30th Jan 2026 (14 weeks ago)As a first-time buyer, I trusted this estate agency to provide accurate and reliable information when viewing and proceeding with a property purchase. Unfortunately, my experience was extremely disappointing. When I was shown the property, I was told three key points that significantly influenced my decision to proceed: • That the flat had an allocated parking space • That the leasehold was 999 years • That residents contributed to a joint building insurance policy After several months of progressing the purchase and paying substantial solicitor fees, it became apparent that all three of these statements were incorrect. There was no allocated parking for the flat, the lease was under 150 years rather than 999, and there was no existing joint building insurance policy. Each time I raised these issues with the estate agent, I was simply told that the information had been provided incorrectly by the seller and that they apologised. While mistakes can happen, these are material facts that should have been verified before being presented to a buyer, particularly as they directly affect a purchaser’s decision-making. The process was stressful, costly, and ultimately ruined my trust in the agency. Buying your first home should be an exciting experience, but being misled on multiple fundamental aspects of the property made it extremely disheartening. I would strongly advise future buyers to ensure all key details are confirmed in writing and verified early in the process.

4th Dec 2021 (4 years ago)Emma from the Chelmsford office has been fantastic from the first meeting we had when we viewed a new build home. She clearly knew the market and the area to give us the best guidance to put in a successful offer on our new home. The building site was very restricted for additional viewings, but Emma was very cooperative for us to gain access, and for trades to arrange dates with her to measure up. Invaluable for us to have a successful and easy move. Thank you Emma, you really did make the difference to our purchase.

Top communications in organising and informing of viewings and prompt actions once offers and eventual sale was processed. Excellent all round from the whole team.
19th Mar 2024 (2 years ago)It's taken me a couple of weeks to get to write this review but the team at Leavenheath have been fantastic throughout this protracted sale having produced three purchasers over the period. The first was affected by Liz Truss the second someone trying to buy involving Cryptocurrency (you couldn't write it) They stuck with me throughout the whole process and found the third and successful buyer. Availability on the telephone and communication in general was great. They clearly smoothed what would otherwise have been a very bumpy ride in the market we were selling in. Thank you all

10th May 2024 (1 year ago)Holly was professional and very knowledgeable of property in the Tiptree area. Originally priced the property above the recommended value had 16 viewing that David Martin undertook. Communications by phone and email were good keeping us in the picture. They obtained the buyer and communicated well during the negotiation process.
12th Apr 2026 (27 days ago)AVOID AT ALL COSTS! My family rented a property through Belhus, they have experienced so many problems. The property had a number of H&S safety issues that should have been fixed prior to them moving in, but nothing was checked properly. Walls and fences falling down, windows falling out, blocked drains; the house is a total disgrace. The Managing Director, Katy Adams, is rude, patronising and has the attitude that they should be grateful when contractors attend. I have really never known anything like it! One star is a very generous rating, if zero had been an option I would have chosen that as a rating!

2nd May 2026 (7 days ago)I sold my house through a separate agent, I was charged probably the going rate, I myself had to do the viewing, chase up and constantly phone them, it was like I was doing all the work, solicitors were the same take your money and offer no support, I bought through Peagrams, and after some initial confusion I went and spoke to them in person at there office, and from then on Amy took control of the situation, and at last I had someone who was honest truthful and on the ball, throughout the whole process I dealt with many people, none of them showed the same professional approach as she did, if I sell my house in the future would 100% use Peagrams, and would recommend to anyone as long as Amy is still there, a credit to your company, she deserves a pay rise.
1st Apr 2026 (5 weeks ago)What can I say, we used Ardents to sell our property, they were so professional, friendly and very patient from start to finish, as this sale took 5months and 20days, we all thought it would never happen, but Luke was always positive and communicated all the time, nothing was too much trouble, will be recommending Ardents to everyone, so if you have doubts on who to use then don’t hesitate, give Ardents a ring, Thankyou all for all your hard work, will miss our chats ?????? Sally and Brian
16th Apr 2026 (23 days ago)The staff at this estate agents are proffesional and contactable and reachable through out the whole process we wer.nt with this estate agents but Megan dealt with everything and was Brilliant even tho our own eastate agents w.h Brown were useless oops did i say w.h brown never mind.But yes if your buying / selling this is the place to do it.Enjoy
11th Apr 2026 (28 days ago)So far so good. Thought the agent was really honest about the market and what the house could achieve, so the agreed target price seemed realistic. Good quality pictures and marketing too. When an offer was received the agent did a good job negotiating on my behalf moving the buyer from a low initial offer up to my target price. Can’t ask for more than that. I chose them for local knowledge and average sale time which was significantly below some of their competitors. I received my offer within 3 weeks and achieved my target price, so very pleased with how the agent managed my property.
21st Dec 2024 (1 year ago)It is with great confidence that I can recommend Bonds to sell your property. Bonds offer a one off up front price to sell your property. This is the method I chose to use. Once my bungalow had sold, it took a paticularly long time to go through. (This was due to my buyers side of things).... Jayne was on the case all the time. Jayne truly works wonders. I believe it was her constant chasing the legal teams that eventually got my sale through to completion.. All staff are always polite, courteous and very helpful. I have always been kept informed at all times from viewings to completion. Thankyou to Jayne and your team.

What could have been a difficult experience was made easier by feeling able to ask lots of questions without judgement. Jess in particular helped me through to completion once an offer was made. She was always happy to help and kept me informed.
