3rd May 2026 (6 days ago)Friendly, professional and super hardworking Estate Agents I trust. Tirelessly getting buyers through our door, the whole team were supportive and encouraging throughout. All focused on making sure we got our sale. I was also fortunate to find my purchase with them. Nadine is a gifted negotiator. She solved every problem thrown at her (and there were many). She managed to keep the chain together and somehow got us all exchanged. Just in time. Honest, fair, persistent and positive. Working with Nadine and the Tooting Winkworth team made a difficult experience, completely manageable. Thank you.
27th Apr 2026 (12 days ago)I wanted to say a big thank you to Sam Cheeseman for all the help he gave while my parent was buying their first home. From the start, Sam was really easy to talk to, and he explained things clearly, which helped take a lot of the stress out of the process. He was always happy to answer our questions (and we had quite a few), and he kept us updated throughout, which made everything feel much more manageable. He was supportive, and genuinely seemed to care about helping us through such an important step. Buying a first home can be quite overwhelming, but Sam made the whole experience feel a lot smoother. We would also highly recommend John Payne Lee for their excellent service and support throughout. Thanks again, Sam we really appreciate everything you did for us.
27th Apr 2026 (12 days ago)Be very fearful of this agency. When we moved in, their agent Laura confirmed that du to our daughter suffering from pneumonia and having a serious of respiratory issues, the landlord could deal with the mould in property before we moved in. After we moved in they did not deal with it, and they ignored all of our messages relating it. Upon moving out, at the end of the one year term, they assisted the landlord in ensuring there was enough of a grey area where they could claim that we did not give notice for the end of our tenancy properly. As a result, they took an extra months rent, amounting to £5000, and stayed silent through the process whilst we attempted to take this back. At the end of adjudication the landlord ended up taking it, as they’re clear knew what they were doing and ensuring that they could take this money from a young family, despite us having moved out of the property in time, liaising with them to hand over the keys, and the landlord actually staying in the property and making used to the property after we moved out. I have never dealt with such an agency in my life - they knew the landlord would do this and never found it appropriate that once we moved out, the landlord intended to keep our entire deposit sum.

Dea, my agent, made the entire process of selling my house incredibly smooth and stress-free. We encountered a few obstacles along the way, but Dea went above and beyond to ensure the sale went through. She's knowledgeable, efficient, and always available to answer any questions. If I could give her 10 stars, I would! We completed the sale in record time, and I couldn't be happier with the outcome. If you want an stress-free sale, look no further than Reed Rains!
9th Apr 2026 (30 days ago)I have just called this company to get a rough idea of how much a 2 bedroom property would cost in the West Norwood area to buy. I was told that they could not give me anything without a valuation. I said that it was only a rough idea that I required and asked why. The person who answered the phone stated that he did not know who I was. I was only asking a general question and nothing specific. I was really taken back with his answer and attitude. I called a couple of other agents, their answer was much more helpful. I have 2 properties in that area that I am thinking of selling and I will definitely not use Northwood West Norwood. I do not even want to give 1 star.
5th Mar 2026 (9 weeks ago)Recently bought a house through David Evans & Co and dealt mainly with Mark. He was brilliant from start to end! Such great communication and a pleasure to deal with. So much better than the estate agent I was selling with, which was one of the big London agents and really didn't care. You could tell that Mark's clients matter to him. If I sell this house in future, I will 100% be using David Evans & Co to sell it.

8th Apr 2026 (4 weeks ago)I chose Black & Blanc to sell my mother's house ahead of a move to Oxfordshire. Everything from start to finish was managed fantastically well and given my mother is an elderly woman with dementia, handled her sensitively and brilliantly. This was a difficult chain with late complications and a tight timeframe but the whole move was done in under 3 months. That it got done at all was down to the tenacity, professionalism and proactivity of the team there - our negotiator Rhianna in particular, supported by the co-founder Kapil at the business end - in particular in pushing solicitors all across the chain and leaving nothing to chance. Yes, this agent is a little more expensive than some agents but they are so worth it - you don't want to cut corners on something as stressful as a house move. Highly recommended!

Our house sale and purchase with them went very smoothly and was even enjoyable. There is a very family-like atmosphere in the office, and it truly felt like we were dealing with good friends who were always on our side. Their support and communication throughout the process were excellent. We can’t recommend them highly enough. Thank you for all your help, Richard, Paul, Sophie, and the entire Folklands team. Getting viewings is a rarity and the ones we have had booked don’t go through, don’t know what the team actually do but the whole experience has been so disheartening should of used a different estate agent.

Working with Graham and then Azra they guided me through a changing market and provided fantastic advise and communication throughout the process.
