As a first time buyer with very little knowledge, Anne ensured I felt guided and supported at all times, making sure I fully understood my options, what everything meant and doing everything in her power to get me the best mortgage deal and rates. She has also communicated with my solicitors and estate agents on my behalf taking away a massive burden. Most importantly, she’s always been at the other end of the phone when I’ve needed her.<br>Super professional, extremely lovely and very efficient- the time from having my first meeting, a DIP and a mortgage offer was 10 days! 19th Aug 2026 (10 weeks ago)I couldn’t recommend Redwoods highly enough after they sold my property in Halifax. From start to finish the whole experience was outstanding. Their communication was excellent they kept me fully in the loop with regular updates and took the time to clearly explain every step of the process so I always knew exactly where things stood. They were genuinely proactive, anticipating issues and keeping everything moving smoothly without me having to chase.<br>What impressed me just as much is how well they look after my rental portfolio. As a landlord, I really value the care they show both me and my tenants. They handle everything professionally and thoughtfully, which gives me complete peace of mind.<br>If you’re selling a property in Halifax or need a reliable team to manage your rentals, Redwoods are the ones to go to. From our initial query right through to completion, dealing with the agency was a complete pleasure.<br><br>The entire team was great, but Sam in particular was absolutely amazing. She consistently went above and beyond for us, managing communication and ensuring we were kept fully informed through every milestone. His communication and willingness to go the extra mile have made a real difference throughout the whole process.<br><br>I genuinely couldn’t fault Matt and the service he has provided. 8th Oct 2026 (19 days ago)Amazing service from Adam and the team! Within around 48 hours of raising an enquiry, Adam came around to value the house. He was honest, professional and timely. Shortly after, he then came around to take pictures/measurements of the house and again was professional and warm. He explained everything he was doing as he was doing it.<br><br>When selling the house, we were communicating with Jess who was just as great! Her responses was prompt and she always kept us in the loop. After a blip where the initial sale fell through, she and the team were prompt in getting the house back on the market ready for viewings.<br><br>Protheroe Property made our move seamless and alleviated some of the stress. Their communication was prompt, effective, and always warm. I don't think we waited longer than a few hours for a response. They worked hard to get our sale through and we would use them again in a heartbeat :)

Throughout a challenging and emotional process, the team was professional, responsive and genuinely committed to getting the sale over the line.<br><br>Their tenacity in chasing updates, keeping all parties informed and persistently driving progress with the solicitors made a real difference. Nothing was too much trouble, and their proactive approach helped keep everything moving when delays could easily have stalled the process. 16th Oct 2026 (11 days ago)*EDIT to respond to owner*:<br><br>As suspected, as with the additional drone footage photos which were only added AFTER we complained, they have once again lied about us being supplied footage of our home being locked. This categorically has never been sent to us. It just goes to show how far this company will go to protect their reputation, completely and utterly lying stating they have evidence that they gave us. THIS DID NOT HAPPEN.<br><br>It isn't just the one agency that warned us, it was every single agent in the Holme Valley area - they are getting quite the name for themselves and we can absolutely verify that multiple other agents have stated many of their clients have come to them as a direct result of Home & Manor's failings.<br><br>It is just lie upon lie upon lie, I cannot actually believe they are getting away with it as they are.<br><br>Avoid Home & Manor at all costs. An utterly incompetent and unprofessional estate agency.<br><br>After four months of dealing with Home & Manor, we have finally moved to another estate agent. Our experience has been nothing short of appalling, and we deeply regret not listening to the warnings we received before signing with them.<br><br>Communication is dreadful, and the sheer level of incompetence suggests a poorly trained, understaffed business incapable of delivering even the most basic customer service.<br><br>Just some examples of what we've experienced:<br><br>- Viewings: They waited over a week to inform us that a viewing scheduled for the following day had been cancelled, despite admitting they'd known all along. Not even an apology.<br>- Organisation: Staff seemingly have no idea what's recorded on their own system, including viewing feedback we'd already seen ourselves.<br>- Broken promises: The service promised during the owner's initial sales pitch was completely different from what was delivered.<br>- Drone photography: After chasing for SIX WEEKS during the summer, we were told the weather hadn't been suitable. When the photographs finally appeared, there were just two poor-quality images. After questioning this, another two suddenly appeared, which they then insisted had been there all along, which was not the truth.<br>- Property security: Our home was left unlocked, a serious failing they subsequently denied.<br>- Management: The owner is readily available when securing your business, but once you've signed, getting hold of them to escalate problems is another story. Ignored calls, excuses and zero accountability.<br>- Social media: Despite promising frequent promotion and boasting about their social media presence, our property was posted just TWICE in four months.<br><br>What makes this agency particularly infuriating is their attitude when confronted with their failings. Rather than accepting responsibility, apologising or resolving issues, they argue relentlessly, seemingly more concerned with protecting their reputation than actually selling homes.<br><br>We've since been told they've lost five properties from their listings in just two weeks. Although we cannot independently verify the circumstances, given our experience, it wouldn't surprise us.<br><br>I fully expect their response to this review to be the usual carefully worded damage limitation, claiming they've spoken to us, apologising that they haven't met our expectations and denying responsibility. We've heard it all before. Even when presented with evidence, they would rather argue than acknowledge their mistakes. Any apology at this stage feels utterly insincere.<br><br>In our experience, Home & Manor are far more interested in securing your business than delivering the service they promise once you've signed. Selling a home is stressful enough without constantly chasing your estate agent, checking their work and fighting to get the basics done.<br><br>We've wasted four months dealing with broken promises, incompetence and unnecessary stress. Thankfully, we've now gone elsewhere.<br><br>Please do your research, read the negative reviews and think very carefully before trusting Home & Manor with the sale of your home. We wish we had. Save yourself the stress and go elsewhere.
19th Oct 2026 (8 days ago)I made the difficult decision to sell a cottage which had been occupied by my family for over 250 years and met with several local estate agents. From the start, Katie impressed me with her prompt reply to my initial enquiry on a Sunday. She may not have the experience of some of the others I met, but she certainly showed enthusiasm and understood the complexities of selling a holiday cottage. I was able to contact her easily and she kept me fully in the picture. A buyer was found within a month. Highly recommend.
