15th Aug 2025 (7 mo. ago)I moved to Xact from another agent and have been really pleased with their performance. Lovely pictures, very prompt and efficient service on every level. The difference is they know the local area, understand the market and they don’t just rely on all the usual property portals - they proactively market the property. I would highly recommend both the Knowle and Balsall Common office if you are thinking of buying or selling.

23rd Jan 2026 (8 weeks ago)I am rating our experience with 5 starts due to the professional, transparent and dedicated work Jessica Blyth-Mallett did! Nowadays it is really rare to came across with a transparent and professional person in the estate agent area...estate agents tend to look into the outcome and a lot of the times do not follow a fair selling process. Jessica was not only transparent but provided all the relevant information you would need when you visit a property. Normally we are left with a lot of unanswered questions without a follow up but she made sure to answer nearly all of them and follow up re a few later on. She made sure we felt ok during the view and that we felt in love with the property. :)

11th Nov 2025 (18 weeks ago)In 12 weeks Only 1 Viewing no contact or feedback from the viewing, passed on to the Auction agent whos opening line "was well this has been an absolute disaster". Not a good experience this was capped off after 14 weeks with a mandatory 4 weeks Notice period despite no action and after a short dialogue this was reduced to 3 weeks with no viewings and 2 lines of communication so i felt punitive action to stop me moving on to a different Agent. 2000+ website hits 1 actual viewing

8th May 2024 (1 year ago)Agent turned up one and a half hours late for property inspection, no phone call to inform me. When I called their office a women said she has asked the women coming to visit to call me but she didn't bother. When I challenged her she said she had not been asked to call me to say she was going to be late only when she has finished her inspection (who's telling the truth) RED FLAG. She also whined on about being in a meeting and that she had only been working there for a week or so NOT MY PROBLEM not interested in time wasters. I needed to contact my landlord to inform him of the poor service he is paying for and in then contacted PP. A long story short when the evidence was put to Simon Bacon the manager he had no choice but to apologise to my landlord but no apology to me for wasting my time. Always going to apologise to the landlord because he's paying him. VERY POOR appears there is no proper in house or external communication. Glad I'm only going to here for a short period of time.

I would appreciate it if you could not delete it this time. I honestly don't even know where to begin with this Man. If you listen to any of these reviews listen to this one. I've spent two years renting a property from 'Davis and partners' they have left me in there for 6 months with no boiler/heating. Black mould everywhere to the point l've had to get an inhaler and steroids. Told me the plumbing and pipe work was not his problem thus causing my bath to fill up everytime I shower and does not drain for two days. About a year ago the upstairs neighbours had a leak it came through my ceiling, going into all of my electrics. Andy told me I was '1000%' safe? And it was just an egg cup full of water! His solution to this mess, was sending a contractor' who stuck the sewage filled wallpaper back to my ceiling and painted over it. Not only this but he also stood on my Hob and cracked it down the middle. Most recently we're talking just a few days here, my upstairs neighbour drained her bath and the entire thing came through my ceiling in the hallway and bathroom. The lights have filled up with water causing my electricity to trip and his response was there is nothing he can do I have to sort it myself. This man is a disgrace and has no problem whatsoever leaving people to live in dire conditions but he has no problem renovating his new office and bragging about it online. He also failed to tell me for two years my rent has been going into the wrong account and when I said I felt extremely uncomfortable with this, his response to me was "okay Casey I'm just simply asking you to pay the rent into the correct account?" I'm just struggling to understand why and how this was not mentioned two years ago? Furthermore, on the 18th of December I emailed Andy with a list of repairs, I then received an eviction notice Dated the same day. I would Recommend not using this estate agent if you would not like to be scammed and left to live in conditions no person should live in. My upstairs neighbour has two very small children and I think it's a disgrace to leave them in such danger. This poor excuse of an estate agent will not help you nor does he care to. No human should be left to live in the conditions this man has no issue leaving people in.

Karen jo and the 2 ladies could not have been more helpful friendly and professional. If you are a landlord or tenant I highly recommend you use 1st lettings for absolute peace of mind.
