21st Jun 2026 (15 days ago)Rented a mould infested property with EPC rating E and it was so cold and energy consuming yet they increased the rent not minding what we were going through. When we complained, they took zero responsibility and Emma blamed our breathing for the mould. We moved out and they requested part of our deposit(still contesting that with DPS) even when we caused zero damage to the property. They are simply unsympathetic and all they care about is money. I genuinely feel for whoever will rent the property I left because they usually use paint to cover the mould and you won’t notice till you start living in the house. Please check the EPC rating of their property you want to rent and completely AVOID D AND E!<br><br>EDIT: DPS gave them nothing and returned all my deposit to me. After investigation, they saw it was pure fraudulent exploitation to ask for part of my deposit for black spots in a mould house I didn’t cause.

Dave carried out the property valuation, along with several other agents and put us at ease with his local market knowledge and his sound property advice. Absolutely amazing and professional service from the whole Apple Property Solutions team. Would definitely recommend to anyone looking to sell in the Great Barr area.

From the very first conversation, Angel Estate agent was different. They took the time to genuinely listen to our needs, fully understood our business requirements, and were very clear about what was realistic within our budget. Rather than pushing unsuitable options, they gave us honest guidance, clear direction on locations, and practical advice that actually made sense for our business growth. What really stood out was their commitment and persistence. They stayed with us throughout the process, kept communication clear and consistent, and worked hard to find a property that truly matched what we were looking for tomorrow not just something to close a deal. 2nd Jul 2026 (4 days ago)Not impressed at all. If I could give zero stars I would. My husband viewed 5 Stamford Road, Handsworth which was on for £230000 on Friday 19th June 2026. We were told another buyer was interested and had put an offer in. I wanted to view the property so we visited the office and spoke to Gemma Stanford. We were told an offer had been accepted and if I wanted to view what kind of offer would we be willing to put in as the vendor wanted to sell quickly and only wanted to let us view if we were going to put an offer worth his while We said £215k to £220k and could be more after viewing. An email was sent regarding this. Gemma said we can view property on Saturday 27th June 2026. We viewed Saturday an put an offer in of £217500. We got a call on Monday full and final offers. We kept our offer the same. My husband visited the office on Tuesday and Gemma said we are still waiting for a response from the vendor. I came from work and rang the office and Gemma answered. I asked any response from 5 Stamford Road. Gemma replied are you the £215k buyer. I replied no. I am the £217500 buyer. Gemma replied I was about to ring you that your offer has been accepted and you got the house as our offer was the highest. The next day my husband got a call from Gemma Stanford and was told the vendor wants to stick to the original buyer. My husband asked why and Gemma said the vendor/seller felt sorry for the first buyer. When then visited the office at 4pm Gemma said the vendor and buyer do not know each other. Everything Gemma said made no sense. We said to Gemma buyer must have put another offer and she replied yes. We then asked are we allowed to do the same. Gemma replied the Vendor does not want to go into bidding wars but you are allowed to put another offer in but vendor may not accept your offer. We put an offer of £221k and Gemma said I have sent your offer to vendor and emailed it to you. No email was sent to us we chased it up. Then the next morning an email was sent to us with our offer and house was already showing as STC. We believe our offer was not put forward. We got a call on Thursday and Gemma said the vendor was not interested in your offer and the memorandum of sale has started with original buyer. I already knew we were not going to get the house from how Gemma spoke to us and the excuses she made. There was something quite not right with this sale. We feel we were treated unfairly.

Despite my tenancy starting on 19 June, I received little to no communication and had to repeatedly chase for updates by phone and email. I was only informed days later that the person handling my case was on holiday, causing significant delays.<br>Key collection arrangements were never explained, yet I was later told it was my responsibility to collect them from the outgoing tenant. I also had to request important documents, including the inventory report and deposit protection details that was only sent yesterday.<br>To make matters worse, I was charged full rent despite being unable to move into the property due to delays and miscommunication that were entirely outside of my control. Overall, a frustrating and poorly managed experience I would say.

Answered all of my questions and concerns, made the process very smooth and easy, great customer service. Would definitely recommend working with this company. She seemed very experienced and knowledgeable, looking forward to go ahead with their services for my property.
