Active visits site allowed all parties to track the success or otherwise of the buyers visiting our house and double check for any issues they may have wanted to highlight.    I read several of the reviews already posted before I wrote this and feel that I'm just repeating what everyone else has said! Putterill's sold my late Mum's retirement flat (notoriously difficulty!) for us and I cannot recommend them enough.<br><br>Oliver started the process enthusiastically and gave us confidence that they would sell the property to the right person at the right price. Nigel was exceptional - professional, proactive, knowledgeable - and kept the whole process moving to a happy conclusion for all last Friday.<br><br>I believe that many newer estate agents may be cheaper than Putterill's but you get what you pay for! There is no upfront fee which you may lose if the sale falls through for any reason - you pay on completion of a successful sale.     I honestly can’t say I would use this company again. I prefer not to leave any reviews that could be perceived as negative if I don’t have anything nice to say.<br><br>The issues I have experienced so far:<br>1. They confirmed a washing machine would be in the property and when I moved in this wasn’t the case, and the letting agency was unaware (has since been resolved)<br>2. I didn’t have all the keys provided to me, the post key (I believe an honest mistake, with 11 keys noted in the inventory I only received 7 pieces, as they retain the rest, issue resolved)<br>3. Issues with access to hot water (engineer sent, has since been resolved)<br>4. Putting on the oven trips out all the plugs in the flat (unresolved and it was reported almost a month ago, was not working from when I received keys from 22 August)<br><br>I appreciate sometimes there requires communication between the landlord and the letting agency to resolve these situations, and independently these scenarios may not be that serious. However, after only signing the tenancy back in August, and living in the property for over a month, there have been way too many issues to be dealing with so early on, which is a concern.<br><br>I wouldn’t recommend this lettings agency based on my experience because I don’t believe they conducted enough checks to make sure the property was readily available to live in. In addition, the repair reporting system has required me to call and chase up repairs that I don’t believe I should’ve been facing so early on. The communication isn’t great when you need an update on the issues you’re facing and you are basically ghosted. Aside from taking time out of my workday to call and chase I’m not sure what else to do.<br><br>There were some good things I can report on like, the quick turnaround to get approved and the tenancy signed, and the welcome pack when I first moved in. But moving is already a very distressing experience, with trying to get things set up quickly and promptly. But having to deal with all these issues in the flat has made the experience worse. I wish I had a more positive experience but so far the bad has outweighed the good.<br><br>At this point I just want a working oven…... Read more

    I honestly couldn’t recommend Linzi highly enough! I met with five different estate agents before deciding who to go with, and Linzi stood out by far. I was advised to go with one of the bigger chains, but from the first meeting, Linzi felt so much more personable, genuine and honest. I immediately felt comfortable with her and knew I was making the right choice. My property sold within just 48 hours of going on the market, which was amazing in itself! I also asked if I could take my own photos for the listing, and Linzi was completely accommodating. Throughout the whole process, pretty much anything I asked for, she did everything she could to help. The sale became a little complicated along the way, but Linzi went above and beyond, including communicating with the solicitors and helping to keep everything moving. She was always approachable, helpful and reassuring, and I genuinely felt like she cared about getting the best outcome for me rather than just making a sale. Selling a property can be stressful, but having someone you trust makes such a difference. I’m so glad I went with Linzi rather than one of the larger chains. Five agents later, and there was absolutely no competition — Linzi was the best by far! Thank you so much for everything, Linzi.     Had a great experience with the team at Wellington Evans. We not only sold our property with them, but bought our onward property too, and in both cases, the experience was easy, efficient and as smooth as buying a property could be. The thing that stood out though, was the level of communication. We always knew what was going on, and because they used WhatsApp, communication between us and the team was easy and convenient.<br><br>Would highly recommend Wellington Evans.     This was a terrible experience. I was promised it all and receive nothing. I was told there will be bespoke marketing but I just got a right move and Zoopla add and one social media post. No video even though we suggested it. When the property went on Rightmove there was a “glitch” and the exterior photos were not showing. Nor the floor plan or sizes. After almost a week this got fixed. But the ad wasn’t reset. In less than 2 weeks we were recommended to reduce the price based on a property that sold 2 years ago which was over 1,000 sqf smaller. I was told the agreement was 12 weeks but he had noted 20 weeks and never left me a copy of the agreement. When I gave notice suddenly we had interested parties. I had a toddler and 2 indoor cats and 5,000 sqf to tidy up but he always gave me less than 24hrs notice. Communication was almost like non existence. We would have paid him around 26k yet we had an office number and email to communicate with him. Emails took days office number almost never replied. He was always negative about everything. He then bought on a colleague who was a little more active but still the whole experience was stressful and just dragged. We switched agents and even before the ad went live we had a viewing. Super reliable and high quality job pretty much on time (the heatwave slowed work a few days which is understandable).     I have been working closely with IW Estates over the last few weeks as they take over the management of my property portfolio. The service I have received has been outstanding and I am impressed with the “due diligence” they have undertaken. Giving the changing legislation affecting landlords, I feel confident that IW Estates will ensure compliance with the law. I also expect that my tenants will have confidence that issues arising with the property they are renting will be dealt with in a timely manner. My point of contact is Ellie Smith and she has been outstanding in terms of advising me, creating new tenancy agreements and meeting my tenants. I know that she is supported by others in IW Estates and my thanks go to them as well as to Ellie.
