They are always been professional, responsive, and genuinely helpful whenever I have had a question or needed assistance. Every query has been handled promptly and efficiently, making the entire renting experience smooth and stress-free.

Chose Franca thinking she would be good during the final (post offer but pre contract exchange) stage in the process, but it's someone else at Philip James that handles that side of things (who also seems good, but worth bearing in mind)!

15th Jun 2026 (10 weeks ago)The initial meeting to value the property, the subsequent meeting to take photos and the organising of the paperwork was great, we were impressed, which was why we went with them. Unfortunately, after 14 weeks on the market they had only got us 2 viewings and their communication to us was a bit hit and miss, so we decided to go with a different agent. They weren’t the right agent for us on this occasion.

Hardly ever had issues resolved (pest, mould and draught), constantly missed/ignored emails, attempted to raise rent without following correct procedure, attempted to overcharge for final rent and unlawfully instructed us to book pest control ourselves instead of landlord doing it as a business to save money. Do not rent the Montondale property and avoid this business.

28th May 2026 (12 weeks ago)Worst service and they are scammers. If you pay rent on time they wont fix anything and took my entire deposit. Had a balacony issue for 4 years and no one even came to fix it says the balacony door manufactorer is from another area

The staff have been wonderful to deal with, always kept myself updated throughout the whole process putting customer relations and quality first. I would like to especially thank Zac and Georgia, very professional and efficient. Will use Pearson again.

Sophie and Emma have gone above and beyond to look after us- I am sad to say goodbye! I seriously couldn’t recommend them anymore to other people.

19th Jan 2026 (7 mo. ago)I take no satisfaction in saying this is a very unprofessional disorganised outfit. I let my house out through them and initially seemed ok but soon turned out to be a nightmare. Phone calls and emails are very rarely returned or answered, the guy dealing with my house…Sam is off on a Monday so everything is put on hold until he returns and he remembers to get back to you. Payments frequently late without any reason or explanation and to top it all when tenants were moving out after having given notice they left it until a month before to re advertise it which resulted in my property standing empty for 6 weeks. I’ve since changed to a much more professional firm with whom I’m very happy. In the last two weeks I’ve sent an email and spoken to someone on the phone as i needed a tax statement for the year….you won’t be surprised to discover there’s nothing been forthcoming. Avoid like the plague.

3rd Aug 2026 (20 days ago)Hi everyone, I’m looking for help from landlords/property owners who may have dealt with Alphi Jacob Knight or Eric PVE Group in Manchester.<br><br>We handed our M1 apartment over to Alphi in July 2025 to manage a refurbishment and prepare the property for rental/ sale. I’m living away from Manchester and trusted them to manage the project and contractors on our behalf.<br>Unfortunately, almost a year later, the situation has become extremely difficult.<br>The property has been vacant for nearly 12 months. We have paid more than £40,000 in refurbishment-related costs, incurred over £3,000 in building management charges/fines following damage during the works, and lost a substantial amount of rental income.<br>D3 Group was introduced/appointed by Alphi to carry out the refurbishment, but when serious problems arose with the quality of work, delays and payments, we found ourselves caught between the different parties and there appeared to be significant disagreement over who was responsible.<br>Later, Eric/PVE became involved in managing/completing the remaining work. We paid approximately another £10,000 to PVE, but many of the issues we raised remained unresolved and we became increasingly concerned about the progress and quality of the work.<br>We have now terminated their involvement. They confirmed to us in writing that our keys and fobs would be returned, but we are still waiting for them – after 2 months.<br>We have kept extensive evidence, including emails, WhatsApp messages, invoices, payment records, photographs and records of the work and delays. We are now considering obtaining formal legal advice regarding recovery of our losses.<br>Has anyone here had experience with them, or a similar situation in Manchester?<br>I will report these to trading standards. But would appreciate recommendations for a solicitor experienced in property management/contractor disputes and advice on the best route for pursuing a substantial financial claim.<br>If anyone has dealt with the same companies and would prefer not to comment publicly, please feel free to message me privately.<br>Thank you — any advice would be greatly appreciated.
