstly though, the positive: They responded to a concern that we had regarding the status of the property that would have constituted a health hazard. They commissioned works to fix the issue and they were promptly and effectively carried out. They were also always polite and friendly in their communication. However the reasons I recommend avoiding them is as follows: They took over management of our tenancy from a previous agency and neglected to perform any checks of the status of the property. When they did take over, they called us to up our rent by 1/3rd. It's quite unusual to raise rent by such a high amount like this. They made it clear that we would have to leave if we couldn't comply, but we grudgingly did as we knew our rent was lower than the market value due to Covid making rents generally lower at the time we signed the contract. When we moved out, they tried to deduct the cost of our professional clean (£170+) from our deposit despite the fact that we'd cleaned it to a high standard and knew we weren't liable. They relied on the assumption that we would be too intimidated to challenge them and that we wouldn't know the law. We fought and won all of our deposit back, and they wasted our time for months and attempted to deny us money which they knew was rightfully ours. Because they didn't have any evidence, as they'd neglected to take any stock of the inventory or the status of the property when they should have, they didn't have any way to prove their claims, which already had no basis. At this time and other times during our tenancy, they also showed a willingness to lie outright, both in person and in written communication, and didn't seem concerned or aware that they were contradicting themselves. For these reasons, I would recommend avoiding the agency, both as a prospective tenant and as an owner. They cannot be trusted in their words and engage in intimidation and manipulation as part of their standard business practice. Their approach might have worked in the past, even leaving aside the ethical issue, but it is very unsuited to the future, where renters rights are ever increasingly protected and people have access to more information and ways to communicate.

13th Mar 2024 (2 years ago)444 helped us with our first home in London ( Startford). We lived in that house for 2 years. Move in and move out process was very smooth. Any issues reported were fixed very promptly. Kaizer and Maryam are very professional and approachable. Highly recommend 444 services to tenants and landlords.
This agent doesn't have any reviews- 16th Sep 2025 (7 mo. ago)I moved into my flat in June and had a great experience with the sales agent, Kevin. I wasn't made aware at the time of move in though that the landlord doesn't actually use Chase Evans for repairs. I flagged that my shower head holder was broken and a safety hazard during my inspection on June 1st. It is now September 16th and I still have not been able to get someone to come repair it and the shower head has hit me on the head, leaving a bruise multiple times. The property manager, Andrew Karayiannis, and his manager Bethany are claiming they're doing all they can do but they rarely return my calls or follow through on what they say they're going to do and they're unable to get an appointment set. I have tried going through the landlord's person directly but he is unresponsive as well. This is by far the worst property management experience I've had in the UK and in the US. At the very least, make sure you understand if Chase Evans actually manages the property or just avoid altogether.
4th Dec 2025 (22 weeks ago)BE CAREFUL! As a tenant this company are a nightmare, they don't care for you at all. So slow to respond to queries, unprofessional and misleading. When we first moved in the flat was in a complete mess - dust, grit, mould, hair and even used underwear hiding underneath the kitchen sink. They insisted a professional clean had taken place which was obviously a lie, on moving out of the property we cleaned to professional standard and have been footed with a large bill, including random over-priced costs. Several problems with our property during our stay which they were slow to respond to including the balcony having a massive and dangerous hole in it which caused leaks into the downstairs neighbour, and meant we couldn't use during the hot weather, they were so slow to get someone in for this and when they did he did a bodge job that will rot in a couple years time, made a complete mess of our flat and the communal area in the process. Never responded to our requests to fix the window that had rotted. Unorganised - when showing the properties to other tenants they had the wrong keys with them so I came round to let them in, also didn't communicate clearly on when viewings were cancelled so had me waiting at home when nobody arrived. It's so common to have useless agencies, but we now are with a lovely company who really care for us, are quick and reasonable - it does exist!
18th Mar 2026 (8 weeks ago)I recently completed the purchase of our 2-bed home in Canning Town with Stephen from Samuel King, and I honestly couldn’t recommend him more highly. From start to finish, Stephen was exceptional. He was proactive, transparent, and always one step ahead throughout the entire process. Buying a property can be stressful, but he made everything feel smooth and manageable, keeping us informed at every stage and always being available to answer questions. What really stood out was his attention to detail and genuine commitment to getting things over the line. He coordinated seamlessly with all parties involved and handled any issues quickly and professionally, which made a huge difference in keeping things on track. A great example of this was following our Level 2 survey, where a number of repairs were flagged that couldn’t realistically be completed before exchange. Stephen stepped in and negotiated on our behalf to secure compensation from the seller instead, making sure we were properly covered. That level of support and advocacy made a big difference and gave us real confidence throughout the process. It’s rare to come across someone so reliable and easy to work with in this process. If you’re looking to buy or sell, I wouldn’t hesitate to recommend Stephen and the team at Samuel King. A genuinely 5-star experience.

1st Dec 2025 (23 weeks ago)I have had a very disappointing experience with this agency. When I moved into the property, it was already in poor and dirty condition, and I have videos showing this at check-in. A few months later, a cockroach infestation started. I immediately reported the issue to both the landlord and the agency, sending photos, videos and emails. However, they only arranged an inspection after one month, just to look at the situation. Even after that visit, no proper action was taken, and I was forced to live in those conditions for two more months. Before leaving the property, I thoroughly cleaned the flat and left it in a much better condition than when I moved in. I have submitted dated photos and videos showing the condition at check-out to DPS as part of a formal deposit dispute. Despite providing clear evidence of the property’s condition at both check-in and check-out, the landlord still requested a £200 deduction from my deposit for cleaning, and the agency did not intervene or support me in any way. This experience has been stressful, unprofessional and unacceptable. I have now raised a formal dispute with DPS and submitted all my evidence. Based on my experience, I do not recommend this agency.

2nd Oct 2024 (1 year ago)I was unable to sell my flat for around a year with the mainstream estate agents but on our third attempt we decided to go with Pullen estate agents and sold within 4 weeks. Tom was very helpful and communicative all the way through the selling process whilst also managing our sale on a personal level giving us the attention that we definitely lacked from other providers all for a very reasonable fee. I would 100% recommend using Pullen estate agents to anyone looking to sell their property in a swift and efficient manor. Thanks again Tom!
