10th Jan 2026 (7 mo. ago)We had been with Greenlands for almost 3 years, they have been very good landlords/agents. Any requests were immediately acted upon, fixing things were very quick. They are respectful of your space - no surprise visits and they always ask for your confirmation. I really like that they manage properties locally so their office is super close to the properties. They are very responsive with the emails, repair requests, questions - anything you need. We got the deposits back really quickly as well. Thank you Will very much for taking care of us!

I’d always heard that some estate agents can be quite pushy and are more focused on making a sale than looking after their clients.<br><br>From the moment I met Patrick, though, I immediately felt at ease. He came across as genuinely warm, kind and trustworthy, and I knew he was the right person to help me sell my home.<br><br>From start to finish, the experience with Lloyds Estates has been exceptional. At no point did I ever feel like just another customer, I felt like a friend. Patrick, Sam and the entire team always had my best interests at heart, and that was evident in everything they did.<br><br>They went above and beyond throughout the whole process, keeping me informed every step of the way, offering honest advice, and working tirelessly to achieve the best possible outcome for me. Their communication and dedication was outstanding, and they guided me through every stage with professionalism, care and genuine compassion.<br><br>What really sets Lloyds Estates apart is that they clearly love what they do and it isn’t all about making a sale. You can see how much they care about helping people sell their homes or find them a home and making what can often be a stressful process feel enjoyable and reassuring.<br><br>In fact, I’m almost sad that my sale has completed because I’ll miss speaking to Patrick and Sam so regularly! That’s how personal and supportive they have been throughout, they are genuinely good people.<br><br>I cannot recommend Lloyds Estates highly enough.. Having dealt with other estate agents in the past, I can honestly say I would never use anyone else ever again, whether buying or selling. I genuinely consider Patrick, Sam and the team to be friends now, and I’m incredibly grateful for everything they’ve done. They have been absolutely amazing from beginning to end.<br><br>Thank you so much for being so incredible.

Terry and Lucie were responsive and easy to deal with, kept us updated at each stage, and helped keep things moving between the solicitors on both sides. Communication was clear right up to completion day and the key handover was smooth. Happy to recommend them.

He is straight forward, you can instantly tell there is no "waffle" and he is clearly knowledgable about the Bow area, especially the Bow Quarter. I hope he doesn't mind me saying he has the advantage of experience but this really stands him apart from some of the kids we have been dealing with that have obviously never bought or sold a flat themselves, highly recommended.

From viewing the apartment to moving out, the team has been incredibly kind, professional, and supportive.<br><br>Whenever I had a question or needed assistance, they responded promptly and were always happy to help. Their communication by email is excellent, and it gave me real peace of mind knowing there was a team that genuinely cared about making me feel comfortable and at home, even as a tenant.<br><br>Having lived in London for over a decade, I can honestly say this level of service is rare. Findlay Property truly stands out, and I highly recommend them. Thank you to the whole team!
10th May 2026 (15 weeks ago)rented a property through Blackstone Residentials from 17/03/2024 to 01/02/2026, and it was one of the worst renting experiences I’ve had. From the beginning of the tenancy until the day we moved out, several major issues in the property were never properly resolved. One sink never worked correctly, one shower had ongoing problems, and the washing machine was faulty for months. Even after repeatedly reporting these issues, repairs were either delayed for an unreasonable amount of time or never properly fixed at all. The washing machine replacement alone took around 3–4 months, and the replacement provided was a refurbished machine with very limited functionality. What was most frustrating was the attitude from the agency whenever we raised complaints. Instead of taking responsibility and managing the property professionally, they constantly blamed the landlord by saying things like “our owner is not good” or “she doesn’t listen, we can’t help.” As tenants, that should not be our problem. We were paying rent expecting a properly maintained property, not excuses for nearly two years. Every time we contacted them about maintenance issues, it felt like they were doing us a favour instead of fulfilling basic responsibilities. Many of the complaints we raised at the start of the tenancy were still unresolved by the end. The situation became even worse after moving out when they attempted to claim nearly 90% of our deposit — including deductions related to issues we had already been reporting to them for around 1.5 years. Thankfully, the deposit was protected through DPS, and because we had evidence, emails, and documentation, we were able to dispute the claims and recover most of our money back. My advice to anyone considering renting through this agency, especially students: document absolutely everything. Take photos and videos before moving in, keep all emails, and never rely only on verbal promises. Without evidence, it would have been very easy for us to lose a large amount of money unfairly. Based on my experience, I would not recommend this agency.

28th Mar 2026 (21 weeks ago)I’ve had a nightmare experience with john co since the very beginning. First, they were incredibly inefficient with the move-in process, delaying my tenancy start date by three weeks and leaving the property vacant for that entire time. What makes this even more ridiculous is that they failed to carry out mandatory safety inspections (EICR, Gas Safety, EPC) during those three weeks of vacancy. Instead, they have contacted me three times in just my first three weeks of living here, demanding access for various contractors. It feels as though they are using me as an unpaid property manager to coordinate their overdue maintenance. If you value your time, privacy, and mental peace, I strongly advise you to look elsewhere. Their management is a complete mess.
8th Aug 2026 (15 days ago)The team here really doesn’t seem to care about tenants. They often do not reply to emails or requests for help. They also send the cheapest contractors possible to run checks or (if you’ve asked a few times) fix things, and they only give a 12 hour window where a contractor “might” come. If you’re gone that day, and give ample notice that you will not be in, they won’t respond to your emails, and some poor contractor will call you at 9:30pm in the rain asking where you are.<br><br>I’m unsure if it’s inexperience or the state of renting in London. We love our flat, and our landlord seems kind, our biggest thorn is working with this agency.
8th Aug 2026 (15 days ago)Richard is genuinely one of, if not the best letting agents I’ve ever had.<br>He is incredibly reliable at replying to messages, compassionate to your needs, and always goes above and beyond to ensure your experience with letting is as smooth as possible.<br>When the flat needed a fridge replacement, one was organised within the hour, and basically handed to our doorstep the next day. I have no qualms recommending Richard to anyone, and if you are considering renting in London, check him out!

12th Jun 2026 (10 weeks ago)We honestly cannot thank Gaurav enough for everything he did to help us through our house move. From start to finish, he was incredibly dedicated, proactive, and genuinely invested in making sure everything progressed as smoothly as possible.<br>What really set Gaurav apart was how far he was willing to go beyond the normal responsibilities of an estate agent. Gaurav was not even our estate agent he was the agent from whom we were buying off and actually supported us and did more for us than our own estate agents (who were useless). Throughout what was at times a complicated chain, he regularly took the initiative to contact solicitors and other parties involved to keep things moving and ensure everyone was aligned. Rather than simply waiting for updates, he actively chased information, followed up on outstanding issues, and kept us informed every step of the way. His persistence and determination undoubtedly helped prevent delays and kept momentum going when things could easily have stalled.<br>Gaurav was also exceptionally thorough. No detail was ever overlooked, and he always took the time to explain things clearly, answer our questions, and make sure we understood exactly where things stood. We never felt like just another client; he treated our move as though it were his own and genuinely cared about achieving the best possible outcome for us.<br>What could have been a very stressful process felt far more manageable because we knew Gaurav was on top of everything. His professionalism, attention to detail, communication, and willingness to go the extra mile gave us complete confidence throughout. It's rare to find someone who combines such expertise with such a personal and caring approach.<br>We would wholeheartedly recommend Gaurav to anyone buying or selling a property. He exceeded our expectations in every respect, and we are incredibly grateful for all his hard work, support, and dedication. An absolute credit to the profession. If we ever decide to move again, I really hope he is still available. I wouldn’t trust anyone else to sell my house and work alongside with. Really lovely genuine people.<br><br>Gabriel has been the outstanding person to onboard with in our new rented flat. I’m thoroughly impressed with his communication, touching base regularly and work through any initial questions. Such a great human. The level of support as a tenant has been the best I’ve experienced in all my 15 years renting in London.<br><br>Finding a place to live can be one of the most stressful things to do. Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!
