9th Mar 2026 (10 days ago)I would strongly advise against using this agency. We had an offer accepted by a landlord and were sent the contract and all payment details late Friday afternoon. Interestingly, they don’t take holding deposits (claiming they "don't operate that way"), yet they expected us to sign and transfer a very large sum of money immediately without having our questions answered. By Monday morning, we had cleared all queries, completed references, and signed the contract. After being told to wait for the landlord's "green light" for several hours while we were ready to pay, we were suddenly told the landlord had accepted another identical offer. The excuse given was that the "market is competitive," which is a poor cover for unprofessionalism. They wasted our time, energy, and personal data. Avoid if you want a transparent or reliable process.

24th Nov 2025 (16 weeks ago)We have been renting our properties through Tate for many many years and from past experiences with other agencies would not want to use anyone else. They are on the ball, quick to sort out any issues that may arrive and excellent communicators.

18th Aug 2025 (7 mo. ago)My girlfriend and I had the privilege of renting through Apparent Properties for three years. The staff, notably Geraldine and Laurie-Ann, are friendly, punctual and extremely well-organised. As renters, we felt very looked after (which is a rarity in London) and we would have stayed renting with Apparent if we still lived in the capital!
5th Oct 2020 (5 years ago)They are good people and respectful. Their terms & conditions are good . You can cancel your contract with them giving them two weeks notice which gives you a lot of freedom as you aren’t tied to many weeks of contract if thing don’t work out. However, they operate in a old fashion way. Not much use of technology. No active & dynamic sales strategies. You just hv to sit & wait until a buyer finds your property after searching through many pages of Zoopla etc.
21st Oct 2025 (21 weeks ago)This estate agent is a joke when it comes to marketing properties and getting tenants for landlords. I made the terrible mistake of being lured in by Japan Services’ low fees vs. the high street nationwide companies. First they took almost a week to implement small changes to the contract, the flat photos for the ad were taken ON A PHONE BY AN AGENT are were just as disastrous as you’d expect: badly lit, terrible angles, not cropped. So the ad was a disaster. For all these reasons they failed to get a SINGLE VIEWING in 3 weeks. Let alone an offer. And didn’t even get in touch to discuss a price drop. In general, their communication was abysmal. After giving Japan Services ample time I hired a high street agent who had dozen of viewings within the first 48 hours and three offers in less than a week. I 100% regret ever working with this estate agent and they proved correct every negative stereotype of incompetency in this industry. If I’d just gone with a more expensive high street agent I’d have made back the price difference due to my flat not sitting empty for weeks. Do not repeat my mistake. I dread to think what they’d be like actually managing a property…

28th Mar 2024 (1 year ago)Great communication and straight forward process with this sales team. All are friendly and welcoming and had double the amount of viewings my other agent had. I managed to have an offer accepted within 3 weeks of going on the market. Highly recommend.

Make lots of promises and will not deliver do not use ,,, I am very disappointed and would not like you to be the same its have development property with 5 holiday lodges and gentlemen told me he would be very interested in this property and selling units he is a lier do not trust this company
9th Dec 2025 (14 weeks ago)One of the worst letting experiences I’ve had. Poor communication, emails ignored, phones often not answered, and only after days of chasing did we find out the landlord wouldn’t accept a guarantor, despite this being clear from the start. They completely wasted our time and money. - Update, in reponse to owner's comment: Terrible, misleading experience. From day one we clearly stated on the offer form that we needed a guarantor, and your agent Daniel explicitly told us this was fine. You then dragged things out for about a week from the last week of November, taking documents and running checks, only to suddenly claim at the end that “the landlord doesn’t accept a guarantor.” That guarantor requirement was on the original form you sent to the landlord, she accepted the offer on that basis, and I even asked again and you confirmed it was okay. Hiding behind “duty of care” after wasting our time and blocking us from renting elsewhere is completely unprofessional and unacceptable.

30th Jan 2026 (7 weeks ago)A truly first class experience.; this office has restored my faith in estate agents. The team at the Ham office are always friendly and professional. Our sale has been difficult for a variety of unforseen reasons but Wendy has led us through it with determination, along with great communication. She has kept both sides fully informed right from the beginning and ensured a good outcome through sheer hard work. I would derfinitely recommend Gibson Lane for buying or selling a property.

His agency stands out from the rest due to his highly personal service; we spoke with or saw only him so felt super confident he was fully engaged and invested in our sale at all times. His comms were also excellent, as were his problem-solving skills and professional partners. The photography was outstanding, with much thought taken in both the planning and execution. Highly recommended!
10th Jan 2026 (10 weeks ago)Fantastic letting agency, specialising in very special homes along the river - really great service from beginning to end with Leanna, going above and beyond over the Christmas break (despite the agency being closed!) to help us get through the referencing process and get moved in within a couple of weeks. Thank you so much, highly recommended (and I’ve met with a lot of lettings agents and had some very mixed experiences so that doesn’t come lightly!).
13th Mar 2026 (6 days ago)The worst Agency I have ever worked with in my 10 years in London. Sorry, I am blunt and honest. Unprofessional, begginers and liars, no communication. We saw a flat, posted that day. We called to book a viewing and we decided to put an offer straight away. They send a teenager for the viewing that had no basic information about utilities and seemed a bit lost to be honest. ( of course, everyone starta from someeqhere, however you need to be prepared at least to answer basic info) After one week in which they did checks, they decided to call us on a Saturday afternoon to inform us that the landlord has decided to sell the property. They also said that they have tried to contact us for 2 days. It wasnt true. We have spoken on a phone 2 days before, no mentioning on anything. No phone calls, no emails. And why the checks were not stopped if the landlord decided to sell? On top, they did not even offer us another house to view or even offer to help moving forward, as we mentioned we were in trouble and had to move asap. We only got an apology, which left me and my friend having to stay in hotels and hostels. Basically homeless. If there was 0 stars, I would give -10. I do not recommend. Wondering also if you guys should receive some training and if maybe there is a reason why you had 3.5 stars reviews even before we wanted to collaborate with you.
8th Dec 2023 (2 years ago)My experience of Guru’s sales team is good. However, the property management team is very rude and would not help the tenants solve the problems after you rent the property. They only asked the tenants for money.

It was quite hard to arrange a viewing with the sellers but I really felt like Vito really looking out for me throughout the whole process and wanted the best for me as a person, not just for the sale. This didn't go unnoticed and I'm really grateful for this.
