19th Aug 2026 (10 weeks ago)Dealt with this firm as the seller when they represented the buyer on my property sale. Their conveyancer refused an existing absent landlord indemnity policy on completion and pushed for a retention for ground rent arrears. After completion, the ground rent invoice was issued by a company whose active Director is a Senior Partner of this exact law firm. When raised, the Senior Partner dismissed the concern on the basis that I was not their direct client. Be aware of how third-party transactions and retentions are handled here.<br><br>UPDATE in response to the owner's comments:<br><br>I was never provided with an address or contact details for any alleged rent collector, meaning there was literally no door to knock on. It was only when I researched the entity demanding the funds on Companies House that the direct link to this firm's Senior Partner was uncovered. Written correspondence from the conveyancer also confirmed that her client would not knock on a door to pay rent.<br><br>The Absent Landlord indemnity policy had already been purchased in 2018 at my own cost when I bought the property. Refusing existing insurance to extract cash under the time pressure of a completion date resulted in an unnecessary duplicate payment.<br><br>The response above openly confirms that the company which issued the arrears demand and received the payment has a Senior Partner of this law firm as an active Director.<br><br>I never confirmed the matter was closed, having promptly referred the conduct to the regulator. The SRA's assessment explicitly recorded that the conveyancer claimed she was personally unaware that her firm's Senior Partner ran the company collecting the ground rent.<br><br>The documented email trail and public Companies House records speak for themselves.

Great value for money versus others in the area. Hopefully the process to completion will be as efficient but mindful solicitors are involved and that WC . Dawson don’t have too much influence on the timeline of the sale itself.

I can honestly say this is the best service I have ever received, with a special mention for Bev, the sales manager, who was superb throughout. Bev kept me updated throughout the sale, along with both sets of solicitors.<br>Don’t bother shopping around—just use these guys, they are brilliant.

He has always been happy to help with any questions, offer advice and provide support whenever needed. Nothing has ever been too much trouble, and his friendly, professional approach has made the whole experience so much easier. James is all friendly when it comes to wanting to sell your house and get your money but as soon as the sale has gone through and the buyer has an issue with the house they are no help. They are telling me I am going to court because of a dirty house and I will be paying all of the legal fees because he thinks my house was dirty. The house was not dirty, if the house was not up to the buyers standard then I don't feel I should be paying for the house to be cleaned professionally, that is their opinion and if they want that then they should pay for that. I fell very unfairly treated and being threatened by James and Candor that I am going to court regarding this feels like I am getting bullied into paying for something I don't need to. James and the team will come across all nice and helpful while they want your money but as soon as you are done they won't be all nice and helpful anymore. Do not trust and stay far far away!!
