The entire process was incredibly efficient and professional; Sophie was always responsive to my queries and handled the contract preparation and signing with impressive speed. Her communication is precise and consistently helpful—I strongly recommend her! Since moving in, "Helen" has been managing the property and has been equally wonderful. Any issues I've reported have been handled promptly by professionals. Helen is a highly responsible and effective property manager. Great team overall!

Chris, Elen, Magnus & the team were all involved throughout the entire process and made what can be a stressful process as easy as it could be. Communication and updates were frequent which kept us informed about the progress of both transactions. Would highly recommend them to anyone. Thanks again!

From initial contact, to the sales details - including a very inventive video, made on the only rainy day for weeks and weeks with a ‘Singing in the rain’ sound track! l had several viewings in the first week and an agreed sale within around 2 weeks ( after having been with another agent for 4 months with no viewings at all) The whole process has been easy, efficient, profession, respectful and friendly. I would highly recommend them and especially if you have a slightly quirky property. Thanks to all.- 6th Mar 2026 (12 days ago)We have been tenants of a property managed by Cheffins Newmarket for almost 8 years. From the beginning until the end, it has been a flawless experience. Always very responsive, professional, and understanding. I've been asked to provide feedback on an area where they can improve, but I really struggle to think of anything. I strongly recommend this agency. If you take care of the property, there will be no issues.

They have always been super quick to respond to any communication and extremely professional while doing so. They were also incredibly understanding, respectful and accommodating of my personal situation. I especially want to call out Bev H who I spoke with the most, she's a real star. Should I decide to rent again in the future or have a property to rent out then Cheffins will be my first choice.

My experience with TuckerGardner has been a masterclass in property management failure at every level, from junior staff to senior management: *Operational Negligence:* Checkouts were poorly executed and incomplete, leaving me to deal with unresolved issues leading to urgent repairs that had to be carried out long after the previous tenancy ended, with no funds left aside to cover them. *Zero Communication:* Simple emails went unanswered for weeks at a time. I had to constantly chase them for basic updates that should have been provided proactively. **Shockingly, it was only when I threatened to escalate the matter to the Property Ombudsman that I finally received a response.** *Exorbitant Costs:* Their fees are unjustified compared to the "service delivered". I have since moved to a local agent for a management fee that is nearly 40% lower. The lack of accountability and technical follow-up is unacceptable for a "premium" agency. Do not trust them with your property!!!

Jonathon combined excellent market knowledge with genuine care for our needs, and the communication of the entire team was always clear, timely and proactive. Jonathon’s friendliness, integrity and professionalism made all the difference. He set realistic expectations, advised us expertly on pricing and strategy, and his feedback and advice was constructive and well explained. Thanks to Vincent Shaw, the sale of our property completed smoothly and very quickly indeed. I cannot recommend Vincent Shaw highly enough to anyone looking for a reliable, savvy and personable estate agent!

We moved in weeks after, occurred a few issues within the property being there 2 years - the communication and care from Fiona was UNMATCHED. She was there understanding from a personal level as well as a professional. They are the most lovely pair and if anyone in the near future would be looking to Sell/Buy/Rent etc I would 1000% be sure to point them in Villager Homes direction. Moving out of the property is bitter sweet just for the pure fact we no longer have a ‘Fiona’ in our lives. Christine & Sam.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
11th Mar 2026 (7 days ago)They did a good job of photographing the property inside and out and new EPC certification, as well as dealing with the house viewings when I wasn't present. I don't believe however that they did anything proactive in marketing the property beyond the initial presentation? They never discussed with me premium listings on platforms like Rightmove and Zoopla, and I don't think they "refreshed" the listing (regularly changing the lead image, update the description, etc) either.

It has been a very stressful process, and we probably called her far too many times and stressed her out a lot, but she always handled everything so calmly and professionally. She managed everything amazingly and kept things moving so we could complete as quickly as possible, chasing and calling solicitors. She truly went above and beyond with everything. We’re so grateful for all her hard work and support — couldn’t recommend them enough! Thanks so so much!

We spoke regularly to Mike Bidwell who was our main contact and he was very proactive in trying to move the purchase along. Mike also went out of his way to resolve an issue after we'd moved into the property, which we are very thankful for. Based on my experience I have no hesitation in recommending Exquisite Homes to anyone looking to buy or sell a property.
