WORST PROPERTY MANAGEMENT.<br><br>Tenant for 3 years and the property management from Leaders was appalling throughout.<br><br>The emergency repairs line is effectively non-existent. If you have an urgent issue outside of normal business hours, good luck getting any meaningful support. This is potentially dangerous when genuine emergency repairs are needed.<br><br>Communication has been consistently dreadful. Every member of staff I dealt with seemed impossible to contact. Emails were poorly written or unanswered, promised callbacks never happened, and issues routinely required repeated chasing. Nobody appeared to take ownership of a problem or follow it through to resolution.<br><br>The Section 21 process was handled badly. There appeared to be no proper checks regarding whether we had actually vacated the property, and now, almost 90 days after moving out, we are being chased for money relating to an unspecified issue. Despite multiple requests, no clear information or evidence has been provided explaining the charge.<br><br>This is all before mentioning the challenges we faced with a consistently difficult landlord. A good managing agent should help resolve issues between tenants and landlords professionally and efficiently, but throughout our tenancy we felt unsupported and left to deal with problems ourselves.<br><br>After three years as tenants, this has been an extremely frustrating experience from start to finish. Poor communication, poor organisation, and a complete lack of accountability.

The sale went through reasonably quickly and they found a very suitable buyer to take over our treasured house. I would certainly recommend Leaders and use them again myself, when required.
4th Feb 2026 (22 weeks ago)I would never recommend someone to work with Johns and Co! I have had a tenant and without fail since the tenant has moved in the rent has never been paid on time. When they found this tenant they called me and pressured me everyday to say this would be a good tenant and how he was a student abroad and the country the student was from a country where they paid for their accommodation. There is not one month I have received this rent on time! I can’t stress enough do not use Johns and Co at no circumstance if you don’t want to be ripped off and stressed out!

After probate was granted, the sale progressed smoothly and quickly from start to finish. Miira undertook additional tasks for us such as vacant property insurance inspection visits which minimised our need to travel to the property. The sale completed within 4 months of going to market. Highly recommend!

I spent most of my time dealing directly with Jade, I'd like to say it was a pleasure, she was incredibly helpful throughout what was a prolonged process and kept me updated all the way. Whenever there was an issue she was first to resolve it. Equally, Nathaniel stepped in when Jade was unavailable to oversee and assist with some challenges along the way.<br><br>Everyone I spoke to at Kaybridge across both offices were incredibly polite, helpful and professional throughout.

19th Jun 2026 (19 days ago)Very disappointing experience.<br><br>I paid a holding deposit, completed the referencing and background checks, and was sent a draft tenancy agreement to sign. I was also contacted and informed that everything was fine and that the final contract would be sent shortly.<br><br>Based on these assurances, I gave notice to my current landlord to vacate my existing property.<br><br>After waiting for around two weeks, I unexpectedly received an email indicating that the property was still available. It appeared that the property continued to be marketed despite my holding deposit having been paid, the referencing process having been completed, and a draft contract having already been signed.<br><br>What was most concerning was the lack of communication. At no point was I proactively informed that there was an issue or that the tenancy might not proceed. Had I not received that email and followed up myself, I could have been left without confirmed accommodation after already serving notice on my current home.<br><br>This situation caused significant stress and uncertainty and could have had serious consequences. I would strongly advise future tenants not to give notice on their current property until they have a fully executed tenancy agreement and written confirmation that everything is finalised.
