Chose Franca thinking she would be good during the final (post offer but pre contract exchange) stage in the process, but it's someone else at Philip James that handles that side of things (who also seems good, but worth bearing in mind)!

Great value for money versus others in the area. Hopefully the process to completion will be as efficient but mindful solicitors are involved and that WC . Dawson don’t have too much influence on the timeline of the sale itself.

Although when I looked at cost, it was slightly more, the service we received far outweighed the money we paid. We changed to Wainwright's after using another estate agents and I don't regret it. Within a few weeks they had sold our house and the service was impeccable. Every member of staff was dedicated to selling our house. Don't hesitate to use Wainwright's estate agents. 19th Jan 2026 (7 mo. ago)I take no satisfaction in saying this is a very unprofessional disorganised outfit. I let my house out through them and initially seemed ok but soon turned out to be a nightmare. Phone calls and emails are very rarely returned or answered, the guy dealing with my house…Sam is off on a Monday so everything is put on hold until he returns and he remembers to get back to you. Payments frequently late without any reason or explanation and to top it all when tenants were moving out after having given notice they left it until a month before to re advertise it which resulted in my property standing empty for 6 weeks. I’ve since changed to a much more professional firm with whom I’m very happy. In the last two weeks I’ve sent an email and spoken to someone on the phone as i needed a tax statement for the year….you won’t be surprised to discover there’s nothing been forthcoming. Avoid like the plague.
23rd Jul 2026 (4 weeks ago)John Woodhall came to value the property and was very friendly yet professional. Once we instructed him the wheels were set in motion. The photos were taken and the house put on the market within days of his visit . Communication was good with his office regarding the viewings. We were so pleased to get an offer with just being on the market for about 3 weeks. At the moment we are getting on with the sale and so far so good. I would definitely recommend Woodhalls estate agents, their service including the photographers has been amazing.

3rd Aug 2026 (20 days ago)Hi everyone, I’m looking for help from landlords/property owners who may have dealt with Alphi Jacob Knight or Eric PVE Group in Manchester.<br><br>We handed our M1 apartment over to Alphi in July 2025 to manage a refurbishment and prepare the property for rental/ sale. I’m living away from Manchester and trusted them to manage the project and contractors on our behalf.<br>Unfortunately, almost a year later, the situation has become extremely difficult.<br>The property has been vacant for nearly 12 months. We have paid more than £40,000 in refurbishment-related costs, incurred over £3,000 in building management charges/fines following damage during the works, and lost a substantial amount of rental income.<br>D3 Group was introduced/appointed by Alphi to carry out the refurbishment, but when serious problems arose with the quality of work, delays and payments, we found ourselves caught between the different parties and there appeared to be significant disagreement over who was responsible.<br>Later, Eric/PVE became involved in managing/completing the remaining work. We paid approximately another £10,000 to PVE, but many of the issues we raised remained unresolved and we became increasingly concerned about the progress and quality of the work.<br>We have now terminated their involvement. They confirmed to us in writing that our keys and fobs would be returned, but we are still waiting for them – after 2 months.<br>We have kept extensive evidence, including emails, WhatsApp messages, invoices, payment records, photographs and records of the work and delays. We are now considering obtaining formal legal advice regarding recovery of our losses.<br>Has anyone here had experience with them, or a similar situation in Manchester?<br>I will report these to trading standards. But would appreciate recommendations for a solicitor experienced in property management/contractor disputes and advice on the best route for pursuing a substantial financial claim.<br>If anyone has dealt with the same companies and would prefer not to comment publicly, please feel free to message me privately.<br>Thank you — any advice would be greatly appreciated.
