They understand the local market, did a really professional job with the photos and video for the marketing, and regularly updated me on viewings and outcomes. Thanks to their excellent advice, we sold my Dad's property at the end of November 24. The team are friendly, professional and excellent at their job. There is no need to look elsewhere!

We had multiple issues on selling due to difficult solicitors with the buyers but Rachel dealt with everything for us and did her best with dealing with everything. She was brilliant. The new manager Chris is also great, very approachable and helpful. All staff are knowledgeable. Thanks.

Easiest yes to go with Dawsons after all the other valuations I had with other estate agents left me feeling overwhelmed - it couldn’t have been an easier process. Accurate Valuation, house was up on the market a week later and sold within 4 working days of it going live. it’s been a breath of fresh air and so much easier than I thought . Thank you all so much x

From the advice given before the house went on the market, providing feedback on the viewings and support given during the sale process. Clee managed all the viewings for us and took the stress away from selling. The team at Clee are very friendly and professional.
4th Aug 2025 (7 mo. ago)Having recently sold our parents house through Peter Alan Morriston, I can only say that I would STRONGLY advise anyone to steer clear. My sister and I have found them to be totally inefficient, poor communication and lacking local knowledge. Firstly, they could see the condition on the house and I presume would know the local value, but were WAY out on price, which I believe was over inflated to get us to go with them. Secondly, they would rarely get back to us when leaving a message, as you could rarely get through. Plus we would give them answers to queries from the vendor, then a few days later they would ring us back saying the vendor was worried as they had received no reply and yet THEY had not passed on the message. Also, they had been trying and trying (apparently) to contact the buyer's estate agents to ask necessary questions and could never get through, I tried the same today, spoke to them and the matter was resolved!? Many a time it seems like the left hand didn't know what the right hand was doing, because somebody was off on holidays and hadn't relayed the message. All in all we found them utterly useless and if it wasn't for the fact that we were so far down the road, we would have changed. Our advice is to steer clear, you have been warned!!!

19th Feb 2026 (27 days ago)A very good experience. Good communication. Quick turnaround of viewings. Quick sale. We were happy with the price. The only minor issue we had was some of the external photos and a couple of minor errors in the listing but those were resolved quickly.

They attended and captured the property in all it's glory and the walk through video complemented the photographs very well. They kept us informed every way through the selling process and made us feel relaxed and confident from our first meeting right through to the handing over of the keys. As a family run business they went to great lengths to make it as stress free as possible for us and we would highly recommend them to anyone wanting to sell their house in the future.

Andy is always available, calm, knowledgeable, helpful and cannot do enough. If you’re looking for someone who has a personal approach, the knowledge and skill to sell your property for the best price, Andy can do it! I cannot recommend him enough, it’s been outstanding both times!

9th Aug 2025 (7 mo. ago)After 10 days I changed estate agents as was not happy with Nest. They have no office they only advertise on Rightmove but didn't mention this before the ad went live. They were a grand more expensive than some other estate agents. My house was badly advertised at first like a kids Wendy house. No for sale sign turned up and I was given an EPC through the estate agent which was overpriced. This was all done by Oliver who was also about to go on leave for a week. I would not recommend Nest and only went with them as buying a new house through them.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

No matter what, they were always at the other end of the phone, ready to answer questions and offer reassurance. Selling a house can be stressful, but their calm and caring approach made everything feel so much more manageable. We’re truly grateful for their dedication and wouldn’t hesitate to recommend them.

A week or so of us chasing and him saying he hasn’t got an answer yet. And then nothing. Ignoring our calls and texts. Completely rude and unprofessional. Avoid this man! Looks like he’s had many companies in the past. Hiding something or just completely unfit as an estate agent
