4th Feb 2026 (6 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

Chiara being the main one was absolutely amazing and supported me throughout the paperwork. Evie, Steph and Laura also very very supportive and kind. They gave me advice and guided me through the process. The team is amazing and I would definitely recommend. Thank you so much.

What can I say he was very knowledgeable he explained everything to me from start to finish. Sukie sorted my company mortgage out just like saying not to worry all will be done which he did not disappoint very impressed. If anyone is looking for new/ remortgage I will suggest go to Sukie he will sort it out. Sukie thank you so much and will see you soon with my other project's. Top man
4th Mar 2026 (14 days ago)Arranged to view a property with Ismaeel which was confirmed that day. After leaving work early and travelling for 30 minutes I arrived early and expected to see him in the lobby. I tried to contact him but got no response, I went up to the flat and no one was there. He made no effort to contact me to tell me he'd arrived or where we should meet and either didn't actually show up or just left without trying to find me. The next day he had the cheek to email me to ask if I "was sure I was at the spot?". He was totally unprofessional and lacks any common courtesy. Thanks for wasting my time. And judging by the other reviews, I can't wait to see the AI generated response to these comments or a claim that "my name isn't in their system". Avoid.

Over the years, I have mainly dealt with Mel who is a very down to earth person, easy to talk to, has a full understanding of the rental and sales market. I am more than happy to follow the advise from Mel regarding suitability of tenants and a suitable rental figure. On occasionals when I have contacted Mel at the office she has always been able to forward me to the correct person within the department, if my enquiry cannot be dealt directly with her. 24th Nov 2025 (16 weeks ago)Moved into a house managed by James Laurence a few years ago. Was told it would be fully refurbished and moved in to discover the house was a bomb site. Live wires hanging from the ceiling, destroyed carpets. Previous tenants used toilet brush just sat in the front room! They never moved an inch to resolve this for us. Upon moving out they tried to charge us for EVERYTHING that was wrong with the place when we moved out of it. Including £84 to tighten a toilet seat. Absolute grifters, stay away.

27th Jan 2026 (7 weeks ago)I first called Encasa in November 2025 about a property but received no follow-up. I called again first week in January 2026 to arrange a viewing while I would be in the area, but still received no response. My son also called on my behalf and was told to email if it was urgent, even though he explained I was travelling a distance away from Solihull and as I was viewing another house and because they didn't get back to me can I view their house yet there was no follow-up to any of these attempts. This repeated lack of responsiveness caused unnecessary stress and wasted time. Serious buyers should be aware that arranging a viewing with Encasa can be very frustrating.
23rd Feb 2026 (23 days ago)We have recently used David, Amelia and the wonderful team at Kingsman to sell our home. The process from start to finish has been outstanding. We had multiple agents value our property and David stood out above the rest with a great understanding of not only our property, but the market in general and gave us lots of useful tips on buying too. There were no hidden fees for photographs or identity verification which we really appreciated.<br>We sold in the very first weekend of listing after a bumper day of viewings and the communication throughout was outstanding. We had feedback from each prospective purchaser and the negotiations on our sale were seamless. Once sold the progress was passed to Amelia who has kept us up-to-date on a weekly basis. She liaised with our buyers and the sellers of the property we purchased and both solicitors, and ensured that all communications were top notch. We have now exchanged contracts and are ready for our move. We can't recommend Kingsman Estate Agents enough & I will be telling anyone considering moving to speak to David first. We all know that selling your home can be stressful but the whole process has been anything but, and that's down to Kingsman. So, a huge thank you from The Francis Family.
