23rd Jan 2026 (23 weeks ago)AVOID THEM. They will rob you blind of your deposit and withold legal documents they "swear they'll get tomorrow" to avoid giving you your dues. Like many others said they will make dizzying claims about needing professional cleaners. Especially when you hired your own out of pocket to avoid these things. They are rude, dismissive and will trick you into doing everything over the calls to avoid leaving evidence of responsibility before gaslighting you wildly. Mohammed told us to sit outside in the peak of winter overnight when the lock which the locksmith WE had to hire said was "a decade out of date". Took days of arguing to get them to pay us back. It was -5 and mohammed knew full well I was asthmatic. Disgusting business with no morals. Watch your backs, avoid this lot.

8th Apr 2026 (13 weeks ago)Couldn’t have asked for a better estate agent. Loretta has honestly been amazing throughout our whole home buying journey. She was always there when we needed her, even outside normal working hours and she made the whole process feel so much less stressful and easier than we expected. She genuinely went above and beyond for us. She is really passionate about about her job and ensuring that the seller and buyers are both updated throughout the journey . Without her help and dedication, we don’t think we would have been in a position to complete and own our first home. We are extremely grateful for everything she’s done, and it really feels like we’ve built a relationship that goes beyond just buying a house. Thank you so much, Loretta - you’re truly one of a kind.

16th Apr 2026 (11 weeks ago)Cleanliness that you have tried to manipulate the conversation over on repose to our previous review that is not the concern we have raised. Cleanness does not make a property suitable to live in, and simply adding cushions or wall decorations does not reflect the true condition of the apartment. Before moving in during the viewing, we were assured that certain issues—such as blind replacements and floor mat will be repalced. However, after moving in on 9 January, we had to report multiple problems within a week, including broken switches, door handles, kitchen leakage, poor drainage in all sinks, damaged drawers, broken hooks, and faulty blinds. It clearly implies that it wasn’t suitable for living and the basic checks has not been done, all the company did is used tenet as cash machine. Most of these issues were not resolved promptly. We were informed that the landlord was “out of pocket” and that some repairs would only be completed after rent was paid. As a result, many of the problems were only fixed by March, after follow-ups from our side. Additionally, the bathtub required replacement, which was identified by building management. While this may not have been the your fault, but the repair took over a month due to poor communication is definitely the agency fault. Bathroom was not used over a month and to get it fixed we have been required to invest significant time from to get it resolved. The issue with the blinds is still unresolved and has now been refused based on the agreement which is clearly a lie from the sales agent as it was promised during the viewing and now we have been forced under the agreement and telling that landlord is out of pocket. Overall, it has been frustrating to live in a property where we constantly have to follow up on pre-existing issues, spend our time and agent try to shut us down unethically. #move in date 9 Jan. 2026 and all the attachment proof of repairs reported on 13 Jan, 2026. Clearly company doesn’t do any pre checks.

Chose Franca thinking she would be good during the final (post offer but pre contract exchange) stage in the process, but it's someone else at Philip James that handles that side of things (who also seems good, but worth bearing in mind)!

15th Jun 2026 (20 days ago)The initial meeting to value the property, the subsequent meeting to take photos and the organising of the paperwork was great, we were impressed, which was why we went with them. Unfortunately, after 14 weeks on the market they had only got us 2 viewings and their communication to us was a bit hit and miss, so we decided to go with a different agent. They weren’t the right agent for us on this occasion.

Hardly ever had issues resolved (pest, mould and draught), constantly missed/ignored emails, attempted to raise rent without following correct procedure, attempted to overcharge for final rent and unlawfully instructed us to book pest control ourselves instead of landlord doing it as a business to save money. Do not rent the Montondale property and avoid this business.

22nd Sep 2025 (9 mo. ago)I once excellent company completely wrecked by its new owners. The company used to be very easy to communicate with, now its easier to communicate with the dead. They use to be polite, but Northwood regard tenants as an inconvenience. I had eight years of good experiences but the ninth is a mess, and its all because Northwood, the new owners, are terrible. It must have taken a lot of effort to transform a great company into one I am now writing a one-star review for on every platform I can find, but they managed it.

The staff have been wonderful to deal with, always kept myself updated throughout the whole process putting customer relations and quality first. I would like to especially thank Zac and Georgia, very professional and efficient. Will use Pearson again.

Like many others, I am actively looking to connect with past or present tenants who have been subjected to their misconduct for a potential collective legal claim. Do not be fooled by the persona they project at the start. Once you are locked in, the mask slips. Their management is characterized by habitual dishonesty, gaslighting, and a complete disregard for tenant and statutory rights Interestingly, their standard response to every negative review is to claim it is "fake." It is quite an extraordinary leap to suggest that dozens of people are so bored they’ve decided to fabricate identical stories of negligence and unprofessionalism. Save yourself the stress, the money, and the safety risks. Avoid this agency at all costs. I feel sorry for Landlords who use their service.

18th May 2026 (7 weeks ago)Louis Was absolutely fantastic. He was courteous and knowledgable and never pushy. The viewings were conducted quickly and professionally, and while, through no fault of Jacob knight, the process was long and drawn out (mortgage issues), Louis was always available immediately when we needed him, either by phone or email. We had heard of agents for other companies being very good for the viewing process and then dropping off a cliff when it came to the nitty gritty of actually getting the process finalised. certainly not the case with Jacob knight, they were brilliant, can highly recommend.
