The external contractor-led vetting process was a bit lengthy (perhaps understandably so), but overall I have found this to be a professional, reliable company.

He has consistently gone above and beyond to help, always making himself available to answer questions, provide reassurance and keep everything moving. He is knowledgeable, professional and genuinely cares about delivering an excellent service. James and Pervin were both fantastic communicators throughout the process of selling my N1 leasehold flat in 2026 – they were knowledgeable, efficient and effective, and it was genuinely a pleasure to liaise with them.<br>Having shopped around for estate agents and found the ‘on paper’ offerings pretty similar, it was their smaller, long-standing sales team that swung my decision – and that really worked for me, as I always knew who I would be picking up the phone to, and I had continuity and expertise on hand throughout the process.<br>Many thanks to both James and Pervin for their help!
12th Aug 2026 (11 days ago)I booked a short-term let through this agency and paid a sizeable upfront fee to arrange a furnished property with an internet connection, bed linen and towels.<br><br>When I moved in, the apartment was only partially furnished, there was no bedding or towels, and the Wi-Fi connection had not been set up. There were also several maintenance issues, including a completely blocked sink.<br><br>It took over a week, along with extensive back-and-forth communication with multiple members of the team, to get everything resolved. The whole experience was poor with the agency from start to finish and particularly disappointing given the fee I had paid for the service. They did eventually return the fee after multiple complaints.<br><br>I would not recommend this agency.

We were new to the UK and were having great difficulty getting anyone at agencies across the city to speak with us. Ben accepted us as walk-ins and allowed us to see several units. Ben was very communicative and worked hard to get our offers in front of prospective landlords.<br><br>Ben left such a great impression on us and were thankful for the hard work he put forth on our behalf.
12th Aug 2026 (11 days ago)Charles Ball and Greg Nickson were both absolutely fantastic. We had a buyer drop out at a late stage and they had it re-listed and under offer again almost immediately. I found them very responsive and open to all manner of queries. The volume of viewings we had was also very good and we received regular feedback from those viewings. Would highly recommend them both. I think the higher fee is warranted for the service they provide.

He is an excellent agent who managed to arrange everything for my flat rental in the shortest possible time. Despite it being a day off, he was incredibly attentive to my needs, understanding the urgency of the situation, and ensuring a smooth process from start to finish. His professionalism, respectful approach, and efficiency made all the difference. I highly appreciate his dedication and would absolutely recommend him to anyone looking for a reliable and committed agent.

10th Aug 2026 (13 days ago)I had an appalling experience with this company. I arranged a house viewing which required me to travel for 3hrs+ there and back. 10 minutes before the viewing I texted the agent (Ahmad Wain) to double check I was in the right place. He immediately viewed it but offered no response. He was then 5 minutes late at which point I called him and he didn’t answer. I then had to call the office at which I was told the viewing had been cancelled, which I obviously I hadn’t been informed about . This was 30 minutes after the viewing was supposed to have started. It was a complete waste of my time and was immensely inconsiderate.<br>The next day I reached out to the agent to say I was dismayed at the events but I was still interested in the property. He never responded.<br>Then 3 weeks later the company had the audacity to reach out again to see if I was still interested in renting.<br><br>I am appalled at this company’s behaviour, they clearly have very little consideration for their customers. Being a real estate agent is a painfully simple job and to be this incompetent is astounding. I would strongly advise against any students or young people using this company.

They kept me informed, were always helpful, and made the whole experience as smooth as possible.<br><br>Thank you all very much for your hard work and support. I really appreciate everything you did.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

We literally couldn’t have sold it without TBA and their persistence through setback after setback, all of which were out of their control. There is simply not another agent in the East End which will provide a service as tailored as the one which Adam and the rest of the team offer. Do not hesitate to instruct TBA as you will not receive half the service from other agents.

They have continued to support us by helping the landlord managed the same property, and their responsiveness has always been appreciated. We are hoping they'll also help us find our next home.

The strategy worked - my lovely garden flat in Kentish Town sold in four days with a bidding war. The entire process was Incredibly smooth and Dillen‘s team were so responsive, professional and helpful. I’d like to thank Titilayo, George and Josh for putting up with all my questions and holding my hand throughout the process. They were all fantastic! I honestly, couldn’t David Astburys enough. Top team top service top sale ????????????
