She clearly knew the market and the area to give us the best guidance to put in a successful offer on our new home. The building site was very restricted for additional viewings, but Emma was very cooperative for us to gain access, and for trades to arrange dates with her to measure up. Invaluable for us to have a successful and easy move. Thank you Emma, you really did make the difference to our purchase.
30th May 2025 (1 year ago)Property in Hastings was an estate sale, rendered challenging by the fact that I live five hours’ drive away. However, Stuart and Emma were exceptionally helpful and nothing was a problem - exactly the kind of “can do” attitude that is becoming increasingly rare these days. Thanks are thus due to the pair for dealing with what has not been a straightforward sale.
21st Aug 2026 (11 days ago)I was already on with another agent when Cubitt & West said they could do better and get more than the asking price. They served up few prospective buyers and I received poor / below-the-asking-price offers. They said they had a queue of people lined up to buy the property and access to a wider market through their over 60’s affiliates. That never transpired. They erected a sold board when the property hadn’t sold which confused other people that were going to view the property through my other agent. They were not at all effective. I’d never go back to them again.

We have worked with both Shellie May and Debby to buy our first house and they have been extremely helpful and held our hand through every step of the way of the journey. Everyone else we have dealt with at the branch has been really lovely and I would really recommend using them to buy a property.
22nd Jul 2026 (6 weeks ago)** Avoid like the plague **<br><br>This is honestly the worst estate agent I have ever used. If I could give no stars I would have! Sales progression is laughable, attention to detail is non existent. Avoid the stress, avoid this sleepy outpost!<br><br>Customer service and complaints process are a farce, so called "quality assurance director" refused to even discuss my complaint! It seems that it's perfectly acceptable for their estate agents to negligently misrepresent buyers position with total impunity. Bought and sold lots of properties and these are the worst I've ever used! Avoid, avoid, avoid!

They knew the kind of people who would be interested in my home and very quickly offers came in and the house was sold. Throughout the process the team was there to guide me through every step and answer my questions. I always felt confident that they would do exactly what they had promised. I never felt like my home was ‘just another property’ for Waghorn, it’s so clear that the team love what they do and take a real interest in their clients, helping them navigate the house buying and selling process with confidence.<br><br>This is a genuinely fantastic team and I can’t thank Lisa, John, Mel and Andrew enough for everything they have done. I don’t plan to move again any time soon but when I do I know exactly who I’ll be calling to help with the process.

After meeting with several estate agents, it was clear that Luke was the right person to handle our sale. He quickly understood the property, set out a clear strategy, and impressed us with his honesty, flexibility, and ambition.<br><br>Communication was excellent throughout, with Luke always available to answer questions and offer guidance. Tiffany was also a pleasure to work with, helping with viewings and queries, while Mark provided great support whenever Luke was away.<br><br>We accepted an offer within days, and despite a few inevitable hurdles before completion, the process was smooth overall thanks to Luke and the team. We would have no hesitation in recommending Thomas Merrifield to anyone looking to move in the area.

Three or 4 months since property on market with Jack Charles just had one viewer. I have asked them to take the property off market. I couldn’t get to manager on the phone unfortunately.
