4th Feb 2026 (6 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

I have received little to no information from them despite paying a holding deposit. As first-time buyers, the whole process could have been quite stressful, but they made it genuinely enjoyable for us. They were incredibly helpful, responsive, and always quick to act whenever something needed doing. Sarah and Louise kept us regularly updated and constantly reviewed the progress of our purchase, which gave us a lot of reassurance throughout the process. Their dedication, communication, and personal approach really stood out. It felt like we had a team who genuinely cared about helping us get into our first home. If you're looking for an estate agent with a dedicated and supportive team to guide you through buying a house, I would definitely recommend Dixons. From start to finish, the whole team were professional, responsive and genuinely committed to helping me secure my wonderful new home. Buying a house can be a stressful process, but they made the journey feel smooth and well supported throughout. Julia was always approachable, knowledgeable and incredibly patient, keeping me informed at every stage and answering any questions I had with clarity and reassurance. Her dedication, attention to detail and genuine care made all the difference and gave me complete confidence along the way. 24th Nov 2025 (16 weeks ago)Moved into a house managed by James Laurence a few years ago. Was told it would be fully refurbished and moved in to discover the house was a bomb site. Live wires hanging from the ceiling, destroyed carpets. Previous tenants used toilet brush just sat in the front room! They never moved an inch to resolve this for us. Upon moving out they tried to charge us for EVERYTHING that was wrong with the place when we moved out of it. Including £84 to tighten a toilet seat. Absolute grifters, stay away.

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
