    Lesley Hreaves Estate agents in Gedling Village were excellent. Friendly, Efficientand always happy to discuss progress. There were always viewers to look at the house every week but to begin with these maybe not the right people as they hadn’t done their homework with regards to layout. We reduced the price which immediately found the exact buyer for the house, who really want it and appreciate what it offers. Great result in 6 weeks.     I recently completed the purchase of our 2-bed home in Canning Town with Stephen from Samuel King, and I honestly couldn’t recommend him more highly. From start to finish, Stephen was exceptional. He was proactive, transparent, and always one step ahead throughout the entire process. Buying a property can be stressful, but he made everything feel smooth and manageable, keeping us informed at every stage and always being available to answer questions. What really stood out was his attention to detail and genuine commitment to getting things over the line. He coordinated seamlessly with all parties involved and handled any issues quickly and professionally, which made a huge difference in keeping things on track. A great example of this was following our Level 2 survey, where a number of repairs were flagged that couldn’t realistically be completed before exchange. Stephen stepped in and negotiated on our behalf to secure compensation from the seller instead, making sure we were properly covered. That level of support and advocacy made a big difference and gave us real confidence throughout the process. It’s rare to come across someone so reliable and easy to work with in this process. If you’re looking to buy or sell, I wouldn’t hesitate to recommend Stephen and the team at Samuel King. A genuinely 5-star experience.... Read more

    Living in a Robins Estates property deeply tainted my experience of student housing. Although me and my friends found the humour within it they were the most unprofessional and useless company I have ever had to try and cooperate with. Their entire business is faceless and made up of lying estate agents who are simply trying to invalidate the students living in their properties and get away with doing absolutely nothing. Their phone number automatically puts you through to a call service where it is virtually impossible to be passed on to someone who actually knows about the property. And even then you are asked to put the emergency issues into an email which always gets an automated response that they’re out of office. Even when this emergency is an active leak. They do not communicate with their landlords which forced us to contact the property owner ourself, to which he was completely unaware of the leaking roof, rat infestation and many other issues. Even then Robins Estates refused to support us and by the end of the year had practically evicted us when deciding to rip out the bathrooms weeks before the tenancy ended. On top of the kitchen being infested with rats this forced me and my housemates out of our house, something which if we did not have the privilege of being able to go home from uni would have made us have nowhere to live. Robins Estates never seemed to understand the seriousness of these issues and constantly invalided us unless our parents rang up and demanded action in writing to hold them accountable. And even then the issues from when we first moved in were never resolved. Empty promises and lies are the foundations of Ben and Alex’s so called professional techniques. Overall, I will always hold immense anger for Robins Estates and the way they made a group of 7 girls feel so invalidated, helpless and frustrated in a situation that we were PAYING thousands of pounds to be in. If I can give you one piece of advice it would be to find any other estate agent and recommend your friends to stay away from this company. I hope that one day Ben and Alex will understand the seriousness of their job and how absolutely useless they are at fulfilling their roles. Even after being offered reduced rent to stay in the house for another year we were completely set in our decision to leave Robins Estates and the unresolved rat infestation as soon as possible. I am so grateful to now be living in a lovely student house with a very understanding landlord who we have regular contact with and is massively useful. No other groups of students should have to experience Robins Estates.... Read more

    Wanted details on the Southwell Prebend house after a while I received it requested further information and a guidance on price and a viewing no reply a very well known Southwell resident who I visit discussed it with me ,I wasn't saying I was going to buy it but it would have helped if I was at the very least been given further information .     Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more
