We had a property that was relatively easy to sell, but slightly complicated by the fact it was going through probate. Clear communication with potential buyers ensured that there were no slip ups with a slightly longer than usual sale process. We could have appointed other agents for a lower fee, but I think the coverage and marketing from Knight Frank ensured we maximised the sale price and even after any additional agent fees we likely received the best price we could. Also good work from Giselle the sales progressor in seeing it all over the line.

Buying your first home can feel daunting, but Stephen was always at the end of the phone/email for any queries or concerns. 28th Sep 2026 (29 days ago)From the outset James listened carefully to the information about the house and his approach throughout the process of the sale was very professional and enthusiastic.<br>Ably assisted by the staff the process of selling the house was as straightforward as possible.<br>Every viewing was fully reported and the comments from the viewings were carefully fed back to us.<br>Our dealings have been mainly with Mel, Jacob, Daisy and Rob all of whom have been great to do business with.

As a first-time buyer, the whole process felt quite daunting at times, but they were both incredibly helpful, friendly and supportive throughout.<br><br>They were always on hand to answer my questions, kept me updated at every stage and made the whole process feel much less stressful. Their professionalism and personal approach really stood out, and I genuinely felt that I was in good hands from start to finish.<br><br>I’m so grateful for all their help in making my first home purchase such a positive experience. 13th Aug 2026 (11 weeks ago)Wouldn’t bother. I recently enquired into a flat and asked about viewing dates, only to be told the flat had already been let. I would understand, most places are bound to be taken quick. The issue I have with their response is the advertisement is still up and active on multiple letting sites, including their own.<br><br>EDIT: I was told 9am on the 11th August that the property was no longer available, I emailed back the same day informing you it was still listed as available on your own site. It is now past 10pm on the 13th August and it is still live.

We also appreciated the Flexible Option, which gave us the freedom to decide later in the sales process who would pay the fees.
7th Oct 2026 (20 days ago)The property has not sold. I have moved agents. Emdot maintained no communication except for digital statistics taken from right move etc. I had a call after 2 weeks on the market regarding no viewings suggesting to drop the price - wasn't it them who valued it only 2 weeks previous at that value? 6 weeks later and no verbal communication from them and no viewings. I suggested changing the outside view of the property and a talk over the video plus a couple of descriptive comments. Still no viewings and no suggestions from them so it was time to change agents and try somebody else. I wonder if all clients are ignored for weeks or was there bias in me being a single 65 year old woman - would they have treated a man or younger couple with the same attitude? Very disappointed. If the house had have sold, they would not have earned their commission.

Her advice was invaluable, her persistence was second to none, and her wonderful sense of humour was an absolute godsend when things became stressful. She genuinely looked after me, always going the extra mile and making me feel supported, reassured and in very safe hands.<br><br>Buying a property can be a stressful experience, but Andrea managed to make what could have been a very difficult process feel so much more manageable. He has always been happy to help with any questions, offer advice and provide support whenever needed. Nothing has ever been too much trouble, and his friendly, professional approach has made the whole experience so much easier. We couldn’t have asked for better service and would highly recommend Rob to anyone looking to sell their property.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

25th Aug 2026 (9 weeks ago)I came to EweMove at a particularly difficult point in my life. I was going through a painful and expensive separation, needed to move urgently, and finding a new home was proving far from straightforward.<br><br>I first enquired about one of EweMove's properties and was shown around by the very likeable Paul, who also took the time to show me other properties and offer genuinely useful advice about the area. When I began the application process, things became considerably more complicated. I needed support from the council to secure a tenancy, agreements had to be drawn up, and then there were delays while the council arrangements were sorted out.<br><br>By that point I was communicating with Georgina, and I really could not have asked for a more pleasant, patient, kind and persistent agent. She liaised directly with the housing officer, kept pushing things along and helped get the whole arrangement over the line.<br><br>What impressed me even more was that Georgina didn't simply stop once the tenancy had been secured. She knew the area and the people in it exceptionally well, understood that I was essentially starting life again, and pointed me towards work opportunities and sources of support that she thought might help. She checked, double-checked and probably quintuple-checked that everything was working properly in my new home, and continued to check in afterwards to make sure I was settled and comfortable.<br><br>She also has a remarkable knack for bringing the right people together, and I've ended up with a lovely bunch of neighbours in my building.<br><br>After the difficulties I'd been through, finding this home felt like finding a sanctuary. I'm very grateful to Georgina and Paul and the lovely people at EweMove for helping make that possible.<br><br>And in later years, when my children are older and the time eventually comes for my family to move on again and look for our own home, I already know exactly who I'll want helping us with that next chapter.<br><br>Exceptional, exceptional, exceptional.<br><br>I have no hesitation in recommending EweMove.
