5th Nov 2025 (6 mo. ago)My experience with this agency has been extremely disappointing. From the start, communication was almost impossible — we called and sent several messages for over a week before anyone responded. When someone finally did, they were rude and even hung up on us. Despite that, we gave them another chance and eventually managed to view a property we were genuinely interested in. Throughout the process, there was no accountability, no apology for the poor communication, and very little professionalism. After making an offer, we were told the landlord needed tenants to move in within a week, which was completely unrealistic. We waited days for updates, only to be told later that we should continue our search elsewhere. This entire process wasted two weeks of our time and left us feeling disrespected and frustrated. Based on our experience, I would not recommend this agency unless they seriously improve their communication, professionalism, and respect for clients.
15th Dec 2025 (21 weeks ago)We rented a flat in Greenwich via Daniel Watney for the past year and a half, before we relocated to the other side of London. I would not hesitate to rent from them again. The team were friendly and attentive, and the few repairs we needed during our time there were fixed very quickly. The end of tenancy process was smooth. They let us break out of our tenancy 3 weeks early, and we received our full deposit back too. Would recommend them!

Jasmine was really personable, answered all my questions (including following up via e-mail as needed), and supported me throughout the process. I am a first time buyer so didn’t know anything about the necessary steps so Jasmine and her colleague (Sandip) helped guide and prepare me throughout. I definitely recommend using Hawks and Jasmine.

The transition was handled with high professionalism, making the journey much easier than expected. Ana deserves special recognition for her outstanding communication; she was responsive and thorough in all her explanations. I now feel completely confident heading into my new home. 6th Mar 2026 (9 weeks ago)So glad I didn’t end up renting with this company after my extremely poor experience and seeing these reviews online. Communication was terrible, arrived at the my pre-booked appointment after calling the office 4 times to get more information about the location. Was told to come back the next day to see two properties which were on for £300pcm more than the one I originally requested, both of which thy stated ‘we currently have multiple offers on both’. Overhyped and overrated, this is all that is wrong with the property market in London. Don’t waste your time.

This team was professional, responsive, and truly went above and beyond to help us supporting us in tough times, when dealing with property issues was very stressful. Communication was always clear, and I felt supported at every step of my renting time. Dealing with Estateology, and with Sam, is a luck in London — where the qualities above are hard to find. I highly recommend them to anyone looking for a reliable and genuinely caring agency.

Following on from being under offer, Alice has spent hours and hours updating us on every step of the sale. We have not had to chase them for anything, as they have been absolutely amazing. I have already passed on Daniel’s details to a few friends, looking to sell soon. I can’t recommend them enough. Don’t waste your time with the other, bigger agents. They are a small team and incredibly dedicated. Thank you for everything Daniel & the team.

22nd Apr 2026 (17 days ago)As a first time seller I had a positive experience with LB and felt i was in a safe pair of hands. I was selling a shared ownership flat so the process was quite long but I felt supported throughout by the team, particularly Oliver who was always on hand to answer any questions. They are completely trustworthy and I didn't have any qualms with giving them a spare set of keys for viewings. I ended up moving out slightly earlier then the completion date so the team were happy to deal with key handover on the day too so I didn't need to return. I felt I received a personal service and you weren't just a number on the books.

Claire Delaney was also brilliant, and the two of them helped us throughout with our sale, and even our onward purchase, which they didn’t arrange. Just a really excellent service all around, and we couldn’t recommend them more highly.
25th Apr 2026 (14 days ago)Avoid - rude, dishonest, would not trust as either a buyer or seller Signed up in person summer 2025 as a buyer. No info sent through in months. In December sent multiple requests via Zoopla for a viewing of one of their properties. No reply. Called main office. Finally get one email to arrange viewing; I reply six times and nothing. Physically go into office March 2026 (house is still on market / unsold) and get patronised rudely by a team member - "we couldn't prioritise you as a viewer" "this is how markets work" (thanks I've bought & sold two places before). Told me they'd book me in for viewing; no follow up. It's pretty clear they overprice houses that they don't sell - this one is still on the market as of end April 26 (it was reduced a full six months ago) which was confirmed by friends who live locally "avoid them, terrible reputation". I wouldn't want to partner with such poorly organised / low integrity agents to sell my place, or want to work with them on buying somewhere.
