19th Mar 2026 (15 weeks ago)Everytime I enquire about a property for sell this agent is advertising. The first question they ask is 'Do you have a property for sell'. They take all your personal details and at the end don't give a date for viewing. This happened on several occasions, I have now stopped enquiring. I believe this is a fishing tactic to get peoples information and if they can find a person who is looking to sell. I would not ever buy or sell a property through them.

She always deals with any queries quickly and keeps us well informed, making everything stress-free. Excellent customer service and a real credit to the team. Highly recommend!
14th May 2026 (7 weeks ago)Warning: Serious Misconduct and Potential Fraud I agreed a sale price with Amaal Mahmood Khan at Brian Thomas Estate Agents. During the process, he insisted on altering the agreed price on the official paperwork to a lower figure and taking the difference in cash. This would have cheated the property owner and is essentially mortgage/property fraud. Anyone considering instructing him to sell their property should be extremely cautious. Amaal tries to negotiate cash payments with buyer and does not tell seller real offer. In my case he lied to the seller about the amount i offered and if i had gone ahead the seller would have lost out on thousands of pounds that Amaal was demanding to receive in cash off the books. I strongly advise to avoid this agency and this dishonest man.
12th May 2026 (8 weeks ago)Service was amazing, highly recommend these estate agents. Mike Driver, the branch manager, was great from start to finish. We appreciated his honesty, transparency, and his willingness to go above and beyond. He helped us chase the vendor's solicitors and was responsive over the phone. The staff were also very helpful and lovely, taking great notes and collaborating with each other well. I highly recommend, and will look to contact them again if we are in the market again. P.s. this was a review I gave in July 2021, but didnt get published!!

Made us feel very comfortable and overall top bloke.<br>Clare was helping us move forward once offer was accepted and she was brilliant, kept us constantly in the loop and chasing both solicitors for answers.<br>Overall great experience with Maddison Fox.
22nd Mar 2026 (15 weeks ago)Hawks, in particular Jasmine, was fantastic. I bought the second flat I viewed. Jasmine was really personable, answered all my questions (including following up via e-mail as needed), and supported me throughout the process. I am a first time buyer so didn’t know anything about the necessary steps so Jasmine and her colleague (Sandip) helped guide and prepare me throughout. I definitely recommend using Hawks and Jasmine.

16th Jun 2026 (19 days ago)Absolutely ridiculous mate they said they’ll pay us back our deposit if they cancel our application but emailed saying they wouldnt give our depo back dont bother paying them scamming company. When you pay holding deposit they said theyll take it off the market and stop other enquires but its funny because once i paid depo they never took it off the market and my friend sent a fake enquiry to see if they reply to her, not only did they reply to her, they also wanted her to send a depo. Extremely unprofessional

From the outset, Mo was professional, knowledgeable, and genuinely engaged with the matters I brought to him. What set him apart was not just his competence but his thoughtfulness: he had a real grasp of the underlying dynamics of difficult situations and gave advice that went well beyond the routine. When I needed to make a difficult operational decision, Mo handled the transition with grace and continued to offer his support even when it no longer benefited him directly. That kind of integrity is rare. If you are looking for an agent who will treat your property and your interests with care, Mo is the person to choose.

22nd Jun 2026 (13 days ago)Very poor experience from start to finish. I called on Saturday and was told they would check with the current tenants and arrange a viewing. They booked me in for 15:00, but when I called to confirm they went silent and stopped responding.<br><br>I chased again on Monday and they rearranged the viewing for 13:15. I arrived at 13:17. As I pulled up in my car the agent was already leaving, and we made eye contact. It was obvious I was there for the property, yet he carried on walking off, later claiming he assumed I wasn't coming. He couldn't wait even two minutes. When he finally came back to show me the property, he was abrupt, barely spoke to me, and gave the impression he had no interest in showing it at all.<br><br>When I asked about any flexibility on the rent, he told me he already had four other offers, all at the full asking price of £1,375, and that all four had already paid deposits.<br><br>Afterwards I messaged to ask about the council tax and to let them know I liked the property and wanted to put in an offer. Again, no reply. They simply ghosted me.<br><br>A complete lack of basic customer service and common courtesy. I would not recommend dealing with this agency.
9th Jan 2026 (25 weeks ago)I am disgusted by the way [Cranbrook letting Ltd] treats people. We viewed a property and were explicitly told by the agent that the house was ours and we could proceed with the rental. We started making plans and stopped looking at other places based on their word. ?However, shortly after, they went behind our backs and gave the house to someone else without a word of explanation. This level of dishonesty is appalling. ?To make matters worse, the stress and disappointment caused by this agency's lies literally made my mother sick. We spent time, energy, and hope on this, only to be treated like we didn't matter. They are unprofessional, untrustworthy, and have zero compassion for the families they deal with. If you want an agency that keeps its promises, look elsewhere."

He was always available to answer questions, kept us fully informed at every stage, and proactively solved any issues before they became problems. His negotiation skills were excellent, and he worked tirelessly to secure the best possible result. Ali made the entire process smooth, stress-free, and efficient. His attention to detail, transparency, and genuine care for his clients are rare to find. Mine was a complex situation with the move but I had so much support from Matthew.<br>He worked so hard to ensure the sale of my house and purchase of my flat went as smoothly as possible.<br>He was really easy to reach and I was kept up to date throughout.<br>I would strongly recommend them, especially as my house sold straight away, and for the asking price!<br>I honestly can’t thank them enough.

What should have been a straightforward transaction became a complicated chain with numerous delays.
