2nd Apr 2026 (5 weeks ago)(2-April-2026 update) I am very disappointed with the way Barnard Marcus has handled my deposit return. Despite repeatedly following up, they continue to respond with vague messages like “I am still currently liaising with your former landlord in regards to what they may potentially be looking to claim for to deduct from your deposit.” This has been going on for far too long, and it feels completely unprofessional. The checkout inventory report clearly stated there were no damages and I have hired professional end of tenancy cleaning, so there is no reason for the landlord to spend days “looking for” deductions. The agency should be enforcing a clear deadline for the landlord, not helping them delay payment. I expected transparent and timely communication, but instead, I have experienced avoidable delays and poor accountability. Very disappointing service. ------------------------------------------------------------------------------ To future tenants, I wish you good luck and all the best coz you really needed it. People here just don't give a sh*t and don't care about delivering what they have promised. 1. I was only given the tenancy agreement 3 days before the tenancy start date, as I have mentioned multiple times that I need time to read the agreement and make payment and plan ahead for my moving, they only serve the landlord as the landlord is given a template and rights to modify any leasing terms 2 weeks ago, but I only got 3 days. And they insist that I need to start paying bills on the tenancy start day and not willing to postpone it even it is their fault to not send me the agreement earlier. Without any confirmation how am I suppose to make plans in moving? 2. They will not share the landlord's contact and saying I can contact them whenever I need help. However, whenever I needed them to ask landlord for confirmation, eg if it is ok to replace the traditional meter with smart meter, they will never help you and no reply. I tried to call and email, no response. Also I tried to ask them to confirm with landlord if water bill is also included, as the rent only stated hot water included. I tried to call Thames Water and got the reply is I cannot set up an account with them as the whole building was under 1 business account. I addressed this issue to Barnard Marcus Covent Garden and would would like to seek for a confirmation that I do not need to pay for water. What I got was, if you contacted Thames Water then I should take their advice. Come on! I need confirmation from you! not from Thames Water! There are many more little things that shows how irresponsible they are to Tenants, I hope this review can help anyone who is considering to rent from them. **When it comes to fixture maintenance, Hollie from the property maintenance team however did a great job, she replied my emails and follow up on the issues. I really appreciated her prompt response. PS. I will keep updating my frustrated experiences that I encounter with them.

15th Nov 2025 (25 weeks ago)Terrible experience buying through this estate agent. The property was not cleaned at all upon completion, communication throughout the process was consistently poor, and they failed to return important documents relating to the new energy supplier. Wikki, in particular, was extremely unhelpful. I would not recommend using this agency for a purchase of any kind.

7th Apr 2026 (5 weeks ago)I would like to take a moment to recognise Sarah-Jane for the outstanding service she provided throughout our purchase. She was consistently cheerful, approachable, and always had a smile on her face. She kept us fully informed at every stage of the process and was extremely flexible when arranging viewing times, which we really appreciated. What stood out the most was Sarah-Jane allowing us access to the property prior to moving in so that we could give it a thorough clean. This meant a great deal to us, especially as we have young children, and being able to prepare the home in advance was incredibly important. Every time we met Sarah-Jane in person, she was warm, friendly, and genuinely committed to providing excellent service. Overall, Beresford were a very easy and flexible agent to work with, and the experience was made even better by Sarah-Jane’s professionalism and positive attitude.

16th Jan 2022 (4 years ago)Had an amazing afternoon tea experience. It is very expensive, but worth it if you are on a vacation or special trip! You get refills of all sandwiches/scones/pastries included in the price. I asked for extra scones to take home with me to my hotel for breakfast the next morning (they were the best scones I’ve ever had with delicious clotted cream and jam) and they happily did so in a beautiful packaged box - at no extra charge. The food and service are top notch

Their response time is incredible (shoutout to James) and the move process was made so easy for me (shoutout to Alicia). I’ve had so many awful experiences with other London agencies but they really went above and beyond for me and ensured my renting process has been smooth-sailing and problem-free. Super pleased with their services!

18th Feb 2026 (11 weeks ago)Communication overall was poor, and the final sale price ended up materially below what had been pitched and discussed at the outset. More concerning was the conduct from Yaseen, on the finance side, where agreed written terms were later disputed and the matter was escalated unnecessarily, including multiple threats of court action, before the correct position was eventually accepted after some push back. The issue was ultimately resolved, but the process fell short of the level of professionalism I would expect. I would recommend others ensure everything is clearly documented and reviewed before proceeding, if at all.

What stands out most is their maintenance management; any time we had an issue in the apartment, they quickly sent contractors to handle repairs. They have also been very flexible with our needs over the years. A truly professional team.
5th May 2026 (4 days ago)????? We should have called Alex and Jane first. Here's why ?????? Selling our detached family home in Harlow (£700k–£800k range) was a long and frustrating journey until it wasn't. We interviewed over 10 agents before appointing Fortune & Coates. Glossy brochure, compelling pitch but after months on the market, no offers, pressure to reduce and persuaded us to sign with them by asserting that they could achieve a higher sale price for our home. We switched to Douglas Allen. Same story. More months, no offers and mounting pressure to drop significantly. We were deflated and questioning everything ?????? Then we found Durden & Hunt and everything changed for us ?????? Alex was exceptional from the start. Knowledgeable, personable and refreshingly honest. He asked brilliant questions, listened carefully and gave us a clear-eyed read of the market with no spin whatsoever. Alex explained that the strategies used by our previous agents were ineffective and crucially, he told us why. The optimal approach he advised is to list slightly below market value to generate strong interest and competitive demand allowing the market to determine true worth organically. He also cautioned that overpricing a property stifles interest and can lead buyers to question whether something is wrong. ?????? His assessment proved to be exactly right. He has stayed in close contact and continued offering genuine advice on our next property purchase something he has absolutely no obligation to do. In an industry where attention disappears once contracts are exchanged, that level of care is extraordinarily rare and deeply appreciated. Jane Lewis is quite simply, a rare gem ?????? Exceptionally knowledgeable, wonderfully warm and so genuinely kind. She qualifies every opportunity meticulously, ensuring only serious buyers came through our door. Her approach, her manner and her dedication are things you have to experience to truly appreciate. Words don't do her justice ?????? We listed early October. Less than four weeks later we had multiple offers. By early November it was agreed at the price we had originally hoped for ? Looking back, the lesson is clear?????? An overvaluation might feel flattering but it's a trap. It stalls momentum, erodes buyer confidence and costs you time and potentially money that you can't get back. Alex and Jane didn't tell us what we wanted to hear. They told us what we needed to hear and that honesty is exactly what sold our home at the price we always believed it deserved ?????? If you're in the Harlow or Epping area and serious about selling, please learn from our experience. Don't make the tour of the market that we did before finding the right answer. Go to Durden & Hunt first and ask for Alex and Jane. We have absolutely no hesitation in recommending them to anyone and everyone. You will be in the very best of hands ?????? Five stars doesn't feel like enough. If Google allowed 10 stars, they would have them without hesitation. Thank you, Alex. Thank you, Jane ?? ? ??????

14th Apr 2026 (25 days ago)We haven't had to go through the nightmare of moving house for over forty years but we survived the emotional roller coaster this time round thanks to Stanton Hockett. Not easy for two eighty year olds I must admit who simply want to go live near their daughter up north! We approached the move with trepidation but their approach from the outset was totally re-assuring and empathetic. Tom started the ball rolling with his no fuss approach and we then graduated to the big guns, Brad & Gavin, after they found us a young couple to buy our treasured family home. They might have been a dating agency so suited to us were our young buyers. As apparently often occurs our journey through the legal processes to exchange and completion took us between peaks of elation to valleys of frustrated despair and back again but they were there to support us when we needed it. Thank you Tom and Lewis, thank you Gavin and most of all thank you Brad for your impeccable service to us in the sales progression stage. We are on our way now and feeling a whole lot better about our future.
18th Apr 2026 (21 days ago)Unprofessional, unethical, and publicly mocks clients. I strongly advise avoiding Alexander Rose Estates. Our experience was a nightmare: Financial Pressure: They pressured us to accept a lower offer for their own convenience, disregarding our best interests as sellers. Incompetence: They failed to track essential legal documents and met our concerns with "Be optimistic" instead of professional solutions. Public Mockery: Look at their response to our previous feedback. The owner literally bragged about "celebrating" and "partying" while we suffered from their poor conduct. Using a smirking emoji to ridicule a client’s genuine grievance is the height of arrogance. If you value your money and mental health, do not trust this agency. They don't care about your home; they only care about their commission and mocking you if you complain.
