17th Jan 2022 (4 years ago)Unfortunately, they couldn't find a buyer for my stunning flat themselves and had to enlist an outside estate agent, and had me stump up extra money to help compensate them. So they got it done after the end of the contact term, but it cost me £thousands more. This was after they earlier had asked me to agree to halt showings as demanded by an earlier (lower) offer that I reluctantly accepted. That buyer ended up walking weeks later, wasting precious time that could have been spent finding a real buyer. Estate agents are not your friend. No matter how charming they appear before their engagement contract is signed, once you sign it, they revert to their true mercenary selves, pressuring you to accept offers well below the very valuation they provided, because their only loyalty is to earning their fee. Don't get fooled. Wish I never used this JDW office.

If they tell you that they are going to do something, they do it, it's always easy to speak to one of the team & they are always helpful & friendly. Would definitely recommend using their services, as they understand the local market extremely well.

They are without a doubt the best estate agents I have ever dealt with. A special thank you to Katie, the Manager, whose professionalism and clear advice really stood out from the start. Her guidance genuinely saved me money compared with the suggestions I received from some other Emsworth agents, who were far less professional. Julie did an absolutely fantastic job progressing the sale. She was proactive, efficient, and always kept me informed, which made the whole process so much smoother and far less stressful. Thanks also to Joe for his support during the process. The whole team provided exceptional service — always proactive, communicative, and genuinely committed to getting the best outcome for me. It’s rare to find an estate agent that combines professionalism, enthusiasm and integrity so well. If you’re selling in Emsworth or the surrounding area, I wouldn’t hesitate to recommend Cubitt & West.

Viewings were handled sensitively, with excellent feedback. If I were to sell another home I’d sell with them again.

It was never mentioned during the viewing, only after moving into the property did we find out there was an oil tank on the premises that needed to be refilled twice a year at our cost. A costly surprise!

22nd Apr 2026 (17 days ago)Recently sold a flat using Strides and although it proved to be a very difficult market they were successful in finding a buyer and very helpful and professional through out the process would highly recommend the whole management team.- 6th Feb 2026 (13 weeks ago)I did not get one enquiry let alone a viewing in three months. Clearly pricing was not competitive for the market - they blamed the market. Communication was sporadic and uninformative too

We’ve had some negative experiences with other agents previously but Phil has restored our faith! His communication, knowledge and personable touches made what can be a daunting experience so much more exciting! He has accommodated and rooted for us - even to the point of consciously making an effort to make this experience just as exciting for our 4 year old! I’m relieved to know that we have Phil as a point of contact for our new home going forward!

Her communication was clear, timely, and reassuring at every stage, which made everything feel much more manageable. Steve, the mortgage advisor, was equally impressive. His extensive knowledge really stood out, and he was always willing to help and explain things in a way that made sense. Combined with his great communication, it made what can often be a stressful process feel smooth and straightforward. Overall, a highly professional and supportive team that I’d happily recommend.
30th Mar 2026 (6 weeks ago)We had a disappointing experience with the way our application was handled by Amelia. From the beginning, we were encouraged to proceed and submit an offer, with the impression that things were moving forward positively. Based on this, we acted quickly and in good faith. However, after submitting our offer, the process changed unexpectedly, and we were informed that further viewings would continue before any decision would be made. While we understand that landlords may wish to consider multiple applicants, the lack of clear guidance and inconsistent communication from Amelia made the process feel unclear and, at times, misleading. As prospective tenants on a tight relocation timeline, clear and consistent communication is extremely important. Unfortunately, we felt that the process was not managed in a way that reflected this. We hope that in future, applicants are given clearer expectations and guidance from the outset to avoid unnecessary uncertainty and inconvenience.
