6th Jun 2026 (11 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.
16th May 2026 (14 weeks ago)We rented with 1st Fields for almost 8 years and cannot recommend them highly enough. Any issues we had were immediately addressed and communication was always prompt. If you're a clean tenant and punctual with the rent, you'll find no better letting agency. Connor and Holly x
18th Aug 2026 (5 days ago)As a buyer, Robinson Hornsby were brilliant throughout the process. They kept us up to date with any progress on the sale via email. The staff were very polite and professional. We would definitely want to use them if we were selling a property.
8th Aug 2026 (15 days ago)avoid if theyre going to give you a house under RNL!!! check the reviews for RNL property management before choosing a house through haus, the reviews here seem good as the house finding process is so fine but as soon as youre moved in everything is handed over to rnl and theyre a nightmare.<br><br>My room had a window that didnt shut for months which was blown open in the wind and my whole room was soaked with rain (it was unlivable and i had to stay at a friends house for days) they eventually bolted it shut in october then replaced it finally at the end of november (i moved in in july) they charge you for stuff you didnt break and you wont get your full deposit back even if the house is spotless.<br><br>friends who also had a house with them had mould in kitchen cupboards and more issues that just didnt get resolved. In the RNL reviews, people had even worse experiences, the reviews are wild so please check, be careful!!
8th Dec 2024 (1 year ago)We had a mixed experience with Preston Baker. We chose them for their reviews online and at first contact with the Doncaster office they were quick to reply and tried moving our sale along promptly. Then our agent suddenly stopped communicating and when we tried contacting them we found out she had left but no one informed us. This happened a couple of times. Our house was eventually assigned to Terry Burrows (Leeds office) and she was good to us. She took care of our sale for almost a year until the end, even after two potential buyers dropped off and issues with the house made our sale more complicated. Sadly by then the market had changed and we weren’t able to sell for the value we had hoped for. Not sure if I would recommend the Doncaster office. I would recommend Terry for sure. (Terry, if you are reading this thank you for persevering with us and for helping us get a decent price in a difficult selling process)

She is so friendly, warm and approachable, which made what can be a very stressful process much easier. Her communication was excellent throughout, and I always felt supported and kept updated. Thank you, Amelia, for all your hard work – I really appreciate everything you’ve done!

Outstanding support when things got difficult I first contacted Reeds Rains – previously at 16-18 Moorgate Street, now at Wickersley Rotherham in March 2024 to help me find a flat. From the start, I was told the landlord would manage the property. I thought it would make no difference whether it was managed by the agent or landlord, but it turned out to be a terrible experience all through my stay of over two years. What impressed me most was that the team stood by me from beginning to end, even when issues arose over my deposit. They guided me step-by-step and helped me successfully recover my full deposit plus overpaid rent — something I could not have done without their support. A special mention for Abby — even though she is no longer with the company, her hard work, resilience and dedication were truly noticed and appreciated. I also want to say the Accounts Department was absolutely amazing — efficient, helpful and always there when I needed them. Thank you to every member of the team. I couldn't remember names, the branch manager and other staff members was brilliant. You turned a very stressful situation around and showed real care for your tenants. I highly recommend this office.

From the start, Callum was extremely helpful and got our house on the market really quickly to allow us to react to a recent listing.<br><br>Eventually we had an offer accepted on a house, and unfortunately my experience with the solicitors was not great, however, Evie was absolutely fantastic at supporting through this process, making sure we were up to date as often as possible, and doing a lot of chasing and liaising between all parties.<br><br>We can not thank Evie enough for her professionalism and guidance through what was a very frustrating period.<br><br>Shout out also to Courtney, who despite not being the main point of contact for our sale, was always willing to support and update us in Evie’s absence.<br><br>A fab team, and I would highly recommend!

Buying a house or selling a house is very stressful, especially when you’re a single person, Emily and Tammy were excellent and helped me through the smooth process. 15th May 2026 (14 weeks ago)We had 4 agents to evaluate our house and although they were all efficient there was one that stood out from the crowd. Melissa from Morfitt Smith was extremely knowledgeable about the area, the type of potential buyers, realistic about the asking price, and we felt that the service from a local agent would be more suitable for us. Once we made the decision to use Morfitt Smith, they were very quick to arrange the photographs, which were amazing, and to list the property. We immediately had a lot of viewings arranged and received several offers straight away one of which we accepted with their help and guidance. The communication was fantastic, by text and email, we were kept informed of everything by Lauren, our dedicated contact in the office. We're now looking forward to a smooth process through to the exchange of contracts. We are very happy we made the decision to go with Morfitt Smith, they have been so friendly, professional and efficient in what is potentially a stressful time, and would highly recommend them to anyone.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

I'm in my dream home, at fantastic price and the lengths this company went to, was just astounding.<br><br>You aren't just in God's hands in the house marketing, but at least you can be taken care of by Great hands.

Picked up keys today and very happy with the purchase for the price I got it for - would 100% use them again for another purchase as they have a lot of good deals if you are looking to buy tenanted property.

The whole team were the best.<br>They all went above and beyond to support us in our move.<br>The first sale fell through as our buyer pulled out the day before we were due to move. The whole team worked so hard to ensure that we felt supported and looked after us during this difficult time abd we sold the house again within 2 weeks.<br>We were kept informed as to how things were progressing and Rachel and Andrea chased solicitors across the chain to drag the sale over the finishing line.<br>They really were all brilliant, they listened to the crying, the ranting, the frustration and they supported not just us but our whole chain.<br>They were brilliant and I can't thank them enough.<br>I would highly recommend the team at Reeds Rains in Dinnington.
