24th Mar 2026 (22 weeks ago)I had a disappointing experience dealing with this agency regarding a commercial unit at The Embassy in Waltham Cross. We entered into active negotiations, made a formal offer, and progressed discussions in good faith, only to be informed mid-process that the unit had already been let to someone else. This was done without any clear communication or opportunity to proceed, despite being in ongoing discussions. It reflects a lack of transparency and professionalism in how the process was handled. Following this, we were offered an alternative unit at a higher asking price, which did not reflect the condition of the space (shell condition requiring full fit-out). Overall, the experience felt poorly managed and not respectful of the time and effort invested during the negotiation process. I would advise others to proceed with caution.

19th Aug 2026 (5 days ago)I decided to go with Christopher Stokes as they were the market leaders with the best stats in the area. I am so glad I did. The sales team were so supportive and helpful and I felt like I could ask them anything at any time. They printed off some of the paperwork I was struggling with and I was able to sit with Jon in their lovely air -conditioned office and have everything checked through. All of the sales team and staff were so friendly that I felt looked after which was so important at such a stressful time. Every step of the sales process from the initial meeting, the photography, viewings and through to conveyancing was relaxed and enjoyable. I can’t recon them enough.

She often went the extra mile, even working after hours to make sure everything stayed on track. Her communication was always clear, and she managed our expectations with honesty and professionalism. We really appreciated her patience and persistence, and how she kept the process moving even when things were uncertain. Thank you, Christina, for all your hard work and care it really made a difference.

16th Jun 2024 (2 years ago)Was dealt the worst tenancy of my life through Lifestyle Property. Within 3 weeks of living at the flat we were burgled, front door was taken off the wall so we had no choice but to phone the landlord and was told we ‘ruined his Sunday evening’. The property made us all severely sick for months at the result of black mould. We had doctors notes and the landlord disregarded all proof that the mould was a result of poor insulation. Adam and the management team at Lifestyle property were reluctant to help in anyway, Adam asked us to send him evidence of the flat and instead of giving advice, he ignored emails and decided he no longer wanted to help. Useless estate agents and I would advise anyone to stay away from Lifestyle property, especially if the landlord is Lee Poppy.

I was extremely pleased with the support Helen provided me with the sale of my bungalow and she gave me good advice throughout the process. She was calm, determined and professional. Helen organised the staging and photography of the property to maximise all its potential. The property had many viewings and Helen followed up all viewings to ensure everyone had appreciated its unique features. I was kept fully informed of feedback from buyers. Despite my chain failing twice she remained supportive and encouraging. Even when Helen went on holiday she kept in touch with me making sure l was always fully informed on how things were proceeding. She liaised with the other estate agents to ensure good progress was made by all parties. In the final weeks she kept me calm and reassured. I have no hesitation in recommending Elite Homes.

Any questions that I had have been promptly dealt with. I was able to move in to my new place reasonably quickly. I have also been contacted by few other agents at VIA Properties and with confidence can recommend these estate agents to others.

17th Aug 2026 (7 days ago)We didn't end up going ahead with our sale in the end - some family timing meant it wasn't the right moment for us - but I wanted to leave a review anyway because Tom was excellent throughout and I wouldn't hesitate to use him when we do sell.<br><br>He came across as genuinely thorough from the first meeting, not just a sales pitch. He talked us through the marketing price versus what we might actually achieve, was clear about how the launch and pre-launch process works, and didn't try to rush us into anything. When we told him our circumstances had changed, he was completely understanding and no pressure about it, which honestly says a lot about how he'd handle things once you're actually on the market too.<br><br>If you're weighing up agents in the Edmonton area, I'd put him on your shortlist. Thorough, straightforward, no hard sell.

5th Oct 2022 (3 years ago)We had a really bad experience with this estate agent, so beware. We had an offer accepted on a property, Jerome did the usual of taking our ID, proof of deposit, agreement in principle etc and confirmed acceptance. Three weeks later our solicitor raised our attention to the fact that the sellers solicitor had yet to issue draft contracts. After another week I finally got hold of Jerome who confirmed that the seller wouldn't issue the draft contract until we had a confirmed mortgage offer on the property. I told Jerome that wasn't the normal sequence we were familiar with, but he assured me that was how sales progressed in his experience. We went back to our solicitor who advised us that they would indeed normally wait for draft contracts to be issued before proceeding with searches and surveys etc. So we gave the sellers solicitor a deadline before we would reconsider the offer. On the day of the deadline the seller issued a race contract and advised us that there was another interested party who's offer had also been accepted and the seller would exchange with the party which secured a mortgage offer first. I don't know whether Jerome was aware that the seller had accepted multiple offers when we had our conversation, but my instinct at the time told me he wasn't being open and honest about the sellers intentions. So beware of this agent in case they try this with you.
