20th Oct 2026 (7 days ago)Never ONCE has a complaint been resolved on time. They claim that they'll get back to me, then I wait weeks without a response despite multiple follow up emails and calls. Sometimes I wait all day in my flat for someone to come in and fix the problem but they never come as promised. Will avoid this agency at all cost from now on- 15th Oct 2026 (12 days ago)Thank you very much to Morgan, Ellessa and Charlie who supported me all the way through the sale of my house. It went smoothly and without any of the frustrations I was told that I will experience. Everyone was always professional, friendly and responded in a timely fashion to any questions I had.

Throughout our tenancy, the team was incredibly helpful, responsive, and supportive with everything we needed. We are only moving out because we needed a larger space for our growing family, but we are genuinely sad to leave. They made renting completely stress-free—highly recommended to anyone looking for a reliable and professional letting agent!

She kept everything moving from start to finish and was always there when I needed an update or reassurance.<br><br>I wouldn’t hesitate to recommend Ellie and Simpson & Weekley Rushden to anyone moving home.

9th Oct 2026 (18 days ago)Terrible, will not respond to maintenance requests unless you call them and repeatedly follow up. Even then they probably won’t fix it - we could not stay in our kitchen over winter as it was too cold but they fixed the radiator 4 months after the request was submitted. They take ages to get back to you about your deposit and are completely unreasonable. DO NOT RENT FROM THIS ESTATE AGENTS.

12th Oct 2026 (15 days ago)My wife and I have been house hunting for a little bit now, and have felt that the staff at R&L have been really helpful. We've had a few viewings with them and although we're still on our journey we've found the knowledge the agents have imparted upon us to be very insightful. Especially Nick Ashford - and incredibly helpful chap! Really knows his stuff, and it's very refreshing to not feel pressured into a purchase. We had a couple of viewings with him, and although we still haven't found 'The One' we felt that he understood our position as a growing family. While we are still on the search, if we find the right property through Royston & Lund we will be very happy.

From the initial contact we found GianFranco to be efficient, professional, proactive and thoroughly pleasant. He sold our property on the day of the first set of viewings and kept us informed all the way up to completion. I could not have scripted a more stress free experience myself. There should be a five star plus rating to do justice to excellence like GianFanco’s. Thank you on behalf of our family.

Exceptional from start to finish.<br><br>Paul was fantastic from the very beginning, he was always friendly, approachable & accommodating arranging several viewings for us.<br><br>Hayley was genuinely amazing, constantly chasing on our behalf and keeping everything moving along. Given the importance and time-sensitive nature of a mortgage application, I would have expected better communication and customer service.
