20th Oct 2025 (8 mo. ago)Used Ashtons as was a prospective buyer of a property they marketed. Not so many issues with the office but the sales progression team were always quite slow to respond and could never get through to the assigned person to my case. Additionally used ashtons to sell my property and I feel compelled to share my deeply disappointing experience. The problems began immediately. The agency provided an initial valuation to secure our business in July, only to suggest a £25,000 price reduction after just one week, admitting there was no interest. Despite agreeing to the reduction, it did not correlate to an increase in activity which would lead to questions around marketing and resource as Ashtons list a lot of properties. By September, they had only managed to secure two viewings. We received absolutely no feedback from either of these viewings, despite requesting it, leaving us completely in the dark. Lastly thier fees are quite opaque and if youre new to selling read through everything very carefully. In the non flex fees there are baked in withdrawal fees that ensure ashtons get paid regardless if they sell or not. Which gives them little incentive to really push your property in my opinion. The alternative is you pay money up front to them to sell your property which is preposterous. Fundamentally all the agents use rightmove to market your property and that's where most people go to find houses. In summary: an inaccurate valuation, negligible effort, a complete lack of communication, and a devious fee structure designed to charge you even when they fail to perform.

From the very first meeting through to completion, the entire team provided an outstanding level of service, professionalism, and support.<br><br>What impressed us most was that this was truly a team effort. Every member of staff we dealt with was friendly, knowledgeable, responsive, and fully up to date with our sale. At every stage we felt that everyone was working together towards the same goal: achieving the best possible outcome while making what can often be a stressful process feel calm, manageable, and well organised.<br><br>Oakleys’ understanding of the local Berkhamsted market was exceptional. Their advice on pricing, presentation, marketing, and strategy was thoughtful, realistic, and clearly based on many years of experience. The quality of the marketing materials was first class, viewings were handled professionally, and feedback was always prompt and informative.<br><br>Once the sale was agreed, the team’s commitment was equally apparent. Communication throughout was excellent, with regular updates and proactive contact, meaning we were never left wondering what was happening. Rather than simply waiting for events to unfold, Oakleys constantly drove the process forward, liaising with all parties and helping to overcome the inevitable challenges that arise during a property transaction.<br><br>What really sets Oakleys apart is the combination of professionalism and genuine personal care. 13th May 2026 (8 weeks ago)We recently dealt with Cassidy & Tate in St Albans (specifically Lucie) during the purchase process for a property. We submitted three offers, all of which were ultimately rejected, which in itself is not the issue. The concern is the communication style and overall handling of the sales process. After our viewing, I was the one who followed up to express our interest in making an offer, rather than receiving any proactive follow-up call. From that point onwards, communication was conducted entirely via email with no telephone contact at any stage. On multiple occasions, we asked whether our position could be communicated directly to the vendors by phone, particularly as we are first-time buyers with no chain and the property required significant renovations. However, we were told that communication with the vendors was also being handled via email rather than direct telephone discussion. Even when we increased our offer and specifically requested that our position be verbally communicated to the vendors to help properly present our circumstances, we continued to receive email responses confirming rejection, without any direct conversation taking place. Overall, the process felt very passive in terms of sales approach and negotiation. In our experience, there was no telephone-based engagement or active selling of our position to the vendors, which is something we would typically expect from an estate agent acting in a sales capacity. While we appreciate that offers are not always accepted, we were disappointed with the lack of proactive communication and the absence of any real attempt to progress negotiations beyond email exchanges. We will actively try to avoid purchasing a future property through Cassidy & Tate going forward.

27th Apr 2026 (10 weeks ago)Having been with a large chain agent for almost a year, with few viewings and very little useful feedback, we swapped to Oak Estates. From the beginning, Kris and his team were really open, honest and positive. They made us feel like they cared about our experience, not just getting us on the books. The viewing team were great - very professional and took on board useful information about the house and the area to pass to the buyers. We managed to get a buyer in much less than half of the time than we had been with the other agents and the office were really good at keeping us in the loop and even offered advice beyond the sale of the property. I would very happily recommend Oak Estates to anyone looking to sell and get a very personalised, honest, professional and caring service.

Hannah especially was a steady presence and always available with advice. It was good to have a dedicated member of the staff dealing with the process from offer accepted to finish.

We had an excellent experience working with them throughout the process.<br><br>As first-time sellers, we were naturally quite anxious, but Sam and his team explained every step clearly and demonstrated exceptional patience, always taking the time to guide and reassure us. Their communication was outstanding from start to finish.<br><br>Within just a couple of weeks, they had arranged viewings with multiple prospective buyers and generated strong interest in our property. In the end, we decided not to proceed with the sale because we couldn’t find a property that suited our needs, which was entirely our decision and not a reflection of their service.<br><br>We would highly recommend Sam and his team to anyone looking to buy or sell a property.
