She provided so much support throughout the process and worked tirelessly to help us get the move over the finish line. We are so grateful and happy to be in our new home!
15th Aug 2025 (10 mo. ago)I moved to Xact from another agent and have been really pleased with their performance. Lovely pictures, very prompt and efficient service on every level. The difference is they know the local area, understand the market and they don’t just rely on all the usual property portals - they proactively market the property. I would highly recommend both the Knowle and Balsall Common office if you are thinking of buying or selling.

7th May 2026 (9 weeks ago)unfortunately my experience with this agency has been consistently disappointing. Many of the properties they advertise look great and are reasonably priced, which is why I kept applying and contacting them repeatedly. However, despite numerous enquiries, I have never once been offered a viewing. The process is always the same: you call about a property, they ask you to complete an application form, you send all your information, and then you receive an automatic email saying someone will contact you shortly. But nobody ever does. The most frustrating part is the complete lack of communication. Other agencies usually contact applicants to explain whether viewings are available, whether the property already has too many applicants, or whether the application was unsuccessful. This agency simply ignores people after they submit their details. I even contacted them multiple times to ask for clarification, and each time I received the same scripted responses such as “we cannot offer viewings to everyone.” I understand that perfectly. The issue is not rejection — the issue is the lack of professionalism and communication. For context, I have a good rental history, and I currently rent a property that actually costs more than many of the properties I applied for through this agency. I am financially able to afford the rent, so the complete lack of response is difficult to understand. I also know several local friends (families) who tried to rent through this agency and had similarly negative experiences. They described the agency as completely unhelpful and said the process caused them a huge amount of unnecessary stress.If applicants are told someone will contact them, then they should receive an update, even if the answer is no. People are left waiting with no information at all. I also found the staff quite dismissive and unhelpful during phone conversations. Communication felt rushed and unfriendly rather than supportive. I genuinely feel this agency needs to improve its customer service, transparency, and communication with applicants. A simple update or honest explanation would save people a lot of time and stress but they usually say:”We have no time for that”!!!Actually it’s part of your job!

1st Jul 2026 (5 days ago)Extremely disappointing experience with Royal Estates.<br><br>From the day I informed the agency that I would be leaving the property, I felt I was treated unfairly and constantly pressured. It has been over two months of unnecessary stress and frustration.<br><br>I rented 90 Habberley Road, Rowley Regis, and before leaving I made every effort to return the property in good condition. Despite having recently undergone a C-section, I informed the agency about my medical condition, yet I was still asked to clean the property twice and carry out repairs before handing over the keys. I did everything they requested.<br><br>Despite all of this, my entire deposit was kept. I was never provided with an itemised breakdown of deductions, quotations, invoices, or any opportunity to discuss or challenge the deductions before the deposit was released. Finding out afterwards that the full deposit had been paid to the landlord was extremely upsetting.<br><br>I also found the communication throughout the process to be very poor. In my experience, the agency manager, Govya McCaw, was unprofessional and extremely rude. Instead of helping to resolve concerns fairly, I felt dismissed and treated without respect.<br><br>As a tenant, I expected transparency, fairness and open communication. Instead, I was left feeling ignored and unsupported during what was already a difficult time after major surgery and caring for a newborn baby.<br><br>I have now contacted the Deposit Protection Service to investigate what happened with my deposit and am awaiting their response.<br><br>Based on my personal experience, I would not recommend this agency and this house. I hope they improve the way they communicate with tenants and handle deposit disputes in a fair and transparent manner.
23rd May 2026 (6 weeks ago)We used Oulsnam for the recent sale of our house and the service was impeccable. The whole team were incredibly helpful throughout the process, and really helped us during the final week when the conveyancing process got extremely stressful. I'd definitely recommend them!

1st Oct 2024 (1 year ago)Would recommend the team here. They were patient, responsive to my needs and very professional. Julie Burdett and Nicola Clegg were particularly helpful with my transaction and supported well by Julie Gomersall when Nicola went on maternity leave. Claire Midgley was also great as a post sale progressor. Despite us and our sellers doing a lot of the communicating directly (through our sellers choice) she was very helpful, attentive, efficient and knowledgeable when I needed her. All round a great personal service and I have recommended them to a number of friends, family and colleagues.

When we finally decided to sell Dawn Clarke, Lettings & Property Managing Director at Nock Deighton introduced us to the Landlord to Landlord sales platform, and guided us through to a successful sale. We wouldn’t hesitate to recommend Nock Deighton Lettings Telford as the ‘go to’ Agent.

There were quite a few complications along the way, but Maddie handled everything professionally, kept us updated, and was always there to help and reassure us. Her support genuinely made a stressful situation much easier. Thank you again — we would highly recommend Reeds Rains!
10th Mar 2026 (17 weeks ago)Awful experience with keates estate agents. We applied for rental property with keates online and the link you have to use is through website is called "vouch". We got constant phone calls from "vouch" asking for us to set up bills for the property and asking for card debit card information. These calls kept happening even after we didn't get the property. We won't be using keates again.

They managed my tenanted property successfully for some time, provided a great valuation, and then secured a buyer quickly. They are professional, easy to contact, and tell it like it is. For anyone looking for reliable, 'all-in-one' property experts, look no further than the team at Arden.

When my payment was due to be returned, I had to send more than 20 emails and make over 100 phone calls before I finally received my money back after 6 months. Based on my experience, I strongly do not recommend this agency. Please be very careful before dealing with them. Kind regards, Junaid Khan

I’m new to the UK and not very sure about pretty much anything when it comes to renting, and they took the time to explain, share constant updates, guide me through the process, without as much as a frown - considering the number of times I called and asked for things. The house is great and clean, and the move in services are great as well. Hats off to both Molly and Richard. Always ask for them and they’ll get you sorted.

From the initial booking of the evaluation, to their marketing expertise. All the way through to bookings and viewings. They have been amazing! Sales progression have been great. Pushing the sales along when we thought it had stalled!
