    (2-April-2026 update) I am very disappointed with the way Barnard Marcus has handled my deposit return. Despite repeatedly following up, they continue to respond with vague messages like “I am still currently liaising with your former landlord in regards to what they may potentially be looking to claim for to deduct from your deposit.” This has been going on for far too long, and it feels completely unprofessional. The checkout inventory report clearly stated there were no damages and I have hired professional end of tenancy cleaning, so there is no reason for the landlord to spend days “looking for” deductions. The agency should be enforcing a clear deadline for the landlord, not helping them delay payment. I expected transparent and timely communication, but instead, I have experienced avoidable delays and poor accountability. Very disappointing service. ------------------------------------------------------------------------------ To future tenants, I wish you good luck and all the best coz you really needed it. People here just don't give a sh*t and don't care about delivering what they have promised. 1. I was only given the tenancy agreement 3 days before the tenancy start date, as I have mentioned multiple times that I need time to read the agreement and make payment and plan ahead for my moving, they only serve the landlord as the landlord is given a template and rights to modify any leasing terms 2 weeks ago, but I only got 3 days. And they insist that I need to start paying bills on the tenancy start day and not willing to postpone it even it is their fault to not send me the agreement earlier. Without any confirmation how am I suppose to make plans in moving? 2. They will not share the landlord's contact and saying I can contact them whenever I need help. However, whenever I needed them to ask landlord for confirmation, eg if it is ok to replace the traditional meter with smart meter, they will never help you and no reply. I tried to call and email, no response. Also I tried to ask them to confirm with landlord if water bill is also included, as the rent only stated hot water included. I tried to call Thames Water and got the reply is I cannot set up an account with them as the whole building was under 1 business account. I addressed this issue to Barnard Marcus Covent Garden and would would like to seek for a confirmation that I do not need to pay for water. What I got was, if you contacted Thames Water then I should take their advice. Come on! I need confirmation from you! not from Thames Water! There are many more little things that shows how irresponsible they are to Tenants, I hope this review can help anyone who is considering to rent from them. **When it comes to fixture maintenance, Hollie from the property maintenance team however did a great job, she replied my emails and follow up on the issues. I really appreciated her prompt response. PS. I will keep updating my frustrated experiences that I encounter with them.... Read more

    Shadey agency who refuses to send me my rental statements as proof they've received rent from me during my tenancy. Shoddy record keeping and billing practices by issuing me an invoice for rent after expiration of my tenancy and failing to keep their portal correct with updated information regarding tenancy end date. They hide behind an excuse of miscommunication despite there being a clear record of communication on these specific details. Lettings manager and agent undertook to send me my rental statements on 17 April - requested on the 15th- its the 20th April today and still nothing, despite this being my personal data. I'd never trust them or recommend them to anyone.... Read more

    I have rented with several agencies in London but Oliver Brooks (now operating as Kenneth Lloyd’s) was by far the worst experience. Once the agreement was signed the agency stopped caring about the condition of the property. Imran the owner was so rude, had an attitude problem and spoke to tenants with complete disrespect. Despite repeated emails, serious maintenance issues were ignored- the kitchen exhaust never worked and I was told it was “not life-threatening” and to open a window lol. There was no cleaner, common areas were poorly maintained, the WiFi never worked properly, the fridge was broken, and bathroom windows would not close. Living there for a year was extremely stressful and moving is not easy or cheap for tenants who work hard for their money unlike Imran . I strongly recommend anyone considering this agency to read the reviews carefully before renting.... Read more

    We had a very positive experience with Brian Cox. Communication was excellent throughout, always easy to get hold of and quick to follow up. Rachel was instrumental in keeping the transaction moving when progress slowed with the seller’s solicitor. Her proactive approach made a real difference.     I was a tenant of Dockside Property services for two years. In that time, they charged me disgusting amounts for a check in fee, check out few, signing fee, if they had any involvement you better believe you'd pay for it. They also took 1.5 years of that two year tenancy to fit a bathroom extractor fan which was broken when I moved in, and that the previous tenant tried to get fixed. Every issue I ever raised was dealt with in a sluggish manner sadly - an online portal / report system can be as fancy as it wants - but it doesn't help unless you actually check it. They were also kind enough to charge us for additional cleaning of the property when we left it spotless - as well as trying to charge us £60 for replacing a piece of wood under the dishwasher that wasn't fitted back after repairs that they did. The reason it didn't fit was because the repair made the gap physically too small for the wood to fit in, so oddly enough I couldn't refit it, but somehow they didn't seem to understand that. Maybe they didn't do that "get the shape in the hole" game when they were younger. After explaining this they then doubled down on their stupidly and we disputed via the DPS, and they settled in our favour because I figure someone that works there actually has eyes / a basic understanding of shapes and measurements. Either way, I wouldn't rent from them again unless I had no other option. Oh, and if you're looking at renting 25 The Eye, the flats in Chatham, the hot water is basically non existant (unless you take 3 second showers), the washing machine is from the early 90's, rent is very high, you can hear every breath of your neighbours (above, on both sides and below) as well as the lovely potent smelling...."cigarettes" from those below 24/7 - and if you hear a scuttling in the night in the walls or see something dash across the kitchen floor, don't worry, that's just the rats from the bin store under the building. ??????...     If I could give no stars I would. Will, who said he was the manager of the two Hackney branches, really could not manage a rice pudding. He was enthusiastic until the sale was agreed and then didn't want to bother with any communicating thereafter. He gave the clear impression that he just needed to sit back, do nothing more and wait for the commission to role. He gave clear indications that he did not have time to try and help progress the sale because he was too busy trying to make other property sales. I came away with the definite idea that Dexters work on agreeing as many sales as they possibly can and then do nothing thereafter and keep their fingers crossed that the sale completes. They work on quantity of sales and not quality of service. What Will does not take into account is that buying and selling is very stressful for the buyers and sellers and part of the agents job should be to be very active in progressing the sale and keeping in communication with other agents and the buyers and sellers until the sale is complete. Avoid listing your property for sale with Dexters to avoid disappointment.... Read more

    I lived in my flat for 8 months now and have so far experienced so many issues that their check-in report failed to identify. First day I moved in, the bathtub was clogged, there were underwear stuffed in the drawers, toilet seat cover was cracked. The heater was also broken so had to freeze through December, and they also pointed me to the wrong the electricity meter so I’ve been paying for my neighbour’s electricity. Their property manager is incompetent at best, ignoring emails/calls and just sit there watch you suffer / sort out problems by yourself. Avoid at all cost.... Read more

    Avoid! Avoid! Avoid! I booked a viewing last week and this morning checked the online listing, which was still showing the original price. However, when I arrived to view the property, I was informed that the price had been increased at the last minute. While I understand that online listings can change, surely a basic courtesy would be to contact prospective viewers to let them know about any price changes, so they can decide whether they still want to attend. This felt like a complete waste of time. Furthermore, their website claims that all rooms are en-suite, but in reality only one room had a proper en-suite bathroom. The other six rooms only have showers and no toilet facilities, which is very misleading. I strongly urge the management to be more transparent and respectful towards potential tenants.... Read more

    Avoid - rude, dishonest, would not trust as either a buyer or seller Signed up in person summer 2025 as a buyer. No info sent through in months. In December sent multiple requests via Zoopla for a viewing of one of their properties. No reply. Called main office. Finally get one email to arrange viewing; I reply six times and nothing. Physically go into office March 2026 (house is still on market / unsold) and get patronised rudely by a team member - "we couldn't prioritise you as a viewer" "this is how markets work" (thanks I've bought & sold two places before). Told me they'd book me in for viewing; no follow up. It's pretty clear they overprice houses that they don't sell - this one is still on the market as of end April 26 (it was reduced a full six months ago) which was confirmed by friends who live locally "avoid them, terrible reputation". I wouldn't want to partner with such poorly organised / low integrity agents to sell my place, or want to work with them on buying somewhere.... Read more
